5381 Kings Highway Update 01/04/23

First Look at Proposed East Flatbush Storage Facility

Updated plans, filed with the NYC Department of City Planning, now include initial renderings for a 5-story self-storage facility, proposed for 5381 Kings Highway in Brooklyn's East Flatbush neighborhood.

Since November of 2021, the applicant, , has been seeking a special permit for the project. In that time, the entity has also filed three Environmental Assessment Statements and two Land Use Applications.

The proposal is currently marked as "noticed" by the planning department, which means that it hasn't yet entered the public review process. When it does, it could ultimately take up to 3-5 months for the application to be evaluated, as it must pass through the Community Board, Borough President, Borough Board, City Planning Commission, City Council, and NYC Mayor's Office before receiving approval.

If approved and constructed, the building would stand feet tall and total square feet. It would also feature 12 parking spaces and 6-loading berths. is leading the design efforts.

Having sat vacant for years, the square foot lot has no street frontage, apart from a gated access driveway, and a rear entrance. The property is unimproved and currently used as a parking lot.

Tucked behind neighboring buildings, out of the way, and out of sight, the proposal shouldn't see too much backlash from the planning department going forwards. In fact, this may showcase one of the better examples of how one can incorporate a bulky storage center into a local neighborhood without upsetting the community.
