NYC Mayor's Office Reviewing Brownsville Arts Center and Apartments (BACA) Proposal

The NYC Mayor's Office is now reviewing an application for a 9-story, mixed-use development, proposed at 392 Rockaway Avenue in Brooklyn's Brownsville neighborhood. This is the last stage of the public review process, with the proposal having already been evaluated by the Community Board, the Borough President, the City Planning Commission (CPC), and the City Council. Submitted by the NYC Department of Housing Preservation & Development, the application requests a zoning map amendment, a zoning text amendment, and a UDAAP and disposition to facilitate the project.

Jointly developed by Artspace ProjectsGilbane Development Company, and Blue Sea Development Company, the building will be known as "Brownsville Arts Center and Apartments (BACA)". It will contain rental apartments, offered in studio and one to three-bedroom configurations. All units will be dedicated to affordable housing.

In addition to residential units, the building will have 25,507 square feet of community facility space. This will consist of the Brownsville Arts Center, and a multi-purpose performance, rehearsal, and studio space, for use by residents and cultural / community arts groups. Plans also call for 17,152 square feet of open outdoor space.

Designed by , BACA will stand feet tall and total square feet altogether. The all-electric building will be sustainably engineered, targeting Passive House, LEED Platinum, Energy Star, Indoor airPlus, and Fitwel certifications.
