Cronin Development Brings BAMO on Board to Design Interiors for the St. Regis Residences, Boston
Cronin Development has hired BAMO of San Francisco to design interiors for The St. Regis Residences, Boston. The team, led by principal Billy Quimby, is developing the design for the kitchens, bathrooms, and finishes and fixtures throughout the individual units, as well as creating the full interior vision for the lobby and amenity spaces.
Located at 150 Seaport Boulevard, the residence-only tower will be BAMO’s first ground-up development in the Boston area. Initial designs of the interior spaces show reflections of Boston’s history, culture and maritime heritage with a sail-inspired carved feature wall, nautical reception desk, and the use of hand-forged bronze, barnacle textures, and a palette colored by the tones at water’s edge.
Well-known for both hospitality and residential designs, BAMO is an ideal partner for The Residences. The firm’s residential experience positions it well for interpreting the St. Regis brand for the Boston luxury condominium market.

Building Permit Granted for St. Regis Residences, Boston
A building permit has been granted for the upcoming development at 150 Seaport Boulevard in Boston's Seaport District.
The Upcoming 22-story mixed-use waterfront building is the future home of The St. Regis Residences, Boston. The building will contain 114 residential condominiums, 10,700 square feet of ground and second level retail space, and three levels of underground parking. The ground floor space will feature a signature restaurant.
Construction Continues on Cambria Hotel in South Boston
With the hotel scheduled to welcome guests at the end of June 2019, interior work is ongoing for the upcoming 159 room boutique hotel in South Boston, just minutes from Downtown. The 14 story hotel will feature a rooftop bar, fitness center, and meeting rooms.
Demolition of parts of the former Boston Globe headquarters is ongoing to transform the site into a creative hub of office, retail, and lab space. The existing three-story building at the center of the site will be retained and a new multi-story atrium will be built at the entrance. The atrium will be open to the public and offer a food hall and meeting space. In total, The Beat will include 360,000sf of office space, 300,000sf of flex/light industrial space, a 10,000sf fitness center, and a 100 seat restaurant.

Notice of Project Change at The Archer Residences in Beacon Hill
The project change calls for the redevelopment of existing Suffolk University Archer and Donahue buildings into 62 (originally 67) residential units with 54 (originally 50) parking spaces.
The Archer Residences will restore two existing historic buildings and construct a new penthouse level. Amenities at The Archer Residences will include concierge service, a fitness center, a children's room, and a common roof deck.
Demolition of Whiskey Priest & The Atlantic Beer Garden along Boston's waterfront has begun to make way for the upcoming St. Regis Residences. Once the bars have been cleared work will start on the 22 story tower that will hold 114 luxury residences. The project also calls for around 10,000 sf retail space and three levels of underground parking.
Construction is expected to be complete in around 2 years.
Electrical Permit Issued for The Archer Residences
An electrical permit has been issued for The Archer Residences in Beacon Hill. The luxury condo development along Temple Street will feature 67 condo units in two restored historical buildings. Resident amenities will include concierge service, a fitness center, a children's room, and a roof terrace.
A Certificate of Occupancy has been issued for the all-new luxury condos at 14 West Broadway in South Boston. The 10-story building includes 49 condos featuring open concept layouts, large windows, top of the line appliances and marble bathrooms. The project also features a covered portico at the back of the building for residents to access 24-hour underground valet parking.
14 WEST's ground floor will include a 350-seat, 6,000 square foot restaurant that will be connected to the ground floor of 6 West Broadway, the hotel being built next door.
Framing Nearing Full Height at 480 Rutherford in Charlestown
Framing is reaching the sixth floor for the upcoming 177 unit building on Rutherford Avenue in Charlestown. The luxury building will feature a mix of studio, 1 and 2 bedroom units along with a courtyard with city views, fitness center, and dog wash station. The project will also include parking for 90 cars and 172 bikes.
Holliday Fenoglio Fowler, L.P. (HFF) announced $341 million in construction financing and joint venture equity for the development of The St. Regis Residences, Boston, an iconic, luxury waterfront condominium tower located on one of the last remaining developable waterfront parcels in downtown Boston.
The HFF team worked as an exclusive advisor to the developer, Cronin Development, to secure $306.5 million in construction financing from JPMorgan Chase Bank, N.A. Additionally, HFF advised Cronin Development in structuring a joint venture equity partnership for $34.5 million with a private equity partner, the JCM Opportunity Fund I, LLC, a subsidiary holding of Joyal Capital Management led by Gary F. Joyal, CEO and managing partner.
With 114 units spread over 22 stories, The St. Regis Residences, Boston features a twisting and angular contemporary design evoking billowing sails in a nod to its nautical location. Every single residence in this architecturally significant building offers sweeping views of Boston or Boston Harbor as well as extensive access to outdoor space. The Residences will also include underground parking, a two-story signature restaurant, five-star amenities and customized services for owners.
Yesterday’s groundbreaking for the St. Regis Residences on Boston’s waterfront gave a glimpse into the luxury that residents will enjoy from one of the top luxury brands in the world. Guests to the groundbreaking were greeted by a string quartet and the Boston Police Galic Column and Drums bagpipe band. Instead of the ceremonial shoveling of dirt, the team opted for the sabering of champagne!
Jon Cronin, Founder of the Cronin Group, spoke about 12-year journey of the project and the importance of the site. He commended the late Howard Elkus on his visionary and beautiful design that mimics a billowing sail and will act as a gateway to Boston Harbor. Exterior Work Nearly Complete for Cambria Hotel in South Boston
Exterior work is nearly complete for the upcoming 14-story, Cambria Hotel on Broadway in South Boston. This boutique property will include 159 guest rooms along with a fitness center, meeting rooms, and a restaurant with a seasonal roof deck. The hotel is expected to open in 2019.
UMass Boston celebrated the opening of their first-ever residence hall with a ribbon cutting earlier this week (Tuesday, 8/28). The $120 million project will house 1077 students, who will start moving in this weekend. The 260,000-square-foot complex also features study lounges, a dining commons and seminar rooms.

Construction is well underway on this upcoming luxury condominium development featuring 67 residences. The Archer Residences will restore two historic buildings and construct a new penthouse level. The penthouse unit, at nearly 6,000 sf is currently listed for $18 million and features a 2,300 sf terrace with an infinity edge pool. Amenities at The Archer Residences will include concierge service, a fitness center, a kids room and a common roof deck. An underground parking garage will contain 54 spaces. Construction is expected to be complete by the end of 2019.
The building boom in Boston's Seaport continues as site work is not underway at Parcel K, at the corner of Northern Avenue & Congress Street. The upcoming project feature 2 buildings, a 304 unit residential building and a 293 room Hyatt Place Hotel. There will also be 12,000 sf flex/innovation space and 18,000 sf of retail on site.
14 West in South Boston Nearing Completion: Expected Opening in September
Interior work is wrapping up at 14 West, the new 49 unit luxury condo project in South Boston. A representative from Compass, the sales team on the project, has confirmed they expect the doors to open in about 30 days. The 10 story building will feature units ranging from 1 bedroom to four bedroom duplexes. Resident amenities will include a roof deck, fitness center, and 24-hour underground valet parking.

