Dual-Tower Geothermal Development Starts to Ascend in Greenpoint
Concrete subcontractor, RNC Industries, has begun to form the superstructure of a 37-story residential project, going up at 1 Java Street (aka 18 India Street) in Greenpoint, Brooklyn.
Two massive tower cranes are now erected on site and so far, the team has poured approximately 5 floors of the main tower section. Foundation work is also underway for the building's expansive, 6-story base.
Developed by Lendlease, and Australian super-fund, Aware Super, the dual-tower structure will contain rental apartments, with approximately 30% of these (250 units) to be reserved for affordable housing programs. A select amount of the units will also be available in townhouse configurations.
In addition to the vast residential component, plans call for square feet of ground-floor retail, an 18,000 square foot park along the East River waterfront, and an enclosed parking garage, with enough room for vehicles.
The building has been sustainably engineered in pursuit of LEED Gold, WEDG Waterfront, Fitwel, and ENERGY STAR certifications. Upon completion, it will also become the largest residential building in New York State and the tallest high-rise in the U.S. to employ a geothermal heat exchange system. Consisting of heat pumps and a series of deep underground pipes, this closed-loop system will source all of the structure’s heating, cooling, and hot water by transferring heat to and from the earth beneath. Compared to a normal boiler system, this will produce 1,050 fewer metric tons of CO2 on an annual basis, making 1 Java Street significantly more energy efficient.
Designed by , with also serving as the general contractor, 1 Java Street will stand feet tall and total square feet. Back in December of 2022, the project team secured a $360 million loan from Bank of America, which is being used to fund all construction costs from start to finish.
The project site spans an entire city block and measures around 2.6 acres. Work is ultimately expected to finish sometime in 2026.
