The property features a 2.16-acre development site comprised of six parcels located along Kilmarnock and Queensbury Streets in the Fenway neighborhood. The site is located two blocks south of Boylston Street and four blocks from Fenway Park steps to public transportation and multiple dining and entertainment options. The parcels are currently leased to two restaurants, a convenience store, and Boston Cab, which utilizes the site's surface lots and garages.

Cabot, Cabot & Forbes (CCF) and CIM Group will construct a 426,500 square-foot mixed-use development project featuring 435 residential units and ground-floor retail across the parcels. Approximately 150 parking spaces would be located on-site both at and below grade. 37 units within the project will be income-restricted. 

The site is currently home to K Street Clubhouse, a meeting place for people in recovery from various addictions, focusing on LGBTQ communities. During the construction period, K Street will be provided with a temporary space and will be offered a long-term lease upon completion of the project.
