Displaced by fire at their space in Jamaica Plain in March 1976, a few enterprising artists headed across the Fort Point Channel to find abundant space in the many buildings belonging to the Boston Wharf Company.  By the early 1980’s the artist community was booming and hosted its first open studios. Third Amendment of Additional Space at Factory 63 Apartments

This Amendment seeks to acknowledge an additional 848 square feet of the existing 63 Melcher Street basement space as gross floor area for Office and/or Cultural and/or Community use. A Second Amendment, approved by the BPDA Board on November 30, 2017, previously acknowledged 2,695 square feet of the 63 Melcher Street basement space as gross floor area for Office and/or Cultural and/or Community use. 

This Third Amendment will bring the total gross floor area for Office and/or Cultural and/or Community use of the 63 Melcher Street basement space to 3,543 square feet.

New owner of Factory 63 Apartments in Fort Point proposes condominium conversion and new ground-floor office space

Jones Street Investment Partners, who acquired the 38-unit Factory 63 apartment building in Fort Point in January 2017, proposes to convert the building’s 29 market-rate apartment residences into for-sale condominiums and 2,695 square feet of ground-floor resident amenity space to leasable office space. Jones Street would remain the owner of the building’s nine affordable rental apartment residences, which include four innovation units and five artists’ units, in conjunction with Fort Point Arts Community (FPAC), who would ultimately become the owner of Factory 63’s affordable component.

Office lessees would be required to offer the space, which houses a co-working area open to the public daily and is currently used for monthly Fort Point Neighborhood Association (FPNA) meetings and displays of local artists’ work, for use for events and meetings by local arts and community organizations through express lease provisions. Jones Street has filed a Notice of Project Change (NPC) for the proposed changes to Factory 63 with the Boston Planning & Development Agency (BPDA), who is now reviewing the proposal. Factory 63 opened in 2013 and was developed by Gerding Edlen, who sold the building to Jones Street for over $13.5 million in January 2017. Set in a 1909-built warehouse, Factory 63 features studio, one- and two-bedroom brick-and-beam residences with the latest state-of-the-art appliances.

Gerding Edlen sells Fort Point’s Factory 63 Apartments to Jones Street for over $13.5 million

Portland, OR-based Gerding Edlen has sold its’ 38-unit Factory 63 apartment development in Fort Point, completed in early 2013, to Hingham, MA-based Jones Street Investment Partners for over $13.5 million. The exact sale price is $13,547,774 as recorded in the Suffolk County Registry of Deeds. Bank of New England provided $9.5 million of financing for Jones Street’s acquisition of Factory 63. Gerding Edlen acquired the 31,000 square foot Factory 63 building, located at 63 Melcher Steeet, for $2.5 million in September 2011 and proceeded to renovate the building into 38 luxurious brick and beam apartments.
