457-469A West Broadway will construct a five story, 65,282 gross square-foot, mixed-use development in South Boston. The building will contain 44 residential rental units, a 13,500 square foot commercial space and garage parking for approximately 66 spaces with vehicular access via Silver Street. The proposal will demolish three existing and underutilized structures.
The residential units will include a mix of eight one-bedroom units and 36 two-bedroom units. Six inclusionary development policy units will be made affordable to households earning not more than 70 percent of the Area Median Income (AMI).
The commercial space has the ability to be divided into multiple spaces and uses. The below-grade garage parking also includes two spaces for handicapped vans, bicycle storage, a resident’s gym, a community room and trash recycling. The rooftop consists of common space, private decks and a dog walking area.

Plans revealed for new mixed-use building in South Boston’s Perkins Square
A series of one-to-three-story commercial buildings at 457-469A West Broadway in South Boston's Perkins Square would be demolished and replaced with a new five-story mixed-use building starting construction in the first quarter of 2019 per newly proposed plans. The five-story building, proposed by Oranmore Enterprises, would feature 44 residences, including 16 one-bedrooms and 28 two-bedrooms, and 13,500 square feet of ground-floor retail space. The proponent has not determined whether residences would be marketed as apartments or condominiums. Completion of the building is expected in the fourth quarter of 2020 pending official approval. Oranmore has submitted plans for the proposed building to the Boston Planning & Development Agency (BPDA), who is now reviewing the project.

An upcoming mixed-use building located at 87-93 West Broadway in South Boston, at the intersection of West Broadway and A Street, has received final approval for construction. Following the City of Boston’s Zoning Board of Appeals (ZBA)’s approval of the project at today’s meeting, construction of 87-93 West Broadway is expected to commence in the second quarter of 2018, with completion expected in the fourth quarter of 2019. 87-93 West Broadway will feature 65 condominium residences, including 10 one-bedrooms and 55 two-bedrooms, and 9,000 square feet of ground-floor retail space, with 88 below-level garage parking spaces and a green roof deck.

32-unit apartment building proposed in South Boston
George Khoury, owner of Bell’s Market at 256 Dorchester Street in South Boston, proposes to demolish the single-story retail building currently home to the market and construct a new five-story mixed-use building featuring 32 apartment residences and 7,835 square feet of ground-floor retail, including a new market. The proposed building would be located near the intersection of Dorchester Street and Old Colony Avenue, a short walk from both Andrew and Perkins Squares. Construction of the proposed building would begin in Summer 2018, with completion expected in Fall 2019. Khoury has submitted a Small Project Review Application (SPRA) formally proposing the project to the Boston Planning & Development Agency (BPDA), who is now reviewing the proposed project.

The Boston Planning & Development Agency (BPDA) approved 87-93 West Broadway, a new mixed-use building in South Boston featuring 65 condominium residences and 9,000 square feet of ground-floor retail space, at last Thursday’s board meeting. The building will contain 10 one-bedroom and 55 two-bedroom condominiums, with 88 below-level garage parking spaces. Eight residences at 87-93 West Broadway will be designated affordable. Construction of 87-93 West Broadway is expected to commence in the second quarter of 2018, with completion expected in the fourth quarter of 2019. 87-93 West Broadway will require additional approval by the City of Boston’s Zoning Board of Appeals (ZBA) in order to proceed with construction.

Construction starting on 11 new condos with retail at site of former James Gate Pub in Jamaica Plain
The Ballas Group will begin construction in the coming weeks on a new condominium building with ground-floor retail at the site of the former James Gate Pub in Jamaica Plain. The building will feature 11 residences with 3,200 square feet of ground-floor commercial/retail space. The Ballas Group acquired the former site of the pub, as well as the pub’s former surface parking lot across McBride Street, for $1.95 million in March 2016; the sites acquired total 0.27 acres. The Ballas Group is currently constructing four townhouses on the parking lot, located at 14-16 McBride Street, which are now on sale.

463 West Broadway LLC, led by longtime property owner Barry Goldman, proposes to develop a 68,434-square-foot mixed-use building featuring 44 condominium residences and 13,690 square feet of ground-floor retail space at 457-469A West Broadway in South Boston’s Perkins Square, the site of an existing one-to-two-story, 16,658-square-foot commercial building. The proposed building would also contain 5,707 square feet of basement amenity space, along with 48 underground parking spaces. 463 West Broadway LLC has filed a Letter of Intent (LOI) to develop the project with the Boston Planning & Development Agency (BPDA), who is now reviewing the project.

