Office Building-to-School Conversion Planned by 2030

1703 N. Beauregard Street is a four-story, roughly 82,000 sq. ft. office building constructed in 1998. The building sits adjacent to Ferdinand T. Day Elementary School at 1701 and the 500-space shared parking structure at 1705, both of which were purchased in 2017 for the potential conversion to educational use. ACPS said there are currently two leases in place for the current tenants that end in 2027 and 2032. With roughly 2,000 more students expected by 2024, Alexandria Public Schools is potentially eying the plot for development into a new middle school, with associated buildings and athletic fields. 

While not on the 10-year budget for capital improvement, it was allocated $12M for the renovation of the building that could be used as a swing school or a new school with a 600-student facility. This was showcased in a new Joint Facilities Master Plan Roadmap for potential uses and arrangement of support buildings. While only a guide, the improvement plan states that the office building should be developed by 2030.
