19-story, 453,768 square foot office tower located at the intersection of Broadway and Galileo Galilei Way in the heart of Kendall Square fully leased to Akamai Technologies. The building opened on November 1st, 2019. Approximately 10,000 square feet of active retail space is located on 145 Broadway's ground floor. A pre-existing four-story, 78,636 square foot office building at 145 Broadway was demolished to make way for this project.

The new 145 Broadway features approximately 12' - 8" floor heights and the building's glass facade brings abundant natural lighting to indoor spaces. A five-story garage has been built underneath 145 Broadway containing 374 vehicular parking spaces and 151 bicycle parking spaces. 145 Broadway is located steps to the MBTA Red Line and multiple bus lines. 145 Broadway is the first phase of Boston Properties' planned 1.1 million square foot Kendall Square redevelopment project. Future phases would entail the construction of a 14-story, 318,644 square foot commercial building (Commercial Building B), a 34-story, 350,000 square foot residential tower (Residential Building South), a 12-story, 71,300 square foot residential building (Residential Building North) and the repositioning of 14,000 square feet of mechanical space at an existing office building, 75 Ames Street, into commercial space.

Both residential buildings would be constructed above the existing six-story parking garage at 290 Binney Street. Commercial Building B would replace the existing two-story, 67,362-square-foot office building at 250 Binney Street. The following are renderings of the four proposed new buildings:
