22-story mixed-use tower located in the heart of Kendall Square featuring approximately 280 apartment residences and 16,000 square feet of retail. Residences range from micro units to two-bedrooms, with luxurious appointments such as selectively exposed concrete ceilings and columns, Thermofoil kitchen cabinets, Silestone countertops, stainless steel moveable islands in larger residences and available Ori Systems robotic furniture. 36 residences at Proto will be designated affordable.

Resident amenities at Proto include 24-hour concierge service, an outdoor terrace, an indoor fireside lounge, an in-house coffee lounge, collaborative work spaces, video gaming systems, music rooms, a yoga-spin studio, a fitness room and a communal kitchen and dining room. Approximately 140 existing parking spaces in the adjacent East Garage will be reserved for Proto residents; no new parking will be built. Proto is located at the former Ames Street entrance to the East Garage, which has been partially demolished and retained at the rear of the tower.
