Will the Citgo Sign Last Forever?
The Boston Landmarks Commission held a public hearing on Tuesday night to decide the fate of Fenway's beloved Citgo sign.
The future of the iconic sign has been in question since Related Beal acquired several buildings in Fenway from Boston University back in 2016. The famous sign, which often makes appearances during Red Sox's broadcasts, has been looking over the area since 1965.
Related Beal's plan is for a long-term lease for the sign that would leave it in its current state on top of 660 Beacon for years to come.
However, landmarking the sign is a different story. If the city of Boston were to do so, new regulations that are a part of preservation could greatly impact the development of the area in order to preserve views of the sign.
Regardless of the decision made by the commision, Mayor Walsh and the City Council will have the final say on the fate of the sign at 660 Beacon Street.

Interior Work Underway on Phase One at Innovation Square
Interior work is underway at phase one and the control system is being installed for the first building in the Seaport's Innovation Square development. The first building comprises 125,000 square feet and will be home to the Mass. Innovation Labs. Construction on phase one is set to be complete in the first quarter of 2019.
Phase Two of the project will add another 250,000 square foot building of cutting-edge lab space to the project. Innovation Square will also offer bike storage, on-campus fitness, a collaboration center, on-site restaurants, and private roof decks overlooking Boston Harbor.

Framing Underway for Addition to John Jeffries House in Beacon Hill
Framing is underway for the 12,000 sf addition to the John Jeffries House, across from the Charles/MGH MBTA station in Beacon Hill. Work is also ongoing to renovate the existing structure. When complete the project will house a 66-room boutique hotel. While plans for the new hotel remain under wraps, construction is expected to be complete in 2019.

WeWork Continues Congress Square Fit Out
Electrical work is now being completed in WeWork's biggest Boston location. The company agreed to lease 97,000 square feet of office space on floors 2-5 at the Water Street location back in June.
The upcoming 458,300-square-foot mixed-use development featuring state-of-the-art hotel, office, residential and retail space is located in the heart of Downtown Boston overlooking Post Office Square. Projected completion is slated for Fall 2018.

Related Beal, the developer of Lovejoy Wharf, has mortgaged the property via Deutsche Bank USA for $125 million.
The development features 160 North Washington Street, the completed redevelopment of the historic Hoffman Building into 214,000 square feet of office space housing the headquarters of the Converse footwear company. The property also features 100 Lovejoy Wharf, a 157-residence, 15-story, 250,000 square foot luxury condominium building with ground-floor retail space.

A building permit has been issued for the renovation of the existing John Jeffries House plus an addition to make a new boutique hotel.

Night Moves: Night Shift Opening Lovejoy Wharf Location
Everett-based, Night Shift, a locally loved and award-winning micro-brewery plans on opening a second location under the Converse Building at Lovejoy Wharf. As the North Station area continues to boom, with the Hub on Causeway and multiple mixed-use developments in the area, the brewery will be a welcomed addition.
The upcoming brewpub will amass 12,000 square-feet of space at 1 Lovejoy Wharf and hopes that the additional location can continue to help establish them as a Boston brand. Seating will accommodate about 300 people and weather pending, people will have access to a waterfront patio that overlooks the Harborwalk Night Shift is excited about is the transit-oriented location, being right next to North Station and the MBTA.
According to Eater Boston, Night Shift’s production manager Anna Jobe will manage the Lovejoy brewery’s 10-barrel brewing system, which has a capacity of about 2,500 barrels per year. The taproom is set to have 30 draft lines with the majority of the beers brewed on-site and only poured out of the Lovejoy facility.

