Plans Moving Forward for Multi-Lot Project in Arverne
Building permits have just been filed for a 9-story, senior housing development, at 444 Beach 67th Street in Arverne, Queens.
Jointly developed by Brisa Builders Corp, and God’s Battalion of Prayer, the building would contain 83 units. Designed by Think Architecture and Design, it would total 58,272 square feet and feature an enclosed, 9-vehicle parking garage.
The development comes as part of an approved rezoning initiative, which successfully rezoned 7-neighboring lots, all of which are owned by God's Batallion. As a result of this, the project area now totals 31,000 square feet.
Directly next door to the senior housing building, the project team also has plans to build an 11-story charter school. This will total 71,996 square feet and is designed to accommodate up to 950 students. Separate building permits will have to be filed for this development.
Demolition will not be necessary for the senior housing project as it will be built in God Batallion's parking lot, however, a number of single-family houses may have to be torn down in order to build the charter school.
