Facade Work in Full Swing for Long Island Multi-Family Project
Over the past couple of months, Long Island-based developer and general contractor, Tritec, has made significant progress on a 4-story, multi-family development, going up at 1700 Union Boulevard in Bay Shore, New York.
Known as "Shoregate", the building was designed by and is being constructed atop 3-separate foundation slabs. Since our last update in April, the entire northeastern section of the structure has been wrapped in Tyvek, and all of its windows have been installed. The facade installation process is about halfway done, with the ground floor now clad in brick, and a portion of the upper floors waiting on siding.
The eastern half of the development is also coming along now, and it sits topped out, wrapped in Tyvek with many, but not all of its windows installed. Facade work will begin soon, and the construction fence has already been taken down in preparation.
The southeastern corner of the building, however, is where the most evident progress is visible.
At the time of our last visit, framing had only just started on this portion of the building, and it was the last major area where you could still see into the middle of the job site. In just a couple of months' time, framing contractor, DaVinci Construction, has managed to erect and nearly top out this last section, with just a small corner of the top floor to go. Brickwork and window installations have also begun, and the entire corner is starting to take shape.
Shoregate will offer apartment units and square feet of retail space. Plans also call for a central open parking lot, with enough room for vehicles.
The project site encompasses an entire block and spans over 10.3 acres. The new development builds on the grounds of Touro College's former School of Health Sciences campus, which consisted of a single, 3-story building, surrounded by several hundred parking spaces.
The entire build is expected to cost $173 million, with construction loan financing secured through SunTrust Bank and Santander.
According to Tritec, "the project is projected to generate nearly 900 jobs with $55 million in earnings and $140 million in sales within Suffolk County." Construction is expected to wrap up towards the end of this year.
