The proposed redevelopment would add 975 new residential units to the 1,670 unit, 36-acre community. The new residences will be made up of townhome and townhouse units and two six-story multifamily buildings, per a press release. The townhomes will be built on under-utilized surface parking lots while approximately 750 apartments will be located in two six-story buildings built between the James House and Potomac House rental buildings. JBG SMITH's plans also call for central courtyards within each building and 30,000 square feet of community-oriented street-level retail. the plans would add 124 townhouses, 126 two-over-two units, as well as two six-story buildings with 725 apartments and 30,000 square feet of retail. Roughly 83,000 square feet of the residential space would be affordable for 30 years, covering much of the affordability requirements of other projects by the developer, JBG Smith.