Related Beal Reveals Plans for Kenmore Square North

Related Beal has revealed plans for their proposed Kenmore Square North Project. With the help of Roger Ferris + Partners, a Connecticut based architecture firm, the vision of the future structure has come to life. The Commonwealth Building, as it has been dubbed, will be an eight-story glass building, with portions of the top floors facing directly towards the famous Citgo sign. Related Beal has plans to add an additional office and retail building to the block as well.
According to the Boston Globe, the building will feature a stair-like design, with several floors set back in step-like fashion to ensure unobstructed views of the Citgo sign. The “steps” would also provide outdoor terrace space for office workers.
“We felt the corner building would stand out a little bit more on its own, and we wanted that to have a more modern feel,” said Patrick Sweeney, senior vice president at Related Beal. “Outdoor terraces [were included] to ensure from several locations that the view corridors were maintained, and to create an interesting building design that wasn’t a square or block, that had some context to it.”
The future property is planned to include 130,000 square-feet of office space and 10,000 square-feet of retail space and 60 underground parking spaces.

Touchplan has let developers keep their projects on or ahead of time leading to lower costs and more efficient construction.

Less than two years after, Related Beal sold the buildings at 15 and 19 Congress Street for $14.55 million to Thibeault Development the latter has turned around and sold the two buildings (totaling 54,461 square feet) to Boston based, Hempisphere Development Group, LLC for $19 million.
The buildings are part of the Congress Square project which is a full city block comprised of office, retail, luxury residential and boutique hotel uses with unparalleled branding and high profile signage opportunities.The building will also be reconfigured for over 35,000 square feet of retail along Congress, Water and Devonshire Streets, with both street and interior access to certain spaces.

The former Ho Kong Bean Sprouts and Quinzani’s Bakery factory buildings in the Upper South End have been fully demolished to make way for 370-380 Harrison Avenue, an upcoming 14-story, 356,500-square-foot apartment and condominium building. In the coming weeks, demolition rubble will be cleared, and pre-trenching and excavation of the building’s foundation and three-level, 180-space underground parking garage will commence.

Congress Square “jewel box” office addition glassed in
The seven-story “jewel box” addition atop the office component of Congress Square, a mixed-use development overlooking Post Office Square, is now glassed in with a floor-to-ceiling, high-performance glass curtain wall facade. With the addition sealed, the construction team will now turn towards fitting its’ interior out with electrical and HVAC utilities in order to prepare for construction of tenant office space, as well as constructing the addition’s exterior green roof deck.
Congress Square’s 16-story, 284,600-square-foot office component will be anchored by the 200,000-square-foot joint headquarters of advertising agencies DigitasLBi and Publicis.Sapient. The Beverly, the City of Boston’s largest new-construction 100%-affordable and workforce housing building in over a quarter century, has opened to residents. Located in Downtown Boston steps from North Station, The Beverly features 239 studio, one-, two- and three-bedroom affordable and workforce apartment residences, with amenities such as a 24-hour attended lobby, a fitness center, a party room, a kid’s room and an outdoor terrace and grill overlooking the Boston skyline. Residences are rented to households with incomes ranging from 30 to 165 percent of Area Median Income (AMI), providing much-needed affordable housing in Boston’s urban core. The 484,000-square-foot Beverly building also includes a 220-room Courtyard Marriott hotel, which is due to open in the coming weeks, and 10,000 square feet of ground-floor retail. Proposed Kenmore Square North development would preserve Citgo sign
Related Beal, who acquired nine adjacent buildings in the heart of Kenmore Square atop which stands the legendary Citgo sign for nearly $134 million in Fall 2016, has revealed preliminary development plans for the property. The proposed project, dubbed Kenmore Square North, calls for six of the buildings to be retained and improved, and three of the buildings to be demolished and replaced with new construction.
Modest improvements are proposed to two four-to-six-story buildings at 11-19 Deerfield Street and 642-648 Beacon Street at either end of the portfolio, which extends east along Beacon Street from Deerfield Street overlooking the Kenmore MBTA station. Four six-story buildings at 650, 652-654, 656 and 660 Beacon Street would be fully renovated to contain office space and creative workspace, with retail on ground floors. Related Beal hopes to keep the Boston University Bookstore as a tenant of 660 Beacon Street, the building on top of which the Citgo sign stands.
Three buildings ranging from two to six stories at 533, 535-539 and 541 Commonwealth Avenue, located at the intersection of Commonwealth Avenue and Deerfield Street, would be demolished, and replaced with a new eight-story, 165,000-square-foot building containing office space and ground-floor restaurant/retail space that will preserve views of the Citgo sign from west of Boston. An architect has not yet been decided upon for the proposed development, which is now under review by the City of Boston.
The development would create a total of approximately 400,000 square feet of office space in the Fenway neighborhood, which is fast becoming a desirable office location. Samuels & Associates recently shifted the focus of its’ 401 Park development from residences to offices, and the 237,000-square-foot Van Ness office building, also developed by Samuels, is fully leased. Kenmore Square itself is seeing significant development, with the first phase of the $600 million, 1.1-million-square-foot Fenway Center development now underway and two hotel towers containing a total of 763 rooms proposed as well. Later phases of Fenway Center will include an additional 160,000 square feet of office space.

