A series of permits have been pulled for demolition along Warren Street in Roxbury. The demo will make way for the 2nd phase of the mixed-use project set to include a total of 95 income-restricted residential rental units and approximately 11,334 square feet of ground-floor office and retail space.
Warren Street Development Secures $22 Million in Financing
The project at 280-290 Warren Street in Roxbury has received $22 million in construction financing from Rockland Trust.
The mixed-use development that will consist of a total of 95 income-restricted residential rental units and approximately 11,334 square feet of ground-floor office and retail space. Residential units will include 44 one-bedrooms, 49 two-bedrooms, and 2 three-bedrooms. Resident amenities will include a courtyard and landscaped garden.
Building Permit Issued for First Phase of 280-290 Warren St. Project
Cruz Construction Company has pulled a permit to start construction on the first building at 8 Clifford Street for the mixed-use development project in Roxbury. The four-story building to be named The Michael E. Haynes Arms will feature 51 mixed-income units along with ground-floor commercial space and 72 parking spaces. Phase Two will construct 44 elderly housing units with 4,050 square feet of ground-floor retail space.

280-290 Warren Street was approved at Thursday (December 15th)’s Boston Planning & Development Agency (BPDA) Board Meeting. Located in Roxbury near Dudley Square, the $47 million project will construct 95 income-restricted residential rental units, including 44 units of elderly housing, and approximately 11,334 square feet of ground-floor office and retail space. Construction is expected to commence in the first quarter of 2018.
Plans filed for 95 new Dudley Square apartments with over 11,000 office and retail square feet
Developer Cruz Development Corporation has filed a Project Notification Form (PNF) with the Boston Planning & Development Agency (BPDA) containing detailed plans for the proposed mixed-use development at 280-290 Warren Street in Roxbury’s Dudley Square; the following is a link to the PNF. The project would construct two buildings across two phases with a total of 95 residential rental units, including 44 units of elderly housing, and approximately 11,334 square feet of ground-floor office and retail space. Office space would be occupied by approximately 45 Cruz Development Corporation employees.
Three largely vacant single-story buildings located on site would be demolished. The developer expects to commence Phase 1 construction in the 1st Quarter of 2018, with expected completion of Phase 2 in the 4th Quarter of 2020. $47 million two-phased 1.54-acre mixed-use development project proposed in Dudley Square
Roxbury-based developer Cruz Development Corporation has filed a Letter of Intent (LOI) with the Boston Redevelopment Authority to construct a $47 million, two-phased mixed-use development project at 280 Warren Street in Dudley Square. The following is a link to the Letter of Intent. Two four-to-five-story mixed-use buildings would be constructed, and several vacant structures located on site would be demolished. The Boston Business Journal reports that a total of 95 apartments, 3,115 square feet of retail and 9,685 square feet of office space would be built.
The Phase One building would contain 51 mixed-income residential apartments and new offices for the Cruz Companies on the ground floor. The Boston Herald reports that approximately 25% of Phase One’s apartments would be market-rate, with the rest as workforce housing. The Phase One building would be named after former state representative Dr. Michael E. Haynes. The Phase Two building would require acquisition of two additional neighboring properties and would contain 44 elderly housing units with ground-floor retail. The following is a project rendering:
