Oxford Properties Group $15 million Ground Lease
New York-based, Westbrook Partners, has agreed to a ground lease of their property at 73-79 Essex Street, Boston, MA. The $15 million lease has been granted to Essex Street Owner, LLC, a business entity of the Oxford Properties Group. Currently proposed is new-construction of a 17-story hotel building containing approximately 250 guest rooms. Amenities would include a fitness room, meeting rooms, a lounge and food service. The building would be located on an 8,095 square foot site; an existing 8-story building would be demolished.

Vertical construction of Theater District’s 24-story Moxy Hotel tower beginning
The 24-story concrete superstructure of the upcoming Moxy Hotel tower at the corner of Stuart and Tremont Streets in the Theater District will begin its’ rise into the Boston skyline in the coming weeks, with the project’s tower crane now in place. The crane will be used to support the superstructure’s construction, and will stand within the tower’s footprint in order to make optimal use of the small downtown project site, where space is limited.
The 346-room Moxy Hotel will be located across from the W Hotel and recently completed AVA Theater District apartments, surrounded by some of Boston’s top nightlife options and minutes from the Financial District, the South End and the Seaport District. At the Moxy Hotel’s summit will be a new rooftop bar overlooking the Boston skyline. The tower’s base will host a new two-story electronic billboard. Construction of proposed Fenway gateway hotel would begin Q3 2018
OTO Development aims to start construction of its’ proposed hotel at 1241 Boylston Street, located across from the Emerald Necklace park at the gateway to the Fenway neighborhood, in the third quarter of 2018 per newly revealed project plans. OTO’s proposed hotel would open by the end of 2020 and feature 184 rooms as well as a 4,600-square-foot ground-floor restaurant. The hotel would be located in a rapidly transforming corner of the Fenway neighborhood, across from the recently completed Viridian luxury apartments and next to Boston Arts Academy, a school dedicated to the arts that will demolish its’ existing building in Fall 2018 and construct a new, state-of-the-art facility. OTO has revealed a new rendering of its’ proposed hotel, which would feature a varied materials palette in tune with the Fenway’s multifaceted architecture; the rendering is posted above. OTO has submitted a Project Notification Form (PNF) to the Boston Planning & Development Agency (BPDA) formally proposing the hotel; the BPDA is now reviewing the proposal.

Financing secured for new-construction Hilton hotel in Woburn
A new 235-key Hilton hotel in Woburn located next to the intersection of Interstates 93 and 95 is expected to break ground this month after securing $53 million in equity financing. Colliers International worked on behalf of site owner Madison Properties and hotel developer Concord Hospitality Enterprises to secure the financing through Whitman Peterson LLC. The hotel, which is scheduled to open 2018, will be located in a retail and entertainment dominated area minutes from Downtown Boston. The hotel will be a dual branded Homewood Suites and Hampton Inn & Suites, and will feature three retail pad sites including Red Robin and Chick-Fil-A.

184-room hotel proposed on Boylston Street in Fenway
OTO Development, who entered a ground lease option for the 0.5-acre Shell gasoline station at 1241 Boylston Street in the Fenway last Summer, proposes to construct an eight-story, 184-room hotel with a ground floor restaurant on the property. Located next to Fenway Park, the hotel would contain amenities including meeting space and lounges, as well as 82 on-site parking spaces in an underground garage.
The proposed hotel follows Mark Development and Buckminster Annex Corporation’s recent proposal to construct two hotel towers containing 763 rooms in the Fenway’s Kenmore Square. OTO has filed a Letter of Intent (LOI) with the Boston Planning & Development Agency (BPDA) formally proposing the hotel, kicking off the project’s official review process. OTO’s ground lease for 1241 Boylston Street is contingent upon OTO securing approval to construct a hotel on the site.

Drilled shaft installation underway at Moxy Hotel, upcoming 24-story tower in Theater District
Drilled shafts extending nearly 100 feet below grade are now being installed on the future site of the 24-story, 346-room Moxy Hotel tower in the Theater District, strengthening the tower's foundation. Nearly 100-foot-deep holes are now being drilled, after which concrete is being placed within to construct the shafts. The tower's foundation will be completed in the coming months, after which construction of the tower's superstructure will begin. The Moxy Hotel will feature a top-floor rooftop bar overlooking the Boston skyline. National hotel developer eyes Fenway gas station for development
National hotel developer OTO Development has entered a ground lease option for the 0.5-acre gas station property at 1421 Boylston Street in the Fenway, contingent upon OTO securing approval to construct a hotel on the site. The hotel would be located steps from Fenway Park, and would join seven hotels currently located in the Fenway neighborhood and Longwood Medical Area; the district has the highest year-to-date hotel occupancy rate in Boston and Cambridge, standing at 78.8%, according to Pinnacle Advisory Group. OTO develops upscale Marriott, Hyatt, Hilton and Starwood select-service and extended-stay hotels across the United States. The company has developed 530 hotels and counting, with 64 properties under OTO’s management.

