Approved modernization and expansion of the existing 41-story, 515-foot-tall, 832,000-square-foot One Post Office Square tower located in the heart of Boston’s Financial District overlooking Norman Leventhal Park.

The tower’s facade, which dates back to the tower’s completion in 1980, will be fully revamped. The precast facade from the 30th floor down will be removed and replaced with a glass curtain wall system, and curtainwall would be applied over precast panes on upper levels in order to minimize impact upon existing tenants. Additionally, corner infill areas and new outdoor spaces will be added along the facade.

The upgraded tower will also include new Tenant Feature Floors, amenity spaces with sweeping views of the surrounding skyline.

One Post Office Square’s existing six-story, 371-space parking garage along Oliver Street would be demolished and replaced with a new 18-story structure including 300 parking spaces across two below-grade levels and three above-grade levels, 13 stories of office space extending One Post Office Square’s existing office floor plates and two stories of mechanical space. One Post Office Square's total floor area would be expanded to 1.1 million square feet, including over one million square feet of office space in addition to 52,100 square feet of retail space and a new 300-seat, 8,000-square-foot restaurant. The proposed project would reconfigure One Post Office Square’s ground-floor to create new retail opportunities and further activate Post Office Square’s street level. Mechanical, electrical and elevator upgrades would be made to the existing building.

The modernized One Post Office Square would be built to LEED Gold sustainability specifications.