Construction ongoing at 480 Rutherford in Charlestown
Construction is ongoing at 480 Rutherford Avenue - named “The Harvey” - in Charlestown. The development is an approved 177-unit residential apartment building with 10,500 square feet of ground-floor retail located in Charlestown's Sullivan Square steps to the MBTA Orange Line and is slated for completion in 2019.
The building will include 67 studios, 81 one-bedrooms and 29 two-bedrooms. Resident amenities will include an outdoor courtyard with city views, a fitness/yoga studio, a social lounge and a dog wash station. A 90-space vehicle parking garage will be located at-grade and underneath the building. The garage will also contain 172 bicycle parking spaces. 480 Rutherford Avenue will be LEED Platinum-certifiable.
Boston Celtics and New Balance Open “The Auerbach Center at New Balance World Headquarters"
The 17-time NBA Champion Boston Celtics together with New Balance Athletics and NB Development opened the Auerbach Center at New Balance World Headquarters on June 19th as the team’s official practice facility. The 70,000 square foot structure at Boston Landing boasts best-in-class technology and equipment across strength and conditioning, recovery, sports science, and nutrition - each geared towards optimizing athlete performance.
The Auerbach Center, or “Red’s House,” is the centerpiece of the wide-ranging initiative between the Boston Celtics and New Balance. The relationship includes a shared focus on performance, innovation and community give-back, and has its origins in a little-known but formative friendship between the patriarchs of the two Boston institutions.
The bond dates back to the late 1970s, when Arnold “Red” Auerbach, then the President and General Manager of the Boston Celtics, served as a mentor to current New Balance Chairman, Jim Davis. The two entrepreneurial minds met regularly to share thinking on establishing winning cultures for their respective organizations. That spirit remains intact and informed every aspect of this collaboration.

Pierce Boston, a 30-story, 378-foot-tall tower that is Massachusetts’ tallest tower west of the Back Bay, officially opened to residents in the beginning of March and has lived up to the hype. Mainely Burgers to Open a Second Brick and Mortar Location at Boston Landing
NB Development Group announced the signing of Mainely Burgers as the most recent retail lease at Boston Landing. The Mainely signing will kick off the retail leasing in the residential building, Lantera by taking 2,134 square-feet on the ground floor.
Mainely Burgers, now in its seventh year, started with a summer food truck in Maine. Since 2012, the Maine business has grown to two burger trucks and one ice cream truck, aptly named Mainely Treats. In September of 2016, the company opened its first brick and mortar restaurant in Central Square, Cambridge. Mainely Burgers is owned and operated by brothers Jack and Max Barber, 2016 and 2017 graduates of Babson College.

Grand Opening Ceremony for The Auerbach Center at New Balance World Headquarters
On Tuesday, June 19th, the Boston Celtics will unveil their new practice facility, The Auerbach Center at New Balance World Headquarters. The Auerbach Center is the latest dramatic element at Boston Landing — at 55 feet in the air cantilevered out to the edge of the Mass Pike. The Celtics’ new 70,000 square foot practice home is highly visible from the Massachusetts Turnpike with a forty-foot glass wall enclosing the practice courts that face the approximately 130,000 daily commuters.
Wyc Grousbeck and Rich Gotham of the Boston Celtics, Jim Davis of New Balance Athletics, Jim Halliday, of NB Development Group, Governor Charlie Baker, and Mayor Martin J. Walsh will all be in attendance.
The proposed project consists of the renovation and reuse of the approximately 695,000 square foot building located at 135 Morrissey Boulevard in Dorchester (the former Boston Globe Headquarters).

The 135 Morrissey Boulevard project is located in Dorchester at the former Boston Globe Headquarters building. The project includes a comprehensive renovation of both the inside and outside of the former Boston Globe Headquarters building. In addition, the project will include landscaping improvements throughout the project site.
Overall, the improvements will result in 695,000 square feet of refurbished space meant to attract creative office, technology, light manufacturing, warehouse, retail, and life science tenants, with approximately 868 off-street parking spaces and approximately 209 bicycle storage spaces. The envisioned building program is made up of the following uses: office/business, tech flex/light industrial, retail/restaurant, food service and fitness space.
In addition, the proposed 135 Morrissey Boulevard project will provide community benefits to Dorchester and Boston as a whole. These benefits include 2,500 square feet of space located at the project site to be programmed and utilized as a community job training/employment center, open to the public. This space will be provided at no cost to a local non-profit organization. In addition, a contribution of $4,772,723 in housing linkage will be made to the Neighborhood Housing Trust (NHT), along with a commitment to adopt the Commonwealth of Massachusetts Department of Conservation & Recreation (DCR)-owned public open space known as Patten’s Cove for no less than 10 years.
Facebook is planning to hire more than 500 employees for its new office in Cambridge, according to Ryan Mack, Facebook Boston site lead, who discussed more the move and the company’s hiring plans.
“We’re always hiring,” Mack said in an interview. “We’re actively recruiting and I’d be happy to talk with people.”
Here’s what we know so far about the new Facebook office (and the types of jobs it’s looking to hire).
The new office
The company moved from its current location at One Broadway to 100 Binney St. The two locations are less than a 10-minute walking distance from each other in the Kendall Square area. Mack said that the new space is around 130,000 square feet, so six times the size of the current space.
How many positions?
Mack estimates that the new space has a capacity of 650 employees. Currently, over 100 people work in the Boston office.
What profiles is Facebook Boston looking for?
Primarily, technical and engineers. “We are hiring software engineers focusing on infrastructure, mobile application development, networking, compilers, data warehouses, machine learning experts and data scientists,” Mack said. In the Facebook Boston location, employees focus on machine learning and how to scale machine learning efficiently, among other things.
How to apply?
Currently, the Facebook careers page lists 20 openings for Boston. The company is looking for software engineers with different specializations, including machine learning, traffic infrastructure, iOS and Android. Concrete pouring of South Boston hotel tower superstructure underway
The future 14-story Cambria Hotel at Six West Broadway in South Boston has gone vertical, with pouring of its’ concrete superstructure now underway. Nearly half of the superstructure has been poured, and the tower is expected to top off in the coming weeks, after which facade installation will begin. The 159-room boutique hotel is expected to open in 2019 and will include amenities such as a seasonal roof deck restaurant & lounge and a ground-level live entertainment restaurant. $160 million construction financing secured for The Archer Residences luxury condominiums on Beacon Hill
The Archer Residences, an upcoming luxury condominium building located on Beacon Hill at 33-61 Temple Street, has secured $160 million in construction financing, allowing the project to proceed. Financing has been provided by a joint venture of GTIS Partners, Golden Tree Asset Management and The Union Labor Life Company. “We were attracted to this investment principally because The Archer Residences Beacon Hill is destined to become a much sought-after development in one of Boston’s most elite areas,” said Herb Kolben, Senior Vice President of Union Labor Life's Real Estate Investment Group, in a prepared statement. “There’s nothing else comparable to it in the neighborhood.”
The Archer Residences is Beacon Hill’s largest luxury condominium development currently under construction. Developed by Center Court Partners, the building will feature 70 residences anticipated to be available for sale by the end of this month. Amenities at The Archer Residences will include on-site parking, concierge service, a fitness center, a kids room and a common roof deck.
Finishing touches underway at South End’s Siena at Ink Block new-construction luxury condominiums
The stunning facade of the South End’s eight-story, 76-unit Siena at Ink Block new-construction condominium building, featuring black and white exterior finish panels meshed with floor-to-ceiling glass, has been just about fully installed. The BEAT to provide Dorchester with creative office and industrial hub
Nordblom Company and Alcion Ventures, who acquired the former Boston Globe property in Dorchester for $81 million in December 2017, propose to transform the property into The BEAT, a $200 million office and industrial innovation hub that would bring over 3,000 new jobs to the Dorchester economy. The BEAT would repurpose the existing building on site, creating a total of 695,000 square feet including 360,000 square feet of office space and 300,000 square feet of flex/light industrial space.
At The BEAT’s center would be a natural light-laden atrium open to the public during working hours, including a food hall and collaborative meeting and gathering spaces. The BEAT would also include a 10,000-square-foot fitness space, a 100-seat restaurant and a micro craft brewery with a food component, including an outdoor beer garden.
Nordblom and Alcion hope to start construction of The BEAT in the third quarter of 2018; construction would last 12 to 14 months. The City of Boston is now reviewing the proposed project plans.
Wine bar opening at Fenway’s new Pierce Boston luxury tower
The proponents of Downtown Crossing’s haley.henry wine bar, located on the ground floor of the 45 Province condominium tower, will open a second wine bar dubbed nathálie on the ground floor of the new 30-story Pierce Boston, the Fenway neighborhood’s tallest tower. Between 50 and 60 wines will be served at nathálie, emphasizing female wine producers and old world varieties, per Eater Boston. Fit out of the 1,200-square-foot space, which will also include a 200-square-foot outdoor patio, is expected to commence in March. nathálie is expected to open this Summer, and will feature a variety of seating options including a bar, high-tops along windows, a lounge area and banquette seating.
“Where haley.henry is a very masculine, tinned fish/wine bar, nathálie will be the dynamic, invigorating daughter that brings a whole new twist to Fenway,” said haley.henry and nathálie owner Haley Fortier in a prepared statement. “We are very much looking forward to establishing some amazing relationships by providing a unique wine bar experience for this part of the city.” Pierce Boston is set to open in February, and features residences including 109 condominiums and 240 apartments as well as 30,000 square feet of exclusive retail across the first two floors. At the top of the tower is a Levity Lounge exclusive to condominium owners, which includes the highest situated outdoor pool in the City of Boston.
150 Seaport waterfront condominium tower breaking ground this Spring
The 22-story 150 Seaport waterfront condominium tower in the Seaport District is expected to break ground this Spring, following a deal to create more on-site public space. Environmental advocacy group Conservation Law Foundation (CLF) had previously sued developer Cronin Holdings on the grounds of limiting public access to the waterfront with the approved tower.
In exchange for CLF dropping the lawsuit, allowing construction of the tower to move forward, Cronin will provide $13.1 million towards a new waterfront park and $5.4 million towards waterfront programming for children. Cronin will also build a public dock on the 150 Seaport site and increase the portion to the project footprint dedicated to public use by 60%.
The $260 million 150 Seaport will contain 124 luxurious condominium residences with sweeping views, as well as 10,700 square feet of ground and second level retail/restaurant space and three levels of underground parking. The tower will replace the existing Atlantic Beer Garden and Whiskey Priest bars.

