Purpose-Built Life Science Building Coming to Hell's Kitchen
Plans have been announced for the development of a brand-new, 7-story, life sciences building, at 707 11th Avenue in Manhattan's Hell's Kitchen neighborhood.
Developed by Beacon Capital Partners and The Georgetown Company, in partnership with CalSTRS and ZoE Life Sciences, the facility is set to contain laboratory and research areas, as well as office space and a multipurpose conference facility.
Boasting floor-to-ceiling windows and 31,000 square foot floorplates, the building will feature a number of amenities, such as a wine bar, a cafe, breakout areas, several private terraces, and a bicycle storage space.
The facility will have solar panels on its roof and is being engineered for LEED Gold and WELL certification.
Designed by Elkus Manfredi Architects, the distinct, green-clad structure, will total approximately 185,000 square feet altogether. Construction is planned to begin during the summer of 2024, and finish sometime in 2026. Ultimately, this facility will help to expand the growing hub of life science properties on Manhattan's Far West Side.
The new development will replace a 6-story, commercial loft-style building on the property. Built in 1901, this 160,000-square-foot structure was owned by fashion house, Kenneth Cole Productions, and used as their corporate headquarters for over 15 years. In 2020, it was scooped up by SL Green Realty Corp, which then sold it to the current developers in late 2021 for $95 million. The building will be completely demolished.
