Charlestown Navy Yard Pier 5 Update 02/11/21

Three Competing Bids for Charlestown Navy Pier Redevelopment Under Review

The City of Boston has received three proposals for review after putting out an RFP for redevelopment of the Charlestown Navy Yard in September.

6M Development has proposed 172,000 SF of residential space, 1,200 SF of retail, and 2,500 SF of restaurant space along with a 6,100 SF dock for the site. The proposal will feature an innovative floating multifamily village with dock connection to the mainland.

The second proposal, submitted by a Navy Blue, LLC - a partnership between Charlestown Marina, Parent + Diamond, and Urban Spaces - features a marina community of "live-aboard vessels" placed between 55 slips. The living space will range in size from 530 to 2,100 square feet. The development will feature a floating marina and a water taxi stop.

The final proposal was submitted by Urbanica Development. The development team proposes 89 residential units ranging from studio to three-bedrooms with 81,100 SF total of residential space. The bulk of the redevelopment will center around 27,000 SF of commercial space connecting the mainland to the new residential building placed on stilts over the water in place of the pier.