The 17-story facade of The Residences at Boston Landing, a 295-unit luxury apartment community opening this Summer at the 15.2-acre Boston Landing mixed-use development in Brighton, has been completed, with all windows and exterior finish panels installed. Inside the building, luxurious finishes are being installed within residences, common areas and amenity spaces, which will include a fitness center, multiple roof decks, an active lounge with a pool table and a 20,000-square-foot landscaped patio with a swimming pool and cabanas. 321 Harrison office development in South End could break ground by March
The 321 Harrison office development in the South End will reportedly move forward on a speculative basis, with developers Nordblom Company and CIM Group seeking to start foundation work by March. Per an update by The Boston Sun, the proponents have sought their building permit for the approved eight-story, 232,500-square-foot project and, pending the permit’s issuing, could complete the building by summer 2019. 321 Harrison will be built using a pile system that screws into the building’s foundation, as opposed to noisier pile driving.
321 Harrison will be constructed atop the three-story parking garage of the existing 11-story, 235,000-square-foot 1000 Washington Street office building. CIM Group acquired the 1000 Washington Street property for $114.2 million in cash in September 2017 from a partnership of Nordblom Company and Rubinstein Partners. Nordblom remains a stakeholder in 321 Harrison Avenue and will remain involved with developing 321 Harrison and managing the property.
Charlestown Navy Yard's Chain Forge Hotel moves forward with long-term ground lease closing
The upcoming 230-room Chain Forge Hotel in the Charlestown Navy Yard has taken a step forward with developer Kavanagh Advisory Group's closing on a long-term ground lease for the City-owned property. With the lease closing, the proponent will be able to move forward with environmental remediation of the long-vacant historic chain factory, and construction of the hotel. Operated by Starwood Hotels, the extended stay hotel will also include a 6,000-square-foot restaurant and will be located in the heart of Charlestown's historic Navy Yard, minutes from Downtown Boston. Within the hotel will be a chain manufacturing history exhibit open to the public featuring 38 historic pieces of industrial machinery. Construction site preparation work on the Chain Forge Hotel property is expected to begin in the coming months.

Sale of Boston Globe’s former Dorchester headquarters closes for $81 million
Nordblom Company and Alcion Ventures, who propose to develop The Boston Globe’s former headquarters at 135 Morrissey Boulevard in Dorchester into a hub for high-tech jobs, have acquired the property for $81 million. The sale of the 815,000-square-foot office and industrial building, which stands on 16.5 acres located just off of Interstate 93, amounts to about $99 per square foot. Acore Capital Mortgage LP provided $75 million in financing towards the acquisition.
Nordblom and Alcion plan to construct an urban innovation campus on the property, renovating and reusing the existing building to create 690,000 square feet of creative office space for technology and life sciences companies, light industrial space and food & beverage-oriented retail including a craft brewery. The adjacent Patten’s Cove public park would also be overhauled, and improvements would be made to the connectivity of the Savin Hill neighborhood to the nearby JFK/UMass MBTA Red Line station. The Boston Planning & Development Agency (BPDA) is now reviewing Nordblom and Alcion’s proposed plans for 135 Morrissey Boulevard.
Hotel opens at The District Burlington, new mixed-use neighborhood north of Boston
A 170-room Marriott Residence Inn hotel has opened at The District Burlington, a new mixed-use neighborhood located in Burlington, MA created from a 1970s office park. Suites at the hotel include one- and two-bedrooms and feature free Wi-Fi and flat-screens, kitchens and living areas. On-site amenities include parking, an indoor pool, a hot tub and a gym. A casual steakhouse will open at the hotel in 2018, complementing The District's culinary options which include Island Creek Oyster Bar, Pressed Cafe, Tavern in the Square and Tuscan Kitchen.
The District Burlington's office component is over 85% leased by over 40 tenants, including BAE Systems, Black Duck Software, Charles River Development and Decision Resources. A total of 30,000 square feet of retail are now located at the development, and The District Burlington's streetscape has been enhanced with new sidewalks and bicycle sharing in order to improve walkability and connectivity. 150 Seaport waterfront condominium developer paying nearly $2 million for sliver of Seaport sidewalk
Cronin Holdings has reached an agreement with the City of Boston to buy 3,290 square feet of Seaport District sidewalk adjacent to 150 Seaport Boulevard, a site which Cronin will develop into a $260 million, 22-story, 124-unit luxury condominium tower, for $1.95 million. The sale will amount to about $593 per square foot, a far cry from the land’s original appraisal of $55,000. The site was ultimately reappraised based upon its’ value to Cronin’s project, as opposed to comparisons to similar unusable lots across Boston. The 3,290-square-foot site will give Cronin the space needed to construct the 283,700-square-foot tower; Cronin will pay the City for the site over 10 years with interest. Pending State environmental approvals and resolution of a lawsuit filed by the Conservation Law Foundation regarding public access to the waterfront, Cronin plans to break ground on 150 Seaport in Fall 2018.

Ground lease approval moves 500,000-square-foot Seaport District development into construction phase
Massport has approved a long-term ground lease for the 2.5-acre Parcel K in the Seaport District, allowing a 500,000-square-foot mixed-use development to proceed with construction next month. The development, developed by Lincoln Property Company and Phoenix Property Company, will feature 304 residential apartments, a 294-room Hyatt Place boutique hotel, approximately 12,000 square feet of office space and approximately 18,000 square feet of retail and restaurant space across two new-construction 12-story buildings. Construction is now expected to commence in December and last approximately two years. Parcel K is owned by Massport and located at 315 Northern Avenue in the Seaport District.

