Developer Closes on Land for Mixed-Use Project in Tampa’s Encore District

Miami developer LD&D has purchased the land  for new mixed-use development in Tampa’s Encore district.  LD&D closed on the acquisition from the Tampa Housing Authority for $10 million according to Hillsborough County records. The county records show that the developer secured a $7.125 million mortgage from Maxim Credit Group, LLC. The project will feature a 28-story, 365-unit luxury apartment building, a 178-key hotel, 32,500 square feet of street-level retail space and a 586-space parking podium.  The apartment community’s amenities will include a 4,500-square-foot fitness area, 10,000 square feet of coworking space and a residential sky lounge on the 26th floor with city views.  Plans call for the apartment and hotel to be connected by a pedestrian walkway featuring shops and restaurants.  The Encore district is a 40-acre mixed-use public- private development, a partnership between the Tampa Housing Authority and Banc of America Community Redevelopment Corp. Encore includes affordable and market-rate housing and is located between the urban core and Channel district, close to the future Gas Worx development.