First phase of Innovation Square lab project in Seaport, anchored by Mass Innovation Labs, breaks ground
A groundbreaking ceremony was held Wednesday for the $50 million, 125,000-square-foot first phase of Innovation Square in the Seaport District, which will be anchored by a new two-floor, 54,000-square-foot office for Mass Innovation Labs. The groundbreaking of the four-story building follows Mass Innovation Labs’ announcement earlier this week that it will lease 84,000 square feet at The Auerbach Center, a 160,000-square-foot mixed-use building coming to the 15-acre Boston Landing development in Brighton, opening June 2018. Mass Innovation Labs also announced earlier this month it will lease 52,000 square feet at 21 Erie Street in Cambridge.
Mass Innovation Labs will open its’ Seaport office by the first quarter of 2019. “Mass Innovation Labs is the perfect tenant to kickoff [Innovation Square],” said Stephen Faber, President of Innovation Square co-developer Related Beal, in a prepared statement. “They nurture innovative, entrepreneurial, high growth organizations with the potential to create a substantial economic engine for Boston and the commonwealth.” Cushman & Wakefield represented Mass Innovation Labs in the lease, and JLL represented Related Beal and Innovation Square development partner Kavanagh Advisory Group. Upon full buildout, Innovation Square will feature 360,000 square feet of lab space. East Boston Savings Bank provided nearly $51.5 million in construction financing for the development’s first phase. Additional space at Innovation Square is now available for lease.

A topping-off ceremony was held today for the seven-story steel jewel box addition atop Congress Square’s office component, which will be anchored by the joint headquarters of advertising agencies DigitasLBi and Publicis.Sapient. Overlooking Post Office Square and Downtown Boston, the addition will contain office space as well as amenities including an exterior green roof deck. The resulting office structure, developed by Related Beal, will feature 284,600 square feet of space, including the two advertising agencies’ 200,000-square-foot headquarters.
Congress Square’s hotel component is also well underway, with vertical concrete construction beginning on the 13-story addition alongside the existing building at 68 Devonshire Street. The resulting 85,700-square-foot Hyatt Centric boutique hotel, developed by Magna Hospitality Group, will feature 165 keys, in addition to ground-floor retail/restaurant space.
In total, Congress Square will feature 458,300 square feet of space. Owner Thibeault Development has listed the development’s approved residential component, located at 13-21 Congress Street, for sale. Facade nears completion at Parcel 1B development in Bulfinch Triangle
Installation of brick and glass curtain wall finishes along the Parcel 1B development’s multifaceted facade is essentially complete. Facade sections that will be finished with metal panels are being fireproofed, and the last few windows are being installed along the brick and metal panel sections. Inside the building, framing of individual apartment and hotel units has begun. Upon the development’s opening in early 2018, Parcel 1B will feature a 220-room Courtyard Marriott hotel, 239 mixed-income rental apartment residences, and 10,000 square feet of ground-floor retail. Hyatt Centric hotel coming to Congress Square in Financial District
Hyatt Hotels Corporation has announced it will open a Centric hotel, Hyatt’s new millennial-minded, upper-upscale lifestyle boutique hotel brand, at the 458,300 square foot Congress Square development in the Financial District. The new hotel, Hyatt Centric Boston, is expected to open in 2018 and is part of a 12-hotel worldwide expansion campaign; Centric launched in 2015 and currently includes 14 hotels in North and South America. Centric hotels emphasize individual, social design that captures local flavor, centered about The Corner, Centric hotels' signature craft cocktail lounge, and a locally-themed bar and restaurant. Staff at Centric hotels are specially trained to provide custom-tailored tourism recommendations for guests.
Magna Hospitality Group, Hyatt Centric Boston’s owner, acquired Congress Square’s 85,700 square foot boutique hotel component for $16.5 million from Related Beal in August 2016. The hotel will incorporate an existing 12-story, 53,072 square foot building at 68 Devonshire Street and construct a new 13-story horizontal addition on the adjacent vacant lot. Congress Square is a 458,300 square foot mixed-use development overlooking Post Office Square which will feature hotel, office, residential and retail space. Office and retail space, which are being developed by Related Beal, are now leasing. Advertising agencies DigitasLBi and Publicis.Sapient will open a 200,000 square foot joint headquarters at Congress Square.

