Skanska Announces Two New Retailers to Join Heming Development in McLean

Skanska, a leading global development and construction firm, today announced two exciting retail operators to join its newest residential project, Heming. The new retailers joining the community, Modan Restaurant (Modan) and Body Fit Training, will be located in Heming’s ground floor retail space overlooking the Levels at the Scott’s Run development. The site is a 6.5 million-square-foot mixed-use project at the foot of the McLean Silver Line Metro station off of Route 123 (Dolley Madison Blvd) in Northern Virginia.

“We designed this project with the community top-of-mind, and we’re so pleased to have these two retail leases join our neighborhood,” said Mark Carroll, Executive Vice President and Regional Manager of Skanska USA Commercial Development’s D.C. market. “We are very excited to welcome Modan and Body Fit Training to Heming.”

Modan is a contemporary and sophisticated restaurant concept slated to open in the Spring of 2024. Modan will serve modern Japanese fare, sushi and a highly unique and exclusive Omakase experience. The menu will showcase seafood from the famed Tsukiji fish market, while introducing its unique approach to dry-aged fish.

Modan’s nearly 7,000 square-foot space will feature a grand entranceway, stunning restaurant accents steeped in Japanese flair, a chic bar and dining areas and private dining room. Modan’s soon to be announced executive culinary team features chefs and restauranteurs from critically acclaimed Japanese/sushi restaurants in San Francisco and Miami.

Body Fit Training is a high-end boutique fitness studio offering a personal training-like experience, in a group setting. Expected to open in late Summer 2023, Body Fit Training will occupy 3,374 square feet of ground floor space at Heming. Body Fit Training has hundreds of studios around the world, and this will be the fitness concept’s first location in Northern Virginia. Led by multiple, highly trained Coaches, the group training studio will offer a progressive mix of cardio and strength workouts, with personalized attention to help members reach their fitness goals.

Ethos Tenant Company represented Modan and H&R Retail represented Body Fit Training, while KLNB represented Skanska in the transaction. Inquiries for remaining retail space may be directed to Kim Stein, Jennifer Price, Matt Skalet and Kelly Atkinson of KLNB.

At full build-out, Heming will offer 410 apartment units ranging from studios to three bedrooms, 22,000 square-feet of interior and 27,000 square-feet of exterior amenity space square-feet, and 38,000 square-feet of ground-floor retail and restaurant space. The 28-story building will bring an array of luxury amenities, retailers and green spaces for the community to enjoy later this summer.

Skanska’s current projects in the Greater, D.C. area include: OZMA, a 12-story, mixed-use development with 275 luxury apartments in Washington, 17xM, an 11-story, 334,000-square-foot, trophy building in D.C.’s central business district; 2112 Penn, an 11-story, 230,000-square-foot, trophy office building in Foggy Bottom; and 3901 Fairfax, a nine-story, 201,000-square-foot office building with ground-floor plaza and retail in Arlington.