Significant landscaping and pedestrian realm improvements would be made to the 16.61-acre site, including an overhaul of the adjacent Patten’s Cove public park and increased connectivity of the Savin Hill neighborhood to the nearby JFK/UMass MBTA Red Line station. Nordblom will reveal additional details of the 135 Morrissey proposal in a Project Notification Form (PNF) filing in the coming months.
Widett Circle seafood vendors propose new South Boston Waterfront facility
After listing their longtime home at Widett Circle in South Boston for sale, the seafood vendors of New Boston Food Market, in conjunction with Boston Global Investors, propose to construct a new 79,000-square-foot multi-tenant facility for seafood processing, storage and refrigeration on the South Boston Waterfront. The proposed building would be a two-story, light industrial building of approximately 56,000 gross square feet on the first floor, with an office mezzanine area on the second floor of approximately 23,000 gross square feet. The building would be constructed on the vacant Parcel M of the Raymond L. Flynn Marine Park, located at 3 Dolphin Way. The proponents have filed a Letter of Intent (LOI) with the Boston Planning & Development Agency (BPDA) to construct the proposed facility and anticipate filing a Project Notification Form (PNF) for the project upon completion of negotiations with the BPDA, Parcel M’s owner, for a ground lease.
Ground broken on 177 apartments in Sullivan Square
A groundbreaking ceremony was held Tuesday morning for 480 Rutherford Avenue, an upcoming 177-unit apartment building located in Charlestown’s Sullivan Square. 480 Rutherford Avenue will contain studio, one-bedroom and two-bedroom residences, 23 of which will be affordable. The LEED Platinum-certifiable 480 Rutherford Avenue will be the first residential building at Hood Park, a 20-acre development permitted for over 1.1 million square feet of new construction. “Expanding upon the success of the commercial redevelopment of Hood Park, we are excited to bring a residential component to the project,” said Chris Kaneb, manager of project developer Hood Park LLC. “It will undoubtedly bring a 24/7 vibrancy to the park, achieving our organization’s long-range vision for a complete, mixed use transformation." Completion of 480 Rutherford Avenue is anticipated in 2019. The building is located steps from the MBTA Orange Line and a short drive to Downtown Boston.
$205 million financing obtained for The District Burlington
The District Burlington, a former suburban office park recently transformed by National Development, Charles River Realty Investors and AEW Capital Management into a walkable mixed-use neighborhood, has received $205 million in financing secured by HFF. The seven-year fixed-rate permanent loan was obtained though a major life insurance company. “The borrower did a fantastic job repositioning the asset to become a best-in-class mixed-use park with the best amenity package available in the market,” said HFF Managing Director Greg LaBine in a prepared statement. “That led to increased tenant demand and higher rents, which when coupled with top institutional sponsorship within the borrower group, made this a compelling opportunity for the lender.”

Developer Nordblom Company, who has an agreement in place to acquire the 16.5-acre former Boston Globe headquarters at 135 Morrissey Boulevard in Dorchester, plans to transform the existing three-story building into a hub for high-tech jobs. Existing structures would be retrofitted for new uses including large labs and offices for robotics, life sciences and high tech manufacturing. Per a Dorchester Reporter report, MassRobotics and Cambridge Innovation Center are interested in opening a joint workspace at 135 Morrissey Boulevard.
Some smaller outbuildings would be removed from the existing 815,000-square-foot 135 Morrissey Boulevard building, resulting in 690,000 square feet of available space. A portion of the property would become a micro craft brewery with a food component. As part of the project, a multi-use path would be created around the site, renovating the underutilized adjacent Patten’s Cove park. Los Angeles, CA-based CIM Group has acquired 321 Harrison Avenue in the South End’s New York Streets neighborhood, site of an existing 11-story, 235,000-square-foot office building and three-story, 300-car garage as well as an approved eight-story, 232,500 square foot office development, for $114.2 million in cash. 321 Harrison Avenue’s seller is a partnership of Nordblom Company and Rubinstein Partners, who received approval in 2016 to construct the eight-story office development atop the garage as well as 2,500 square feet of retail or gallery space along the garage's ground floor. Nordblom remains a stakeholder in 321 Harrison Avenue and will continue to manage the property.
CIM Group has made a series of major acquisitions in Boston since 2016, most recently acquiring the 826-space 200 Stuart Street Garage in Bay Village, which serves the Revere Hotel, for $95 million and jointly acquiring 2.16 acres of developable land in the Fenway neighborhood with Cabot, Cabot & Forbes for $51 million. CIM Group also acquired the 1,037-space Motor Mart Garage, located across from the 200 Stuart Street Garage, for $162.5 million in October 2016, and 95 Berkeley Street, a 114,000-square-foot South End office building, for $43 million in March 2016.
New 100 Binney office building in Kendall Square now fully leased
Ahead of construction completion this Fall, Alexandria Real Estate Equities has fully leased the 431,500-square-foot 100 Binney office building in Kendall Square. In addition to anchor tenant Bristol-Myers Squibb, who has leased 208,000 square feet across floors one to five, and Facebook, who has leased 129,636 square feet across the building's top three floors, venture-backed biotech startups Foghorn Therapeutics, Sigilon Therapeutics, Tango Therapeutics and TCR2 Therapeutics will each lease approximately 22,000 square feet at 100 Binney. Alexandria will now shift its' focus towards pre-leasing its' new 172,500-square-foot 399 Binney Street speculative lab and office building in Kendall Square; with foundation construction now underway, 399 Binney Street is expected to open in late Fall 2018.
Facebook leasing top three floors of new 100 Binney office building in Kendall Square
Facebook has reportedly leased the top three floors of the newly built 10-story 100 Binney office building in Kendall Square, amounting to 129,636 square feet. Facebook will open a new office at 100 Binney in 2018 with capacity for up to 650 employees. The company will hire more than 500 new employees, becoming one of Cambridge’s largest employers. Facebook currently occupies an 18,500-square-foot office at One Broadway in Kendall Square, with capacity for up to 150 employees.
Per a Boston Globe report, Facebook’s new office will focus on providing mobile and data center support to Facebook’s 2 billion users, as well as serve as a hub for machine learning. The office will also focus upon building more efficient networks with telecom companies and partnering with hardware manufacturers for new product development. A new Connectivity Lab striving to provide internet and technology access to the 4 billion people worldwide who lack internet access will also be located at the office.
Facebook will share 100 Binney with global biopharmaceutical company Bristol-Myers Squibb, who has leased approximately 208,000 square feet across floors one through five through at least 2030. A total of 300 employees will work at Bristol-Myers Squibb’s new office. Just floors six and seven remain for lease at 100 Binney, amounting to approximately 80,000 square feet. 100 Binney totals approximately 431,500 rentable square feet and is expected to be delivered in the fourth quarter of this year.
New conference and meeting center proposed in Kendall Square, preserving and expanding existing warehouse
Alexandria Real Estate Equities proposes to restore and expand an existing three-story, 12,654-square-foot historic brick warehouse in Kendall Square, located at 41 Linskey Way adjacent to the 100 Binney Street development, constructing a new four-story, 28,505-square-foot conference and meeting center with two restaurants. The conference and meeting center would span 41 Linskey Way’s second and third floors, with restaurants on the building’s first and fourth floors; the fourth floor restaurant would feature a roof deck with outdoor seating. On 41 Linskey Way’s ground floor would be a public transportation hub featuring waiting areas and information about nearby transit and car-sharing programs. Alexandria has filed plans for 41 Linskey Way with the City of Cambridge, who is now reviewing the proposed project.

UMass Boston's first student residence hall tops off at 12 stories tall
UMass Boston's first-ever on-campus student residence hall, featuring 1,077 beds and a host of amenities, has topped off at 12 stories tall. A topping-off ceremony was held at the $120 million residence hall today, during which the structure's last steel beam was lifted into place. With structural steel construction complete, concrete floor pouring is now underway on the residence hall's upper floors. Concrete floors have been poured on the building's lower floors, along which facade weatherproofing has begun. Opening in time for the Fall 2018 semester, UMass Boston's residence hall will also provide the UMass Boston community with a new ground-floor dining hall. Nordblom acquiring 16.5-acre Boston Globe headquarters in Dorchester
Local real estate developer Nordblom Company will reportedly acquire the 16.5-acre former Boston Globe headquarters site at 135 Morrissey Boulevard in Dorchester. The Boston Globe and Nordblom reportedly signed an agreement for the acquisition this past Tuesday, August 1st; the deal will likely close this Fall. Development plans for the site have not yet been revealed. A vacant three-story, 815,000-square-foot building currently stands on the site, with the site's remainder comprised of surface parking. The Boston Globe has moved its' operations to a 75,000-square-foot office at Exchange Place in the Financial District, and its' printing and distribution to a 330,000-square-foot industrial building in Taunton.

