About 40 Rugg Road

The approved $107 million, 270,170-square-foot mixed-use development located steps from the Boston Landing commuter rail station featuring two 6-story buildings containing 265 rental apartment residences and 2,500 square feet of ground-floor retail/restaurant space. Residences would include 86 studios averaging 460 square feet, 122 one-bedrooms averaging 640 square feet and 57 two-bedrooms averaging 990 square feet.

34 residences at 40 Rugg Road would be designated affordable, and 8 of the 34 affordable units would be reserved as artist units. 10,800 square feet on 40 Rugg Road’s ground floor would be reserved for artist gallery/workspace, providing each artist with 1,350 square feet. An additional 1,500 square feet of flexible gallery/work space would be located in common areas throughout 40 Rugg Road, for a total of 12,300 square feet of gallery/workspace.

Resident amenities at 40 Rugg Road would include a top-floor roof deck, lounge, and community gathering spaces and a fitness center. Retail would be located along Braintree Street; the development would front onto Braintree Street, Rugg Road, and Penniman Street. A new open landscaped courtyard would be constructed with access from Rugg Road and Penniman Road. 40 Rugg Road would be LEED Silver efficiency certifiable.

A 5-story automated valet parking garage at 40 Rugg Road would provide 168 vehicle spaces; 8 additional vehicle spaces would be provided at grade. Up to 261 bicycle storage spaces would be provided on site, in addition to at-grade bicycle spaces for visitors. Existing industrial buildings on the 1.89-acre 40 Rugg Road project site would be demolished. 

40 Rugg Road is located next to the upcoming Penniman on the Park condominium development and across from the upcoming Trac 75 apartment, retail and office development. The multi-phased Boston Landing mixed-use development and the proposed Allston Yards and Boston Volvo Village mixed-use developments are also located steps away.
