Massive Long Island Multi-Family Building Almost Ready for Move-In

Long Island-based developer and general contractor, Tritec, is now in the final stages of construction on a 4-story, multi-family development, going up at 1700 Union Boulevard in Bay Shore, New York. In fact, the project is so close to the finish line that leasing is already underway for most of the units.

Known as "Shoregate", the building was designed by  and has been constructed atop 3-separate foundation slabs. Since our last update in June, the entire northeastern section of the structure has received its facade, and fresh landscaping has replaced the dirt and construction fencing at street level.

The eastern half of the development is now also fully clad and landscaped.

The southeastern corner of the building, however, is where the most progress has taken place.

At the time of our last visit, framing contractor, DaVinci Construction, had constructed up to the 3rd floor. Now though, framing has long concluded on this section, and facade work is fully complete as well. Due to the overall size of the building, units in this portion of the building are still being finished and will therefore become available later than those on the other side.

Shoregate will offer apartment units and square feet of retail space. Plans also call for a central open parking lot, with enough room for vehicles.

The project site encompasses an entire block and spans over 10.3 acres. The new development builds on the grounds of Touro College's former School of Health Sciences campus, which consisted of a single, 3-story building, surrounded by several hundred parking spaces.

The entire build is expected to cost $173 million, with construction loan financing secured through SunTrust Bank and Santander.

According to Tritec, "the project is projected to generate nearly 900 jobs with $55 million in earnings and $140 million in sales within Suffolk County." Construction is expected to wrap up towards the end of this year.