Construction complete at Collins Mansion Condominiums in South Boston’s City Point
The Collins Mansion Condominiums, set in a historic mansion located steps to Boston Harbor, are now open following the completion of construction and restoration work. Developer of mixed-use development which would replace South Boston gas station aiming for Q2 2018 groundbreaking
Oranmore Enterprises, developer of the proposed 98,000-square-foot 87-93 West Broadway mixed-use development which would replace the existing Gulf gas station, one of South Boston's last gas stations, is aiming to start construction of the project in the second quarter of 2018. The development would feature 65 residences and 9,000 square feet of ground-floor retail; the development site is located at the intersection of A Street and West Broadway steps to the Broadway MBTA Red Line station, the Seaport District, the South End and Downtown Boston. Oranmore expects to complete the proposed project in the fourth quarter of 2019, and has submitted a Project Notification Form (PNF) for the project to the Boston Planning & Development Agency (BPDA), who is now reviewing the project.

98,000 square foot mixed-use development proposed at site of South Boston gas station
Oranmore Enterprises proposes to construct a 98,000 square foot mixed-use development at the site of a Gulf gas station at the corner of A Street and West Broadway (87-93 West Broadway) in South Boston. The development would feature 56 residences, 5,617 square feet of ground-floor retail, 2,020 square feet of community-use space and 64 garage parking spaces.
The development would replace one of South Boston's last remaining gas stations. Just two gas stations are currently in operation in South Boston, the Gulf at 87-93 West Broadway and a Speedway at 151 Old Colony Avenue. The proponent has filed a Letter of Intent (LOI) to develop 87-93 West Broadway with the Boston Planning & Development Agency (BPDA), who is now reviewing the project plans. Additional details, including renderings, will be revealed in the coming months.

South Boston's Collins Mansion Condominiums near opening
Finishing touches are underway inside the Collins Mansion Condominiums, with exterior finishes fully installed. Restoration of the historic Collins Mansion is complete, bringing the building back to its' original grandeur. Finishing touches underway at South Boston’s sold-out Collins Mansion Condominiums
South Boston’s Collins Mansion Condominiums are nearing completion, with new three-story additions constructed on either side of the historic mansion. New windows are installed across the entire development, and exterior siding is installed along both three-story additions. Sales of all nine of the luxurious Collins Mansion Condominiums, which are sold out pre-completion, are now pending. Prices as listed ranged from $985,000 for Unit 2, a 1,454 square foot two-bedroom/two-bathroom, to $1,350,000 for Unit 6, a 1,802 square foot three-bedroom/two-bathroom penthouse. Three buildings proposed for Jamaica Plain parcels acquired in March
Jamaica Plain News reports that local developer The Ballas Group is proposing a total of three new buildings for three Jamaica Plain parcels, including the two-parcel site of the former James Gate Pub, acquired in March for a total of $1.95 million. A five-story mixed-use building containing 11 residential units on upper floors and ground-floor retail is proposed for the James Gate site at the corner of South and McBride streets. Two duplex houses are proposed for 16 McBride Street, a parking lot across from the James Gate site. Three Jamaica Plain parcels, including James Gate Pub site, sold for $1.95 million
Three Jamaica Plain parcels at the intersection of South and McBride streets, including the site of the former James Gate Pub, were sold today to local developer The Ballas Group for a total of $1.95 million. The parcels represent a total of 12,107 square feet of land area. The James Gate site, located across two parcels, represents a total of 6,216 square feet of land area. The third parcel is a 5,891 square foot parking lot at 16 McBride Street located across the street from the James Gate site. The following is a locus map of the parcels:

Foundations have been significantly excavated for the future three-story addition alongside the existing Collins Mansion. A new stone foundation has been installed underneath part of the existing mansion to support and preserve the historic building. Interior demolition in the existing mansion is complete; the debris chute has been removed. A former staircase to the existing mansion's rear has been demolished. New photographs of the Collins Mansion Condominiums project are posted above.

We visited the Collins Mansion Condominiums construction site. The KEMS Construction Corporation crew is hard at work performing initial site excavations and gutting the existing historic mansion. The mansion will be thoroughly renovated, and new structures will be built on site. A total of nine condominiums will be developed. We are excited to watch construction of the Collins Mansion Condominiums!