Transformation of vacant East Cambridge municipal tower moves forward with court ruling
The transformation of the vacant Sullivan Courthouse and Middlesex Jail tower in East Cambridge has moved forward with the Massachusetts Appeals Court's upholding of the project's approval, ending a lengthy court battle and allowing developer Leggat McCall to proceed with construction. A group of East Cambridge residents had sued to block the project, citing concerns with the tower's density and height. Construction will now begin imminently on a gut rehabilitation of the tower, located at 40 Thorndike Street in East Cambridge. The tower will be converted into approximately 430,000 square feet of office, research & development space, 15,000 square feet of ground-floor retail and 24 apartment residences, all within the existing structure. Two floors will be removed from the existing 22-story, 282-foot-tall tower, resulting in a 20-story structure that is 24 feet shorter.

Developer backs out of deal to acquire 16.5-acre Boston Globe headquarters in Dorchester
Center Court Properties has reportedly backed out of a deal to acquire the 16.5-acre Boston Globe headquarters in Dorchester for over $80 million. “We’re enthusiastic about exploring other possibilities,” said Globe Chief Operating Officer Sean Keohan in the Globe's report. Center Court's abandonment of the deal follows Winstanley Enterprises pulling out of its' agreement to acquire the Globe property in 2015. The Globe will still move forward with its' move to a new 75,000-square-foot office at Exchange Place in the Financial District this June.
With a new commuter rail station set to open this morning, Boston Landing, a former vacant brownfield site located just outside of Downtown Boston, has become the next epicenter for transit-oriented development. The Residences at Boston Landing, a 311,000-square-foot mixed-use development in Brighton featuring 295 luxury apartment residences and 16,400 square feet of ground-floor retail, has topped off at 17 stories tall. A topping-off ceremony was held at The Residences at Boston Landing last Tuesday (May 9th, 2017), with speakers including Thomas N. Siena at Ink Block luxury condos in South End top off
A topping-off ceremony was recently held for Siena at Ink Block, the South End’s latest luxury condominium building. Hundreds of construction workers and the Siena project team gathered last Friday (April 28th, 2017) to formally hoist the final steel beam of Siena’s 8-story frame into the sky and install the beam at the frame’s summit.
National Development Managing Partner Ted Tye spoke briefly prior to the beam’s installation, thanking the construction and project teams for their hard work. Siena will be located in National Development’s vibrant Ink Block development, which upon Siena’s completion will be home to nearly 500 housing units, the acclaimed Bar Mezzana, Fuji at Ink Block and Lion’s Tail restaurants and top-quality retail including a Whole Foods grocery store.
Completion of Siena is expected in early 2018; with steel frame construction complete, the construction team will commence facade construction and interior finishing. Bluebird Bio moves into newly built headquarters at 50/60 Binney in Kendall Square
50/60 Binney, a new 541,000 square foot Class A lab and office building in Kendall Square, has been fully constructed, with anchor tenant Bluebird Bio’s 253,000 square foot headquarters now open. Bluebird has completed a state-of-the-art tenant fit out featuring top-tier finishes, lab equipment and amenities. Bluebird is paying $72.50 per square foot, or $18.4 million, per year in rent, with a scheduled annual rent increase of 1.75% in addition to operating expenses and taxes. 150 Seaport luxury condominium development receives City zoning approval, could break ground this Fall
The Boston Planning & Development Agency (BPDA)'s Zoning Commission approved the 124-residence 150 Seaport luxury condominium development in the Seaport District last Wednesday, the final official approval required to start construction. Developer The Cronin Group hopes to start construction of the project, which will overlook Boston Harbor, this Fall. The zoning approval follows a lawsuit filed last month by the Conservation Law Foundation (CLF) against the State of Massachusetts, who approved the project last December, and developer The Cronin Group on the grounds of restricting public access to the waterfront. 150 Seaport will include onsite public amenities including a Harborwalk extension and upgrades to Seaport Wharf, an adjacent water taxi and ferry terminal.
Full completion nearing at 50/60 Binney Class A offices in Kendall Square
Façade installation along the entire building perimeter at 50/60 Binney is complete, and interior fit-out work is wrapping up in preparation for Genzyme Corporation and Bluebird Bio to move in. Vertical steel construction starts at Siena at Ink Block condominiums
The first vertical steel columns have been erected to construct Siena at Ink Block's structural frame, bringing the future 8-story South End luxury condominium building above ground level. Frame construction is now underway in earnest. Siena is scheduled to open in 2018 and will feature 76 luxury condominium residences now on sale. 37 new apartments proposed across from Green Line in Brighton
Developer Yan Schechter proposes to construct a new 7-story building at 1440 Commonwealth Avenue in Brighton across from the MBTA Green Line which would feature 37 rental apartment residences. The building would replace an existing single-story retail building and would also contain 3 ground-floor commercial spaces. Construction of 1440 Commonwealth Avenue is expected to commence in Fall 2017, with expected completion in Spring 2019. Schechter has filed plans for the proposed building with the Boston Planning & Development Agency (BPDA). These plans are now under official review.
John Hancock takes major equity stake in The Residences at Boston Landing
John Hancock Financial has taken a major equity stake in the under-construction Residences at Boston Landing residential and retail development in Brighton. John Hancock joins New Balance and The HYM Investment Group in developing the 17-story building, which will feature 295 residential apartments and 16,400 square feet of retail. Terms of John Hancock's deal with New Balance and HYM were not disclosed. The Residences at Boston Landing is scheduled to open in June 2018.
Curtain wall and interior fit out underway at Pierce Boston, condos now available

Revisions approved to Parcel K mixed-use development in Seaport District
Minor changes to the approved Parcel K development in the Seaport District were approved at Thursday (December 15th)’s Boston Planning & Development Agency (BPDA) Board Meeting. The revised project will move forward with 304 residential apartments, a 293-room boutique hotel, approximately 14,400 square feet of office space and approximately 18,000 square feet of retail and restaurant space. New rooftop amenities have also been added, including a small fitness room and pool at the hotel building and a pool, a clubroom and an outdoor roof deck at the residential building. On-site parking capacity will also be reduced slightly, to 420 from previously approved 640. Phoenix Property Company (PPC) and Lincoln Property Company (LPC), who are taking over the Parcel K project from Conroy Development, anticipate to start construction of the Parcel K project in March 2017, with completion anticipated in July 2019.

50/60 Binney’s distinctive façade has been fully installed. Interior fit out is now underway for tenants of the Kendall Square Class A lab and office building as its’ opening in the first half of 2017 nears. 50/60 Binney tenants will include Genzyme Corporation, who will occupy 251,000 square feet, and Bluebird Bio, who will occupy 253,000 square feet. National Development cuts ribbon on new office space at The District Burlington
National Development held a ribbon cutting ceremony last Wednesday (October 19th, 2016) for Building 700, a newly expanded and improved office building at The District Burlington. The ribbon cutting coincided with Octoberfest, an annual after-work outdoor party for District Burlington tenants held on the Building 800 lawn with food, craft beer and a corn hole competition. Octoberfest attendees were delighted to visit Building 700’s newly opened roof deck, sit back in a comfortable chair and take in sweeping sunset views across the idyllic surrounding countryside. New improvements to Building 700 include a new lobby and a four-story, 80,000 square foot glass-curtained addition with floor-to-ceiling windows, an open floor plan and the aforementioned 4,000 square foot roof deck. The roof deck features outdoor seating, television screens, a fireplace, grilling stations and a bar.