399 Congress mixed-use tower in Seaport District starts foundation work, new rendering revealed
Preparations for foundation work are now underway at the future site of the 22-story 399 Congress mixed-use tower in the Seaport District, which will feature 414 apartment residences and approximately 12,000 square feet of ground-floor retail, innovation and lobby space. Foundation work, including excavation of the building’s three-level, 144-space underground parking garage, is scheduled to last through next April, at which point structural frame construction will begin.
399 Congress' facade will feature a mix of dark and light grey metal panels with glass curtain wall, as opposed to the originally-proposed tan finish panels; the latest 399 Congress rendering is posted above. The building will be located across from the $900 million, 1.3-million-square-foot Echelon Seaport mixed-use development, which broke ground last month, and steps from the $157 million, 325,000-square-foot Waterside Place Phase 1B mixed-use development, which is expected to start construction this year. Developer Crescent Heights acquired the 0.7-acre 399 Congress Street site for $36 million in January 2016. Crescent Heights recently closed on $157 million of construction financing for 399 Congress provided by The Union Labor Life Insurance Company.

Finishing touches underway at new Residence Inn Braintree hotel, opening this Summer
Just about all exterior facade bricks and panels have been installed at the new 140-room Residence Inn Braintree hotel, built by Dellbrook | JKS, opening this Summer just off of Route 128. Inside the building, high-end finishes are being installed in hotel rooms and common amenity spaces. Casual American restaurant 110 Grill will open in a newly erected single-story retail building next to the hotel on Thursday, July 6th. Residence Inn Braintree is located a short drive from the MBTA Red Line, as well as to Downtown Boston. The Logan Express bus, which provides regular direct service to Logan Airport, is located next to the hotel. The following are photographs of Residence Inn Braintree:

Dellbrook | JKS installs facade finishes at Residence Inn Braintree
The first brick exterior facade finishes are now being installed at Residence Inn Braintree, a new 140-room hotel built by Dellbrook | JKS opening this year along Route 128. Mixed-use development proposed at Brookline Holiday Inn site
A development team including Seaport District pioneer Joe Fallon and private equity firm Westbrook Partners is proposing to redevelop the Brookline Holiday Inn, located at 1200 Beacon Street in Coolidge Corner, into a new mixed-use development. The proposal, in its’ early stages, is now under review by the Town of Brookline. The development team purchased the Holiday Inn site in August 2016 for $74 million.

Moxy Hotel tower construction starting in Downtown Crossing, new renderings released
Preparations are now underway at the Moxy Hotel site in Downtown Crossing to start construction of the upcoming 24-story Moxy Hotel tower. Construction is expected to start in earnest in Spring 2017. New renderings of the tower have been released; these renderings are posted above. Expected completion of the Moxy Hotel is in late 2018. Lee Kennedy Company is the project's general contractor.

Residence Inn Braintree reaches full height, exterior finishing underway
Residence Inn Braintree's six-story structural frame has reached its' full height. The Dellbrook | JKS construction team is at work installing the hotel frame's final prefabricated wood framing panels. Exterior finish installation has commenced at Residence Inn Braintree, with moisture-resistant sheathing installed along the hotel's first floor. Moxy Hotel groundbreaking anticipated this December, Norwich Partners taking over project
Per an Environmental Notification Form (ENF) submitted to the Executive Office of Energy and Environmental Affairs, the Moxy Hotel at 240 Tremont Street in Downtown Crossing will break ground in December 2016 with estimated completion in Late 2018; the following is a link to the ENF. Norwich Partners, developer of the Envoy Hotel, will take over the approved project from Abbott Development; the Boston Planning & Development Agency (BPDA) will grant Norwich Partners a long-term lease of the 0.13-acre BPDA-owned project site. Abbott Development received approval from the BPDA in July 2015 to construct the 23-story, 346-room Moxy Hotel; the Moxy Hotel is already listed on Norwich Partners’ website. General Contractor Lee Kennedy Company, who also built the Envoy Hotel, will construct the Moxy Hotel. Additional information about the Moxy Hotel can be found above.