370-380 Harrison Avenue, 356,500 square foot mixed-use development, approved in South End
370-380 Harrison Avenue, a new 14-story building featuring 218 rental apartments, 96 ownership condominiums and approximately 8,500 square feet of ground-floor retail, was approved at last Thursday (March 2nd)’s Boston Planning & Development Agency (BPDA) Board Meeting. Developer Related Beal anticipates to start construction of the project in the second quarter of this year, with completion expected by the second quarter of 2019.

Lovejoy Wharf luxury condominium sales launching in April, new amenity details revealed
Related Beal has announced that sales of the 157 new luxury condominium residences at Lovejoy Wharf will commence in April, with occupancy slated for Summer 2017. Sales are expected to start at $750,000, with residences ranging from studios to three-bedrooms. New details of condominium amenities at Lovejoy Wharf have been released; the latest details are posted above. Distinctive amenities at Lovejoy Wharf will include a landscaped 12th floor rooftop terrace with sweeping views, as well as 34-bottle wine coolers by Gaggenau and Kaldewei deep-soaking tubs in each residence.

Facade installation underway at Parcel 1B in Bulfinch Triangle
The 14-story Parcel 1B hotel, retail and affordable housing building in Bulfinch Triangle is nearly fully sealed. Exterior weatherproofing has reached the building's top floor, brick finishes have reached the 12th floor and the glass curtain wall has reached the 10th floor. Parcel 1B is expected to open within the next year and will feature 239 affordable residential apartments, a 220-room Courtyard Marriott hotel and ground-floor retail. Lovejoy Wharf condominiums near completion, sales start expected this spring
The 17-story, 162-unit luxury condominium building at Lovejoy Wharf, located at 131 Beverly Street in Bulfinch Triangle, is nearing completion. Related Beal acquires 286,160 square foot Seaport R&D building for $146.5 million
Related Beal has acquired 27 Drydock Avenue, a 286,160 square foot research and development (R&D) building in the Seaport District, for $146.5 million, or about $512 per square foot. With the acquisition of 27 Drydock Avenue, Related Beal has assumed the property’s ground lease from the City of Boston’s Economic Development and Industrial Corporation. The ground lease which was recently extended through 2086.

Related Beal proposes revised development at 370-380 Harrison Avenue in South End
Related Beal is proposing a revised development at 370-380 Harrison Avenue in the South End's New York Streets neighborhood. The design of the original development, proposed in March 2016 and not approved, has been revised in response to design feedback from officials and the surrounding community. With the revised design, Related Beal aims to better relate with the existing surrounding building context. Related Beal has submitted a Draft Project Impact Report (DPIR) to the Boston Planning & Development Agency (BPDA) with the revised development plan for 370-380 Harrison Avenue. The plan will now undergo official review.