Pierce Boston, a 30-story luxury residential tower under construction in the Fenway, is over halfway to topping off. The tower's concrete structural frame currently stands at 18 stories tall. A PERI Skydeck system is being used to frame concrete pouring. Per an update from the Pierce Boston team, the tower will soon receive its "brilliant costume" as exterior finishes, comprised of a "glimmering curtain wall made of metal and glass," are installed. Completion of Pierce Boston's facade is anticipated in Spring 2017; the tower is anticipated to open in Fall 2017.
Pierce Boston will feature a mix of 240 rental apartments and 109 condominiums with 20,000 square feet of retail across the tower's first two floors. Parcel K project changes proposed, developer partner joins team
Per a Notice of Project Change (NPC) submitted to the Boston Planning & Development Agency (BPDA) last Thursday (September 29th, 2016), Phoenix Property Company (PPC) will partner with Lincoln Property Company (LPC) to develop Parcel K in the Seaport District; the following is a link to the NPC. It was announced earlier this month that LPC would take over the Parcel K project from Conroy Development, who was designated by Massport, the site's owner, as Parcel K's developer in 2009. LPC and PPC anticipate to start construction of the Parcel K project in March 2017, with completion anticipated in July 2019.
LPC and PPC propose minor changes to the Parcel K project plan approved by the BPDA in 2009. The revised project would feature 304 residential apartments a 293-room boutique hotel, approximately 14,400 square feet of office space and approximately 18,000 square feet of retail and restaurant. As previously approved, two buildings, one with a hotel and one with residential units, would be constructed at Parcel K.
Proposed hotel rooms have increased by 46, from 247 rooms to 293 rooms; the number of proposed residential units has not changed. Interior layouts of both proposed buildings have been modified to enable occupancy of the 12th floor; the 12th floor was previously proposed to contain mechanical space. As a result of the interior layout modification, the hotel's 12th floor would now feature a small fitness room and pool, and the residential building's 12th floor will now feature a pool, a clubroom and an outdoor roof deck.
The previously approved building massing has not been altered with the proposed 12th floor modifications; total building square feet would increase by approximately 19,397 square feet to 499,500 square feet from previously approved 479,678 square feet. Parcel K’s underground parking garage would be reduced to one level and a maximum of 420 spaces from three levels and 640 spaces; 197 spaces would initially be striped.

A topping off ceremony was held for 100 Binney on Friday, September 16th, 2016 to celebrate the installation of the last steel beam of 100 Binney's 10-story structural frame. Concrete pouring is underway on levels one through five of 100 Binney. Orange vertical nets have been installed along the levels' exterior to contain debris from blowing to street level while concrete is poured.

Catamount Management Corporation, owner of Hood Business Park in Charlestown's Sullivan Square, has filed a Notice of Project Change (NPC) and a Planned Development Area Development Plan (PDA) with the Boston Redevelopment Authority (BRA) proposing to construct a six-story mixed-use building at 480 Rutherford Avenue in Sullivan Square containing 177 residential apartments and 10,500 square feet of ground-floor retail. An unbuilt 143,255 square foot office building was approved at 480 Rutherford Avenue in 2008. The developer anticipates completion of the proposed mixed-use building in 2019. 321 Harrison Avenue approved, construction could commence Q1 2017
At last night's board meeting, the Boston Redevelopment Authority (BRA) approved 321 Harrison Avenue for construction. Located in the South End’s New York Streets neighborhood across from Ink Block, 321 Harrison will be a new eight-story, 230,000 square foot office building that will be constructed above an existing three-story, 300 car garage, creating a new 11-story building. Retail or gallery space will be added to the ground floor of the existing garage. The garage's capacity will be reduced to 240 cars. 14 West’s concrete foundation is complete, and construction of the building’s 10-story steel superstructure has commenced. Per a photograph tweeted by developer City Point Capital, the superstructure has risen two levels above grade. The 14 West construction team is at work welding steel beams together to construct the building’s structural steel frame.
Located in South Boston steps to Broadway Station, 14 West will feature 49 luxury condominiums with amenities including a roof deck, 24-hour concierge service and a fully-equipped fitness center. Siena at Ink Block underground parking excavation underway, condominiums for sale
Siena at Ink Block’s 31-space underground parking garage is just about fully excavated. A retaining wall consisting of H piles and wooden lagging has been installed along the garage’s perimeter to retain the future building’s foundation. A horizontal foundation support system consisting of large-diameter round steel beams has been installed across the garage to further reinforce the foundation. Concrete piles have been driven into the base of the garage to support the future building. Siena at Ink Block, the next phase of National Development’s successful Ink Block development located in the South End’s New York Streets neighborhood, will be an eight-story building featuring 76 luxury condominium units. New developer taking over Parcel K project in Seaport, breaking ground early 2017
Banker & Tradesman reports that Lincoln Property Company of Boston will take over the approved Parcel K development project in the Seaport District and hopes to break ground in early 2017. Lincoln Property Company Executive Vice President John Miller confirmed the news; Lincoln Property Company will self-manage the property. Conroy Development of Stoughton, MA was designated by Massport, the site's owner, as Parcel K's developer in 2009; Conroy Development's project plan received approval from the Boston Redevelopment Authority (BRA) in May 2014. The approved Parcel K plan will construct an 11-story residential building containing 304 rental apartments and a 10-story hotel building containing 250 rooms. Approximately 16,000 square feet of innovative office space and 25,000 square feet of retail will be located at the project's ground floor.
The Eddy, opening September on the East Boston Waterfront, ready to welcome residents
The Eddy, a 16-story, $135 million mixed-use tower on the East Boston Waterfront, is ready to welcome its first residents this coming month. Matt Edlen, Director of Acquisitions and Development at Gerding Edlen, sees being able to invite people to experience the East Boston neighborhood as “a tremendous opportunity.” In addition to “very cool, show-stopping” water views that will be “a huge part” of the Eddy resident experience, explains Edlen in an interview with BLDUP, East Boston is “contextually is not the same [experience] you would find in Back Bay or downtown,” with unique culture, art and food and an inherent sense of community. 150 Seaport, 124 new condominiums in the Seaport District, approved for construction
At last night's board meeting, the Boston Redevelopment Authority (BRA) approved 150 Seaport, a new 22-story glass waterfront tower, for construction. Located in the Seaport District next to recently opened 100 Pier 4, 150 Seaport will contain 124 residential condominiums and 10,700 square feet of retail. 150 Seaport will be located on the present site of the Atlantic Beer Garden and Whiskey Priest bars, both of which will be demolished. Construction of 150 Seaport could commence in the second quarter of 2017. More information about 150 Seaport is posted below.
100 Binney’s structural steel frame has risen eight stories and will soon top off at 10 stories tall. 100 Binney will contain a total of 431,500 rentable square feet (RSF) of Class A lab and office space targeting a minimum of LEED Platinum sustainability certification. A stunning glass facade with landscaped balconies with allow for abundant natural lighting. The building’s dual core, 40,000 RSF floor plates will provide flexible workspace design capability. Global biopharmaceutical company Bristol-Myers Squibb has leased 208,000 square feet at 100 Binney through at least 2030. Developer Alexandria Real Estate Equities has committed $175.1 million in equity towards 100 Binney and secured $310 million in construction financing for the project in April 2016 through Bank of China; financing was arranged by CBRE. 100 Binney will cost a total of approximately $485 million to develop.
The 100 Binney construction team is at work placing steel truss elements into the building’s structural steel frame and fastening the truss elements into the frame with tension assemblies. Two tower cranes are being used to construct 100 Binney’s frame. Pouring of concrete floors has commenced on 100 Binney’s first story. Orange vertical nets have been installed on the second and third stories to prepare for concrete pouring; the nets will contain debris from blowing to street level. The building foundation’s horizontal foundation support system, which will soon be dismantled, is visible through 100 Binney’s future underground parking garage ramp on Linskey Way. 50 & 60 Binney’s glass facade along Binney Street, Edwin H. Land Boulevard and Second Street is nearly complete. Almost all glass panels have been installed along with metal panels. The brick facade along Linskey Way is nearly complete as well. Glass is now being installed along 50 & 60 Binney’s ground-floor retail spaces. Located in Cambridge's Kendall Square, 50 & 60 Binney, topped off since September 2015, will be a 10-story Class A lab and office building with a total of approximately 541,000 rentable square feet (RSF) including approximately 8,000 square feet of ground-floor retail. Tenants at 50 & 60 Binney will include Genzyme Corporation and Bluebird Bio, both of whom will relocate their headquarters to the building. Center Court Properties acquiring Boston Globe’s Dorchester headquarters
Banker & Tradesman reports that David Ridini of Center Court Properties, based in New York, will acquire The Boston Globe’s 16.5-acre Dorchester headquarters facility for approximately $80 million. The sale price would top the $70 million that John Henry paid to acquire The Boston Globe in 2013.
Ridini is a partner in JDMD Owner LLC, developer of the 71-unit Archer | Donahue condominium project on Beacon Hill approved by the Boston Redevelopment Authority for construction this month. Ridini is also a partner in 171 Tremont LLC, developer of the 18-unit 171 Tremont Street condominium project in Downtown Crossing. Ridini is also a partner in CC Bunker Hill Owner LLC, who acquired the 52,944 square foot Bunker Hill Business Center at 440 Rutherford Avenue in Charlestown for $14.725 million in September 2015.
Boston Globe reaches agreement to sell 16.5-acre Dorchester headquarters
The Boston Globe reports that it has reached an agreement to sell its 16.5-acre headquarters facility located along Morrissey Boulevard and Interstate 93 in Dorchester. A locus map of the facility is posted above. The 16.5-acre facility includes the 815,000 square foot Boston Globe headquarters building in addition to surface parking lots.
Citing a confidentiality agreement, The Boston Globe has not disclosed the facility's buyer. The Boston Globe's headquarters will move to Exchange Place (53 State Street) in Downtown Boston, and printing and delivery operations will move to a new facility in Taunton, MA. This page will be updated with additional details as they become available.
Archer | Donahue on Beacon Hill approved for construction
The Boston Redevelopment Authority approved Archer | Donahue on Beacon Hill for construction at last Thursday’s board meeting. Developed by JDMD Owner, LLC of Dedham, the $162 million Archer | Donahue will feature 71 residential condominiums with approximately 5,700 square feet of undetermined resident amenities. The project will fully restore two existing buildings at 33-61 Temple Street and construct a new penthouse level. Construction of Archer | Donahue could commence this summer. Since the project's Expanded Project Notification Form (EPNF) filing, Archer | Donahue's penthouse level height has been reduced and will not exceed the height of the existing structure. Residential unit count has decreased by four; 75 units were originally proposed. Parking space count has been reduced to 54 from 60. More information about Archer | Donahue is posted below.
Superstructure construction is off to a strong start at Pierce Boston. The underground parking structure is complete, and the tower’s 30-story concrete superstructure has risen four floors. The first two floors, which will contain retail space, are fully framed. The construction team is using a Peri Skydeck system to frame concrete construction for each new floor. Pierce Boston will feature 28 stories of residential units, including 240 rental apartments and 109 condominiums, and 20,000 square feet of retail across the first two floors.

