Framing Tops Out for Major Long Island Multi-Family Project

Long Island-based developer and general contractor, Tritec, has now topped out more than half of the framing sections that will make up a large, 4-story multi-family development, at 1700 Union Boulevard in Bay Shore, New York.

Known as "Shoregate", the building was designed by  and is being constructed atop 3-separate foundation slabs. The western half of the lot now stands at full height, whereas the northeastern section is currently only framed up to the halfway point.

Meanwhile, foundation work has fully concluded for the south-easternmost section, and it now patiently waits while the framers work their way over.

Shoregate will offer apartment units and square feet of retail space. Plans also call for a central open parking lot, with enough room for vehicles.

The project site encompasses an entire block and spans over 10.3 acres. The new development builds on the grounds of Touro College's former School of Health Sciences campus, which consisted of a single, 3-story building, surrounded by several hundred parking spaces.

The entire build is expected to cost $173 million, with construction loan financing secured through SunTrust Bank and Santander.

According to Tritec, "the project is projected to generate nearly 900 jobs with $55 million in earnings and $140 million in sales within Suffolk County."