Ribbon cut on first new Watertown hotel in over 50 years
A ribbon cutting ceremony was held last Tuesday (September 20th, 2016) marking the opening of Residence Inn Boston Watertown, the first new Watertown hotel in over 50 years; the following is a link to the official press release announcing the opening. The hotel features 150 studio, one-bedroom and two-bedroom suites with guest amenities including meeting space, a swimming pool, a fitness center and complimentary on-site parking.
Residence Inn Boston Watertown is conveniently located along the Charles River a short drive to Downtown Boston. The proposed Arsenal Project, a mixed-use development that would contain approximately 500 residential units and approximately 350,000 square feet of retail, is located across from the hotel. “We built a contemporary building on purpose that has a 24/7 life to it,” said William McQuillan, Principal of developer Boylston Properties. “It’s about the future of Watertown, and it’s one of a number of projects going on in the East End that are all about the future of Watertown.”

New 130-room hotel completed in Brookline Village
The new 130-room Homewood Suites Brookline hotel, located in Brookline Village on Route 9 steps to the MBTA Green Line, is now open and complete; the following is a link to the official press release announcing the building's completion. Built by Tocci Building Companies, the hotel features 130 upscale suites with amenities including a swimming pool, a fitness center, outdoor terraces and gardens and meeting spaces. Homewood Suites Brookline opened to guests in summer 2016 and broke ground in July 2014; the hotel’s developer is Claremont Companies, who is now proposing a second Brookline Village hotel at 25 Washington Street. Envoy Hotel sold to Hersha Hospitality for over $70 million
Norwich Partners, developer of the Envoy Hotel in Boston's Seaport District, has sold the Envoy Hotel building for $70,789,300 to Hersha Hospitality of Pennsylvania as recorded today in the Suffolk County Registry of Deeds. Norwich Partners acquired the hotel site in December 2011 for $8,998,000 and secured $38.5 million in financing for the project through RBS Citizens NA in August 2013. The Envoy Hotel broke ground in October 2013 and cost approximately $70 million to build.
The Envoy Hotel, open since summer 2015, features 136 keys as well as the popular Lookout rooftop and Outlook restaurants/bars. The hotel was voted Best New US Hotel of 2015 by USA Today. The following is the deed for the sale of the Envoy Hotel to Hersha Hospitality:

Chinatown could get a new 250-room hotel
Developers Marty McInnis and Reid Joseph of ESXMA 72GL Owner, LLC propose to demolish an existing eight-story building at 73-79 Essex Street in Chinatown and construct a new 17-story hotel with approximately 250 guest rooms. The developers hope to start construction of the proposed hotel, designed by Group One Partners, in the third quarter of 2017; construction would take approximately 24 months.
A project notification form for the proposed hotel at 73-79 Essex Street was filed with the Boston Redevelopment Authority on April 21st, 2016. More information about the proposed hotel is posted below.

Finishing touches underway as Homewood Suites Brookline nears June 2016 opening
Exterior finishes have been installed throughout Homewood Suites Brookline's facade. The building now has a strong presence along Route 9 in Brookline Village. Official Homewood Suites signage has been installed along the building's facade. Finishing touches are now underway along the facade and the ground floor targeting Homewood Suites Brookline's scheduled June 2016 opening. Per an update posted on Homewood Suites Brookline's website, the hotel will open to guests in June 2016. Homewood Suites Brookline is currently accepting reservations for arrivals starting June 6th, 2016.
Homewood Suites Brookline is the first of what could be a wave of development projects coming to Brookline Village. Claremont Companies, who is Homewood Suites Brookline's developer, proposes to build a second Brookline Village hotel at 25 Washington Street. The Fallon Company, developer of Fan Pier in Boston's Seaport District, recently bought a 12,125 square foot Brookline Village parcel at 20 Boylston Street. The Hotel Commonwealth Expansion opened on December 15th, 2015 as an annex to the existing Hotel Commonwealth. The new building features a 1,400 square foot outdoor terrace overlooking Fenway Park, 7,500 square feet of function space and rooms with commanding views of downtown Boston. The now-complete project has increased Hotel Commonwealth's capacity by 96 rooms to 245 rooms total.

The Seaport District parcel approved for construction of The Residences at 399 Congress Street was sold today by Madison Seaport Holdings LLC to 399 Congress LLC, an affiliate of developer Crescent Heights. Sale price was $36,000,000.
The parcel was last sold in 2006 to Madison Seaport Holdings LLC for $5,650,000.

We stopped by under-construction Homewood Suites Brookline, where construction is progressing in earnest! Installation of brick exterior finishes has begun, and windows are just about fully installed. Fireproofing is installed throughout the building's facade.
