Upper West Side Apartment Building Trades for $120M

A 14-story, mixed-use building, located at 600 Columbus Avenue on Manhattan's Upper West Side, has just been sold for $120 million. The structure was purchased by Slate Property Group from the previous owner, Columbus Townhouse Associates, in a deal brokered by JLL.

Originally constructed in 1986, the square foot building contains rental apartments, with 33 of the units (roughly 20%) dedicated to affordable housing.

In addition to residential space, the structure boasts square feet of retail space, spanning the entire ground floor and part of the second floor. It also features 7,150 square feet of community facility space, and an enclosed parking garage, with enough room for vehicles. Furthermore, tenant amenities include a roof deck and a fitness center.

The building is reportedly in remarkable shape for its age, having been developed and managed by the original owner for over 35 years. According to JLL, "600 Columbus is now coming to market for the first time since its completion in 1986. The base building is in excellent condition and has been well-maintained pursuant to legacy operations. Future ownership will have the opportunity to unlock additional value through programmatic renovations to the Market Rate units (all of which are in legacy condition), cosmetic upgrades to the lobby / common areas, and the addition of new tenant amenities".