Parcel 1B in Bulfinch Triangle tops off
A topping off ceremony was held yesterday (November 10th, 2016) for Related Beal’s 14-story Parcel 1B apartment and hotel building in Bulfinch Triangle, which has reached its’ full height after just 23 weeks of construction. A large section of the Parcel 1B building’s facade, which includes precast brick panels, has been installed.
The Parcel 1B building will feature 239 affordable apartments targeted to upper-middle, moderate and low-income households. The hotel component will be a Courtyard Marriott and will feature 220 rooms. The Parcel 1B building is scheduled for completion in early 2018; Related Beal will open the housing inquiry list in early 2017. The following are photographs of the Parcel 1B building:

Related Beal acquires BU Kenmore Square buildings for nearly $134 million in ground lease
Related Beal closed Friday (October 20th, 2016) on its' acquisition of nine Kenmore Square buildings totaling approximately 335,000 square feet from Boston University. The final sale price was $133,990,250, or approximately $400 per square foot. Boston University retains ownership of the land on which the buildings are constructed; Related Beal commenced Friday a 99-year ground lease on the land.
From West to East, 11-19 Deerfield Street sold for $28,725,754, 533-541 Commonwealth Avenue sold for $26,494,270, 650-660 Beacon Street sold for $57,631,239 and 642-648 Beacon Street sold for $21,138,987. The following are the deeds for Related Beal's acquisition of the nine buildings:

Boston University officially announces Related Beal as Kenmore Square portfolio buyer
In an official press release last Friday (August 12th, 2016) morning, Boston University (BU) officially announced Related Beal as the buyer of BU's nine-building Kenmore Square real estate portfolio. Related Beal will reportedly acquire the nine buildings and enter a long-term ground lease with BU; The Real Reporter reports that the price for Related Beal's acquisition could approach $150 million. The nine existing buildings total 335,000 square feet and span the north side of Kenmore Square from 648 Beacon Street to 541 Commonwealth Avenue and 11-19 Deerfield Street.
"Development by Related Beal will make Kenmore Square even more attractive as a venue for retail and innovation and as a livable neighborhood adjacent to a major university. We look forward to working with Related Beal to help realize this vision,” said BU President Dr. Robert A. Brown. “Boston University plays a critical role in Boston's education ecosystem and we are thrilled to be selected to reimagine these key buildings adjacent to their campus. Related Beal sells approved Congress Square boutique hotel project to Magna Hospitality Group for $16.5 million
Last Friday (August 12th, 2016), Related Beal sold the approved boutique hotel component of the Congress Square development project to hotel investor, developer and manager Magna Hospitality Group of East Warwick, Rhode Island for $16.5 million as recorded in the Suffolk County Registry of Deeds. An 85,700 square foot boutique hotel is approved for construction at Congress Square. The approved hotel site is located at 68 Devonshire Street and includes an existing 12-story, 53,072 square foot building and an adjacent vacant lot. To construct the approved hotel, the existing building would be thoroughly renovated and a 13-story addition would be constructed on the vacant lot. Related Beal now only retains ownership of Congress Square's 40 Water Street, where approximately 285,000 square feet of office space and 31,000 square feet of retail are currently under construction. Related Beal sold 15 & 19 Congress Street, the residential component of Congress Square, to Thibeault Development last week for $14.55 million; 35 condominiums with ground-floor retail are approved for construction at 15 & 19 Congress Street.

