Approved South Boston Project Acquired for $7.175M
Navem Partners has purchased the approved project at 457-459 West Broadway in South Boston. The project, which was approved by the BPDA in 2018, calls for 44 condos along with 66 garage parking spaces and 13,500 square feet of commercial space. The fully approved project was acquired for $7.175M with financing provided by Needham Bank. Brenco will remain on the project as the general contractor.
Patrick Dooling of Navem Partners tells BLDUP, “we are excited to continue our investment in South Boston projects. We have deep experience in the neighborhood and very much believe in the long term value as South Boston develops, particularly this key intersection at East and West Broadway.” As for construction kick-off, Navem expects demolition to begin within months, with foundation work expected to begin shortly after.”

Plans revealed for new mixed-use building in South Boston’s Perkins Square
A series of one-to-three-story commercial buildings at 457-469A West Broadway in South Boston's Perkins Square would be demolished and replaced with a new five-story mixed-use building starting construction in the first quarter of 2019 per newly proposed plans. The five-story building, proposed by Oranmore Enterprises, would feature 44 residences, including 16 one-bedrooms and 28 two-bedrooms, and 13,500 square feet of ground-floor retail space. The proponent has not determined whether residences would be marketed as apartments or condominiums. Completion of the building is expected in the fourth quarter of 2020 pending official approval. Oranmore has submitted plans for the proposed building to the Boston Planning & Development Agency (BPDA), who is now reviewing the project.

32-unit apartment building proposed in South Boston
George Khoury, owner of Bell’s Market at 256 Dorchester Street in South Boston, proposes to demolish the single-story retail building currently home to the market and construct a new five-story mixed-use building featuring 32 apartment residences and 7,835 square feet of ground-floor retail, including a new market. The proposed building would be located near the intersection of Dorchester Street and Old Colony Avenue, a short walk from both Andrew and Perkins Squares. Construction of the proposed building would begin in Summer 2018, with completion expected in Fall 2019. Khoury has submitted a Small Project Review Application (SPRA) formally proposing the project to the Boston Planning & Development Agency (BPDA), who is now reviewing the proposed project.

Construction starting on 11 new condos with retail at site of former James Gate Pub in Jamaica Plain
The Ballas Group will begin construction in the coming weeks on a new condominium building with ground-floor retail at the site of the former James Gate Pub in Jamaica Plain. The building will feature 11 residences with 3,200 square feet of ground-floor commercial/retail space. The Ballas Group acquired the former site of the pub, as well as the pub’s former surface parking lot across McBride Street, for $1.95 million in March 2016; the sites acquired total 0.27 acres. The Ballas Group is currently constructing four townhouses on the parking lot, located at 14-16 McBride Street, which are now on sale.