Excavation of 14 West’s underground parking structure is complete. Concrete pouring is underway along the base and sides of the parking structure to construct the 10-story building’s foundation. A slab of concrete has already been poured along the base of the parking structure. Steel and wood forms are set along the base and sides; concrete will be poured into the forms to construct the foundation.

Excavation underway at 14 West
Excavation of 14 West’s underground parking structure is underway. Massive quantities of earth have been removed from the project site to construct 70 new parking spaces. Wooden shoring walls are installed along the sides of the project site to ensure stability of the foundation perimeter and minimize impact upon surrounding buildings and utilities during excavation.

Exterior shell of Mosaic on the Riverway is sealed, condos over 95% sold
Installation of windows at Mosaic on the Riverway is complete, and the exterior of the building is completely sealed from the elements. Exterior finishes are nearly fully installed, and installation of interior finishes is underway. Per the Mosaic on the Riverway project website, condominiums are over 95% sold with one remaining. Mosaic on the Riverway will contain a mix of homeownership condominiums and rental apartments.
New Balance Headquarters earns LEED Platinum resource efficiency certification
New Balance's new headquarters facility at Boston Landing, completed in 2015, has achieved Leadership in Energy and Environmental Design (LEED) Platinum resource efficiency certification. This is the highest attainable efficiency honor awarded by the United States Green Building Council (USGBC). New Balance's facility is the first in the United States and one of only three worldwide to earn all possible points for Indoor Environmental Quality under the USGBC's rating system.
New details for proposed South End garage redevelopment across from Ink Block
Nordblom Company submitted a Project Notification Form to the Boston Redevelopment Authority last week proposing to construct a new eight-story office building above the existing parking garage at 321 Harrison Avenue. Construction could commence in the first quarter of 2017.
The Parcel K project is expected to break ground in the fourth quarter (Q4) of 2016. Construction of the project will take just over two years, with expected completion in the first quarter (Q1) of 2019.
The Parcel K project's developer is Conroy Development Corporation, who has entered a long-term lease with Massport to develop the parcel. More information about the Parcel K project is posted below.
Pierce Boston, named for its architecture that "pierces" the sky, is rising fast! Construction of Pierce Boston’s 30-story frame has begun. A tower crane has been installed; J. Derenzo Companies is at work building the tower crane’s lagging pit to protect the crane and surrounding pipelines. J. Pierce Boston frame about to rise
J. Derenzo Companies is performing excavations in preparation for construction of the first story of Pierce Boston’s 30-story frame. Concrete is just about to be poured at the base of Pierce Boston’s future elevator core. A tower crane is now being installed, signaling the impending start of frame construction.

Pierce Boston's underground parking structure is just about complete and will soon be sealed from above. Accordingly, construction of Pierce Boston's sheet pile wall is complete. The parking structure is connected underground to the existing parking structure of neighboring Fenway Triangle.

Proposed square footage at 150 Seaport has increased slightly, from 275,000 square feet to 283,700. 124 residential condominium units are now proposed, up from 110. Resident amenities would include a fitness spa and a library.
A total of 273,000 square feet of residential space are proposed at 150 Seaport; on the ground and second floors would be 10,700 square feet of retail and restaurant space. An underground parking garage would be built with 179 spaces.
The development project at 130 CambridgePark Drive has a new name: Ashton Cambridge. The Hanover Company, developer of Ashton apartment buildings across the nation, closed on the acquisition of the fully-permitted Ashton Cambridge site in November 2014 for $9 million. Developer The McKinnon Company guided the Ashton Cambridge project through approvals under Equity Office's former site ownership.

The Boston Redevelopment Authority approved 125 Guest Street for construction at last night's board meeting. The project will contain 295 residential units; 38 units will be designated affordable in compliance with the City of Boston’s Inclusionary Development Policy. Retail spaces will be located on 125 Guest Street's ground floor.
C9’s facade is nearing completion. Windows have been almost fully installed along the building’s future office and ground-floor retail spaces. New heating and electrical systems have been installed to C9’s rear.
We had the honor and privilege of attending the topping off ceremony for the Building 7 addition at The District Burlington. Thanks again to National Development and the project team for hosting us! It was exciting to watch the final beam, featuring a distinctive paint job, rise above the project site and come into place on the addition’s fourth floor rooftop. The Building 7 addition topped off on Thursday, February 25th, 2016. The following are photographs from the ceremony:
The 54,000 square foot addition to Building 7 is being constructed in conjunction with a renovation of the existing structure to create a modern office tower well suited for 21st century innovation. Upon completion, Building 7 will feature naturally lit open workspace with a green roof deck. The Building 7 addition will feature a gleaming glass curtain overlooking lush landscaping and the overall District Burlington development area. A total of 80,000 square feet of new office space will be built at Building 7; the original Building 7 consists of approximately 200,000 square feet of office space.
A walkthrough of the Building 7 project site yielded distinctive features including a backup generator enclosure that will ensure the building is consistently powered:

