Large 2-Building Project Rises in Gowanus

A pair of 21-story, residential buildings, have nearly topped out at 267 Bond Street and 498 Sackett Street in Brooklyn's rapidly developing Gowanus neighborhood.

At this time, only the top few floors of both buildings have yet to be constructed before the concrete superstructures reach their final height.

Developed by Property Markets Group, the two mixed-use towers are products of the same project team and will look largely identical upon completion, however, they are technically independent projects. Both buildings will offer rental apartments, affordable housing (25% of the total combined units), and commercial space, but they will ultimately have a few key differences and are designed to target separate demographics.

267 Bond Street, which is to be known as "Society Brooklyn", is the larger of the two buildings. Set to contain 344 apartments, offered in studio, one, and two-bedroom configurations, it will primarily cater to solo tenants, couples, and smaller families. A select amount of the units will be dedicated to affordable housing.

Society Brooklyn will also boast nearly 18,000 square feet of ground-floor retail space, 16,000 square feet of manufacturing space, and an enclosed parking garage, with enough room for 93 vehicles. The structure will total 371,673 square feet altogether.

Just across the street to the south will sit 498 Sackett Street. Known as "Sackett Place", this building will be better suited for larger families, containing 173 apartments, offered in one to three-bedroom configurations. A select amount of these units will be dedicated to affordable housing as well.

Plans also call for 18,579 square feet of ground-floor retail space and 1,748 square feet of community facility space, but the building will not have a parking garage or manufacturing space. Altogether, Sackett Place will total 232,797 square feet.

Tenant amenities are the same for both buildings. Each will have a dedicated wellness center, outdoor swimming pool, and roof terrace. The towers sit on the banks of the Gowanus Canal and will share an expansive waterfront park and esplanade.

Designed by SLCE Architects, Society Brooklyn and Sackett Place will each stand 225 feet tall and are to total 604,470 square feet combined. Urban Atelier Group (UAG) is serving as the general contractor and both projects are anticipated to wrap up by July of 2024.
