Approved seven-story, 250,000 square foot research and development (R&D) office building that will be located on a 42,219 square foot site in South Boston across from A Street Park steps to the Channel Center development and the Broadway MBTA Red Line station.

The building will contain office, research, and development space, as well as ground-floor retail fronting West First Street, community, shared work or technology incubator space fronting West Second Street, convener space and tenant amenities. A roof deck will be located on the building's top floor.

As part of the 105 West First Street project, a new pedestrian corridor will be constructed linking West Second Street to West First Street; both streets are currently separated vertically by 12 feet. A 35-space vehicle parking garage will be located underneath the building; the existing Channel Center Garage is located adjacent to the project site. A first-floor bicycle storage room will contain approximately 120 bicycle parking spaces. An additional 20 outdoor bicycle spaces will be provided. An existing building on the project site leased to RCN was demolished.