Residences still planned for two Congress Square buildings sold Thursday
In an official press release on Friday, Related Beal announced that the buildings at 15 and 19 Congress Street sold Thursday for $14.55 million by Related Beal to Thibeault Development will be redeveloped into residences as originally planned. It has not been announced whether Thibeault Development's residences will be condominiums or rentals, and a unit count has not been specified; a Notice of Project Change (NPC) has not been filed with the Boston Redevelopment Authority (BRA) at this time. Related Beal had intended to construct 35 condominiums at 15 and 19 Congress Street; the buildings total 54,461 square feet.
According to the official press release, Thibeault Development will construct approximately 5,750 square feet of retail on the ground floor of 15 and 19 Congress Street fronting the future Quaker Lane, a pedestrian-friendly avenue planned at the center of the Congress Square development project. "We are excited with the master plan for Congress Square that Related Beal has developed and are looking forward to being a part of bringing it to fruition," said Billy Thibeault, Principal at Thibeault Development. Related Beal will continue to develop the remainder of the Congress Square project. "The residences that Thibeault is developing at 15 and 19 Congress Street contribute greatly to our vision of Congress Square as a dynamic addition to Boston's downtown,” said Stephen Faber, an executive vice president at Related Beal. Related Beal sells two Congress Square buildings to Thibeault Development
This afternoon, Related Beal sold two buildings, located at 13-19 Congress Street, on the Congress Square development site in Downtown Boston to Thibeault Development of Everett, MA for $14.55 million as recorded in the Suffolk County Registry of Deeds. Related Beal acquired the site for $87 million in 2013 and guided the Congress Square development project through approvals; the project started construction earlier this year. Della Thibeault, a Manager at Thibeault Development, was available for comment and confirmed that the firm is now the owner of 13-19 Congress Street. Related Beal retains ownership of the other three buildings at Congress Square and of a Devonshire Street parcel intended for construction of a boutique hotel; representatives of Related Beal were not available for comment this afternoon. Related Beal reportedly acquiring Boston University's Kenmore Square building portfolio, home of Citgo Sign
The Real Reporter reports that developer Related Beal will acquire Boston University's nine-building Kenmore Square portfolio, home of the famous Citgo Sign. The buildings are reportedly being sold for upwards of $145 million and could approach a price of $150 million. The nine buildings total 335,000 square feet and are located at 642-650 Beacon Street, 533-541 Commonwealth Avenue and 11-19 Deerfield Street. The buildings are home to existing retail tenants including Barnes & Noble, Bertucci’s Restaurant and Cornwall’s Pub.
Related Beal is currently building Parcel 1B and 131 Beverly (Lovejoy Wharf) in Bulfinch Triangle and acquired the John Jeffries House hotel in Beacon Hill last week for $25 million. The hotel is located next to a parking garage Related Beal acquired in July 2015 for $40 million.

Related Beal acquires Charles Street hotel for $25 million, also owns neighboring parking garage
Developer Related Beal acquired the 46-room, four-story hotel building at 170 Charles Street in Beacon Hill, home to the John Jeffries House hotel, for $25 million last Wednesday (July 13th, 2016) as recorded in the Suffolk County Registry of Deeds. 170 Charles Street sits in a prominent position on approximately 2/3 acre of land at the juncture of Storrow Drive and Cambridge Street across from the Charles/MGH rapid transit station, the Liberty Hotel and Massachusetts General Hospital. The building’s seller is the Massachusetts Eye and Ear Infirmary, also located nearby. Related Beal is the Boston-based division of The Related Companies and is currently building Parcel 1B and 131 Beverly (Lovejoy Wharf) in Bulfinch Triangle.
Banker and Tradesman reports that Related Beal will continue to operate 170 Charles Street as a hotel. Related Beal acquired the neighboring parking garage at 144 Charles Street in July 2015 for $40 million and continues to operate the garage and ground-floor retail. In a statement, Related Beal Executive Vice President Stephen Faber said that the company “[continues] to operate the garage and [is] currently evaluating future possibilities for [the] site to best realize its potential in the neighborhood.” Related Beal now owns a total of approximately one acre of Charles Street land acquired for a total of $65 million.

