Proposed 240,800-square-foot waterfront mixed-use development overlooking Boston Harbor featuring 96 condominium residences, a 4,000-square-foot ground-floor restaurant/cafe. The development would span three main buildings, a boathouse and three accessory structures with mixed heights, and would be constructed on a 7.6-acre site home to the existing MarineMax boat sales facility and marina; 3.6 acres of the site are land, with 4 remaining acres underwater.

The existing marina and boat slips would be updated and improved while maintaining historic integrity; a new marina support building would provide bait, tackle, ice, fuel, and other essential boating supplies. New parking facilities would be constructed on-site with capacity for 170 cars and 152 bicycles; parking would be available for both residents and the public.

As part of the Neponset Wharf development, new waterfront outdoor spaces and facilities would be created for residential and public use, including the upgraded marina, a boathouse, a public fishing pier, a kayak launch, a refreshment stand, a boardwalk, a tidal garden, a game court, enhanced public access to the Neponset River and a potential pedestrian bridge link across Pine Neck Creek to Teenan Beach.

Over 50% of the Neponset Wharf site will be reserved for public outdoor space; approximately 28,000 square feet of continuous publicly accessible Harborwalk would be located on site. New water transportation links could be created as well. Neponset Wharf could also include a new boat sales facility.
