The mission of the Codman Square Neighborhood Development Corporation ( the “NDC”) is to build a better, stronger community in Codman Square and South Dorchester by creating housing and commercial spaces that are safe, sustainable, and affordable, promoting financial and economic stability for residents and for the neighborhood, and providing residents of all ages with opportunities and skills to empower themselves to improve their lives.

The Real Estate Development Initiative includes the rehabilitation and construction of housing, open space and commercial real estate development, and the provision of supportive resident services for renters and homeowners.

The Economic Development Initiative includes economic development activities that lead to a stable and economically viable commercial district, employment and business development opportunities for community residents, a well-prepared workforce, and the creation of assets and wealth among community residents.

The Community Building Initiative includes activities that allow the Codman Square Neighborhood Development Corporation to help strengthen the community by engaging in community planning and working together with residents, other non-profits, and local businesses to gather diverse community input, encourage civic participation and increase community influence in decision making and resource allocation, and participate in collaborative efforts to develop comprehensive plans for the service area.

Fire Alarm Permit Pulled for New England Heritage Homes Fire alarm install permits have been pulled for the New England Heritage Homes development in Dorchester. The project features 16 affordable two & three-bedroom condo homes. A lottery is currently open, through 3/31, for a chance to purchase one of these deed-restricted units.

The project will feature 16 affordable condos, a mix of two & three bedrooms along with parking for 20 cars.

NPC Approved for Four Corners Plaza A project change has been approved for the upcoming Four Corners Plaza development along Bowdoin Street in Dorchester. The change allows for the reduction of 4,000 square feet of ground-floor retail space to create 4 additional residential units. Four Corners Plaza will now include 35 residential units, all designated affordable.

New England Heritage Homes

Permit Pulled for New Gas Service to New England Heritage Homes A permit has been pulled to run new gas service to the New England Heritage Homes site along Colonial Avenue in Dorchester. The project which broke ground last fall will include 16 housing units, all designated affordable at 100% AMI.  Units will include two single-family homes and 14 single-family duplex homes. The parcels, which include two City-owned vacant lots, and are within a quarter-mile of the MBTA Talbot Ave Station. Construction is expected to wrap up in the coming months.

19 Affordable Unit Project Under Review for 0 Spencer St. in Dorchester A 19 unit rental project has been proposed by Codman Square Neighborhood Development Corp. for the city-owned parcels at 270 Talbot Ave and 0 Spencer Street in Dorchester. The new 4-story building would replace tax foreclosed commercial property on the site. Units in the project would range in size from 1 - 3 bedrooms all designated affordable at or below 60% AMI. The project would also include 8 parking spaces.

23 Unit Affordable Housing Project Proposed in Dorchester Codman Square Neighborhood Development Corporation has filed a small project review application for a 23 unit affordable housing development at 5-29 New England Ave. in Dorchester. The project would also include 12 parking spaces along with a 750 square foot community room. The site is located in Dorchester's Codman Square, just a few minutes from Talbot Ave. Commuter Rail Station.

NPC Filed for Four Corners Plaza in Dorchester CSNDC has filed a notice of project change for their upcoming Four Corners Plaza project in Dorchester. The NPC requests approval to reduce the retail space in the project to 4,000 square feet and create 4 additional affordable units. Original plans called for 31 affordable homes, all reserved for household earning at or below 60% AMI.

Building Permit Issued for New England Heritage Homes A building permit has been issued for the upcoming affordable condo development, New England Heritage Homes near Codman Square in Dorchester.  In total 16 units will be built, a mix of three and three bedroom residences between nine new buildings.  All residences will be constructed to LEED Silver sustainability standards.

BPDA approves New England Heritage Homes, 16 new affordable condominiums in Dorchester The Boston Planning & Development Agency (BPDA) approved New England Heritage Homes, a development featuring 16 affordable condominium residences, at last night's board meeting. New England Heritage Homes will require zoning relief from the Zoning Board of Appeals (ZBA) before moving forward with construction, which is expected to commence in December 2017. Completion of New England Heritage Homes is expected in November 2018.
