268 West 96th Street Update 12/22/21

Upper West Side Development Site Purchased for $16.1M

A 2-story building at 268 West 96th Street on Manhattan's Upper West Side has just been sold for $16.1 million. Fetner Properties bought the building from The Salvation Army, who previously used it as a family store outlet. Fetner decided to purchase the 2,500 square foot lot because of its development potential, which offers 25,180 buildable square feet. Demolition permits were filed for the existing structure in August, and the property will soon be leveled. It's unknown at this time what will be constructed in its place, but with an allowable height of up to 10 stories, the future development will almost certainly be taller than the current building.
