Project Progress: Under Official Review

About Clarendon Hill

278 Powerd House Drive, Somerville, MA

The proposed Clarendon Hill development will replace two hundred and sixteen (216) existing state public housing units with a newly constructed development consisting of up to five hundred and ninety-one (591) rental dwelling units within four (4) buildings and thirty-four (34) townhomes along with related infrastructure, including a community park.

Of the new 591 units, 216 will be replacement public housing units, 80 moderate income-affordable housing units, and 295 market-rate units. Every resident currently residing in the public housing units is being offered relocation and a public housing unit in the new development. The proposed redevelopment will replace the existing unit mix of 1-, 2-, and 3-bedroom apartments with newly constructed units. Parking is provided within the neighborhood—in a combination of below-grade and on-street parking, a total of 369 spaces.

Current plans call for 2 phases of development. The first phase will redevelop the half of the site closer to Alewife Brook Parkway, and leave 5 buildings standing closer to North Street. Once the first phase is completed, the second phase buildings will be demolished and rebuilt.
