Historic building at 32 Custom House Rd. Providence, RI has been converted into a 10-apartment residential building with street-level commercial space, leased by Knead Doughnuts. Completed in nine months, the conversion from the early century office space cost $1.7 million. The building features a new fire escape, all new electrical services and fire alarm, a new HVAC system throughout, and a restoration of the historical exterior masonry. Given the building was originally built in 1875, the building restoration was fully compliant with Providence Historical Society regulations. Despite the costs that this kind of compliance often results in, the South Coast Improvement team was able to keep it under budget by $400,000.
In 2022, plans were announced to transform the 10-unit merchant-style apartment building into 10 condominiums.