Seaport District's Innovation Square moving forward
Per the Boston Redevelopment Authority (BRA) website, the approved Innovation Square industrial project in the Seaport District is moving forward. As of this past Tuesday, June 14th, 2016, the project's official phase is listed as Under Construction.
The project has been in the works since November 2012, when developer Kavanagh Advisory Group was designated as the site's tentative developer. The project was approved for construction in December 2013.

Related Beal sells Lovejoy Wharf building for $150M
Related Beal's sale of the Hoffman Building, located on Lovejoy Wharf, to Union Investment of Germany closed Thursday. Recorded sale price is $150,000,001. Related Beal acquired the Hoffman Building, located at 160 North Washington Street, for $11,250,000 in 2012. The agreement for the sale was first reported in November 2015 by Banker and Tradesman.
The Hoffman Building houses the headquarters of shoe manufacturer Converse and contains a total of 214,000 square feet of office space. Related Beal remains the owner and developer of 131 Beverly Street, an under-construction condominium tower located on Lovejoy Wharf adjacent to the Hoffman Building. 131 Beverly Street will contain 162 residential units across 17 stories. New details and renderings for Quinzani’s Bakery redevelopment in South End
Related Beal proposes to construct a 14-story mixed-use building with 280 residential units and 6,000 square feet of ground-floor retail space at the former Quinzani’s Bakery site at 370-380 Harrison Avenue in Boston’s South End. Approximately 105 units would be condominiums; approximately 175 would be rentals. Three stories of underground parking would be built with a total of 180 spaces. A Project Notification Form has been submitted to the Boston Redevelopment Authority with a full development proposal. Related Beal hopes to start construction in the second quarter of 2017.

Interior demolition underway at Congress Square
J. Derenzo Companies’ JDC Demolition division is hard at work performing interior demolition at Congress Square in Boston’s Financial District. The JDC team is gutting the five existing Congress Square buildings, paying careful attention to the abundant historic detail inside. Authentic copper and marble finishes are prominent throughout the buildings; pillars and walls feature intricate patterns and carvings. These unique details will be preserved as part of the Congress Square development.
During our visit to the Congress Square site, we observed the JDC team raising Bobcat vehicles to the buildings' upper floors. These vehicles will be used to perform interior demolition:

We also observed the first restored copper panel on Congress Square’s exterior. As previously reported, the authentic copper panels on Congress Square’s exterior will be fully restored to their “original, copper dipped shine:"

Exciting discovery made at Congress Square
Arrowstreet reports an exciting discovery has been made at Congress Square, currently under construction in Boston’s Financial District. While restoring painted exterior grillwork of the historic buildings, the Consigli construction team discovered that the grillwork is copper-plated and that the panels contain previously unseen intricate craftsmanship. The panels will now be fully restored to their “original, copper dipped shine,” which will further enrich the pedestrian experience that is central to the Congress Square project. We are excited to watch Congress Square continue to progress and cannot wait to see what other hidden historic details are uncovered!

J. Derenzo Company is actively preparing the Parcel 1B construction site for construction of a 14-story building. Formerly known as The Merano, the building at Parcel 1B will include a 220-room Courtyard Marriott hotel and 239 affordable workforce apartments. At the Parcel 1B groundbreaking ceremony on Thursday, we got to see J. Derenzo Company at work performing excavations and pile driving for the building’s future foundation.
We had the honor and privilege of joining developer Related Beal at Parcel 1B’s official groundbreaking ceremony on Thursday. We are very excited to watch J. Derenzo Company and Consigli Construction build Parcel 1B, a development project that will create new community-driven housing opportunities in downtown Boston and bring new residents and visitors to the Bulfinch Triangle neighborhood. Related Beal is also the developer of Lovejoy Wharf in Bulfinch Triangle and Congress Square in Boston's Financial District. Converse moved into its completed space at 160 North Washington Street in mid April 2015. Soon afterwards, the new Harborwalk space on Lovejoy Wharf opened to the public. 131 Beverly Street broke ground in late April 2015 and is expected to be complete by spring 2017.
