MHP Planning 350+ Unit Mixed-Use Project in Downtown Wheaton

Montgomery Housing Partnership has filed a Sketch Plan application for the redevelopment of 11507 Georgia Avenue and 11500 Elkins Street within the Wheaton Downtown Area.  Plans for the site call for up to 320 multi-family dwelling units, 39 townhouses, a 40,000-square-foot cultural center and up to 15,000 square feet of office space. Building 1 is proposed to be a mixed-use building and will contain a County cultural arts center located in the lower level and approximately 180 residential units. The cultural arts center is to include a flexible/convertible theater space, a studio theater, two classrooms, gallery spaces and administrative space. Building 2 will be designed to accommodate approximately 140 residential units and up to 15,000 square feet of office space to provide MHP the option to relocate its office from their current location in northern Silver Spring to the new development. The 39 townhouses will be provided in the northeast portion of the property. 

 

Part of the development site, Parcel 920, previously owned by WMATA, is vacant and is owned by Montgomery County. Montgomery County will be conveying Parcel 920 to the developer as part of a land swap wherein the developer in exchange for Parcel 920 will transfer to the County the 143,864 square foot (6+ acres) parcel located on the east side of Elkins Street known as Parcel B for use as a future community park.