The District Burlington development is easily accessible by car via Route 128 (America’s Technology Highway) and by public transportation via a shuttle to and from nearby train service.
Much progress has also been made at other parts of The District Burlington. Along District Avenue, Tavern in the Square has opened in a gleaming new retail space. Other retail spaces are nearing completion; these will feature desirable retailers including Island Creek Oyster Bar, Pressed Cafe and TD Bank. A new Residence Inn hotel has also begun construction; developed by Finard Properties, the hotel will feature 170 rooms with amenities including a business center, meeting space and a restaurant. (Note: The hotel site has been acquired by Finard Properties; the hotel's architect is Group One Partners, and the hotel's general contractor is Callahan Construction Managers.)
The District Burlington is redeveloping a 1970s office park into a walkable destination that will attract visitors both during and outside of work hours. New parking structures are under construction to accommodate what will undoubtedly be an influx of visitors to The District Burlington. The glass curtain of the Building 7 addition will be an inviting backdrop to a revitalized, walkable District Avenue.
The Hotel Commonwealth Expansion opened on December 15th, 2015 as an annex to the existing Hotel Commonwealth. The new building features a 1,400 square foot outdoor terrace overlooking Fenway Park, 7,500 square feet of function space and rooms with commanding views of downtown Boston. The now-complete project has increased Hotel Commonwealth's capacity by 96 rooms to 245 rooms total.
New details of the 150 Seaport project were presented at the Boston Redevelopment Authority's Municipal Harbor Plan Advisory Committee Meeting on February 17th, 2016. Developer Cronin Holdings LLC filed a Letter of Intent for 150 Seaport on December 21st, 2015.
The proposed project has prompted a review of the Boston Redevelopment Authority's existing South Boston Municipal Harbor Plan, a guideline for planning and development in the Seaport District and along the South Boston Waterfront. Specifically, the Boston Redevelopment Authority is pursuing an amendment for the 21,000 square foot proposed 150 Seaport site. The Plan, which dates to 2000, does not include the proposed 150 Seaport site. In 2000, the site was one of the few developed sites in the Seaport District.
At the February 17th meeting, Cronin Holdings LLC presented new proposal details including harbor setbacks, shadow impacts and building footprints:
Ten New's facade is just about complete. Interior work continues to progress on the 16-story building's apartments, resident amenities and ground-floor commercial space. Located on Boston Harbor, Ten New residents will enjoy sweeping views of the downtown Boston skyline. Ten New's ground floor is anticipated to house a waterfront restaurant.
New office building proposed in Boston's South End across the street from Ink Block
Nordblom Company filed a Letter of Intent with the Boston Redevelopment Authority on February 3rd, 2016 to construct a vertical addition to the existing South End parking garage at 321 Harrison Avenue. The addition would consist of office space. The garage is located across Harrison Avenue from the Ink Block development. The following is a link to the full Letter of Intent.
Impressive progress is being made at Boston Landing, a transformative multi-phased mixed-use development project in Boston's Allston neighborhood. New Balance's recently-opened headquarters building has a striking presence on both Guest Street, the Boston Landing development's main artery, and the parallel Massachusetts Turnpike, with sweeping curves and an overall distinctive design. New Balance's new headquarters opened for business in September 2015. Next door, an under-construction ice rink and 10-story office building are nearing completion. The ice rink will serve as the Boston Bruins' official practice facility.
On our recent visit, the construction team was hard at work putting finishing touches on the ice rink and office building, both of which are expected to be complete by fall 2016. Excavation of 100 Binney’s foundation and underground parking structure is underway. Concrete has been poured along the sides of the foundation. A horizontal foundation support system has been installed to reinforce the foundation during excavation.
Pile driving and foundation construction underway at Pierce Boston
Pile driving and foundation construction are well underway at Pierce Boston. Steel piles are being driven to provide structural support. Sheet piles are being driven to construct a sheet pile wall. The sheet pile wall will reinforce Pierce Boston's foundation and underground parking structure. A total of 325 piles will be driven at Pierce Boston.

Leasing begins at One Canal, building nearing completion
Leasing has begun at One Canal as the building nears completion. Visit LiveOneCanal.com for more leasing information. Exterior finishes are just about fully installed, and glass has been installed along One Canal's future ground-floor retail spaces. The construction elevator system is being dismantled, and windows and finishes are being installed in its' place.
Significant progress is being made at C9. Restoration work and installation of new windows has given C9's historic facade a new shine and a strong presence on Channel Center Street. Columbia Construction and MacKay Construction Services are doing stellar work at C9, and we look forward to observing the talented team's continued progress.

On 11/30/2015, Sun Condos LLC sold the 6 West Broadway project site to Six West Broadway LLC, a limited liability company whose owner, RPS Development of South Boston, is also developing the under-construction 14 West Broadway site next door. Sale price was $15,000,000. Sun Condos LLC's owner, Pappas Enterprises Inc. of South Boston, bought the 6 West Broadway parcel in 2003 for $1,350,000. A hotel is approved for construction at 6 West Broadway.
Exterior finish installation underway at One Canal
Exterior finish installation is well underway at One Canal. Windows are installed throughout, and the red and yellow brick facade is just about complete. Blue fireproofing has been set in place for installation of metal panel finishes along the windows.
We toured the under-construction Godfrey Hotel! The hotel building is near completion; interior finishes and furnishings are currently being installed, and original historic details are being restored.
Guests will stay in beautiful rooms designed by Gettys Group that are thoughtfully crafted, adorned with enticing artwork and well suited for an urban lifestyle. Also nearing completion are the George Howell Coffee shop and restaurant space on the hotel's ground floor.

We stopped by the 6-26 New Street, since officially named Ten New, construction site and were excited to see that installation of finishes had progressed significantly! We were able to gain a closeup view of the finishes as they were delivered on street level; see our photographs above. Ten New was officially topped off on Friday, November 13th; congrats to Gerding Edlen, Suffolk Construction and all involved!
We stopped by 50 & 60 Binney in rapidly-developing Kendall Square. Topped off since September, 50 & 60 Binney's frame is being prepared for installation of exterior finishes. 50 & 60 Binney's facade will consist of glass, metal panels and bricks.

We stopped by 6-26 New Street last week and were thoroughly impressed. The building has grown significantly and appears just about ready to top off. Finishes and windows are also beginning to be installed on the building's ground floors. With its added height, 6-26 New Street is now visible from all around, throughout East Boston as well as from downtown Boston.
Groundbreaking ceremony held for Pierce Boston as foundation construction commences
An official groundbreaking ceremony for Pierce Boston (formerly The Point) will be held this Thursday, October 15th, 2015. Construction of Pierce Boston is moving forward swiftly; pile driving and construction of Pierce Boston's foundation and underground parking structure has begun.
The topping-off ceremony for 50 & 60 Binney was held today! The following is a link to a video of the ceremony. 50 & 60 Binney will be a 10-story, 541,000 rentable square foot (RSF) lab and office building.

50 & 60 Binney's steel frame has risen six stories and will soon top off! 50 & 60 Binney will be a total of 10 stories tall.

J. Derenzo Companies' JDC Demolition division has completed demolition of the former building located on the Point development site. Construction will soon begin on foundations of a new 30-story tower.
Window and fireproofing installation underway at One Canal
Windows and blue fireproofing are being installed along One Canal's topped-off frame. Purple moisture-resistant cladding has been nearly fully installed. Brick finishes have been installed along the frame fronting Valenti Way.
We stopped by 6-26 New Street recently. Construction appeared to be actively progressing. At the time, demolition of the structurally unsound nine-story building was not yet approved. (The Boston Redevelopment Authority approved the new development plans on April 16th, 2015.) The tallest building shown on site is the nine-story building that would have been renovated along with a seven-story height addition. Both buildings shown in our site photos will now be demolished, and new ones will be built in their stead.
The Chain Forge Hotel was approved by the Boston Redevelopment Authority on Thursday, March 12th 2015. After an estimated $10 million cleanup to clear the building, vacant since 1974, of harmful building materials, construction will commence in early 2016.
The architectural style for 300 Massachusetts Ave will resemble modern-futurism. A wide array of horizontal and vertical lines will make the relatively short stature of the building cut into the skyline. Adding to the interesting design of the building is the stacked boxes look. The exterior of the establishment displays boxy shapes that overlap and contrast in a crowded yet tasteful way. These contrasting forms function to further heighten the building, making it appear taller while highlighting the tan brickwork that is characteristic of surrounding buildings.
