Rental Building Sells for $13.55M in Central Harlem

A 9-story, mixed-use building, located at 492 Saint Nicholas Avenue in Manhattan's Central Harlem neighborhood, has just traded hands for $13.55 million. The structure was purchased by Artifact from the developer and previous owner, Rafael Santandreu, in an arms-length transaction.

Recently constructed in 2021, it contains 17 high-end rental apartments, offered in studio, one, and two-bedroom configurations. The building also features a landscaped roof deck, a bicycle storage area, and 1,525 square feet of ground-floor retail space.

Designed by architect, David Jimenez, with The J. Pilla Group serving as the general contractor, the structure stands 91 feet tall and totals 18,412 square feet altogether. It also boasts a desirable location, sitting just across the street from St. Nicholas Park.
