Built in 1910, this 82,000-square-foot, five-story, mixed-use office and retail building is located at the corner of Newbury Street and Massachusetts Avenue at the western edge of Boston’s Back Bay. The building underwent repositioning in 2014-2015, which consisted of large-scale improvements to both the infrastructure and mechanical systems; upscaling of the lobby from both a functional and aesthetic standpoint; opening up floors to appeal to larger, professional tenants; and renovation of all common areas, including bathrooms, hallways, and elevators.
The result of the mechanical improvements produced 5% improved efficiency in cooling seasons and 20% improved efficiency for heating-season utility costs.
