There is currently a tandem garage. We will add a wall and door to separate the garage and create a recreational room. Wall Details: - 2x4 studs with 24 inch spacing. - R-13 Kraft Faced Fiberglass Insulation Batt 15 in. x 93 in. Attachment details: Floor Stud will be attached using concrete nails into the concrete floor. Northernmost stud of the wall will be secured into the existing wall stud via #8 construction screws on wall stud, Southernmost stud will be secured into the concrete wall via concrete screws. Top stud will be secured via #8 screws into the existing ceiling studs. All joints will be supported by Stud Shoes in addition to studs being secured to each other with Construction screws. Door details: Solid wood 1-3/8" thick Light, ventilation, and heating requirements per 2018 International Residential Code Section R303: - Exception 1 applies to R303.1 as an opening is not required by R310.1 per exceptions 2 and 2.2 for R310.1, exception 1 being satisfied also satisfies exception 2 to R303 with minimum lighting requirements being met. - Exceptions 2 and 2.2 apply to R310.1. as a fire sprinkler system is installed in addition to two means of egress - Existing Ventilation is installed in accordance with M1505.Heating requirements are in line with R303.10. 2018 Washington State Energy Code Section R503 Alteration: Project is in compliance with section R503 of the 2018 Washington State Energy Code.
