The property features a 9,973 square foot parking lot occupied by SP+ Parking on the corner of Dartmouth and Newbury Street in Boston's Back Bay. The parking lot sits on the corner of one of Boston's most heavily trafficked streets featuring many retail and restaurant properties. 

Developer L3 Capital has proposed a 5-story retail and office building on the site. The new project would feature two floors of retail space - five potential stores on the first floor and room for a single, larger tenant on the second, topped by three floors of office space.  The building would be called The Aubry, after the Hotel Aubrey, which sat on the site between 1883 and 1958, before it was torn down to make way for the current parking lot.
