Construction at One Dalton Reaches 60th Floor
Construction at One Dalton has reached the 60th floor and is proceeding at a clip of about one and a half floors per week. Upon completion, One Dalton will be the tallest residential building in all of New England – transforming Boston’s skyline at 742 feet tall.
One Dalton, which will house 215 Four Seasons hotel rooms and 160 luxury condominium residences, is scheduled top off in July 2018 and the new five-star Four Seasons hotel will be open for business in March 2019.

Exterior finishing continues on One Dalton
Work continues on the exterior of One Dalton with over half of the exterior glass facade now in place. As the 61 story tower continues to take shape it's presence has already changed the iconic Boston skyline.
With an expected opening of first quarter 2019, pre-sales continue as buyers look to join this exclusive new community.
One Dalton will be the tallest residential tower in New England at 740 feet and will consist of 712,500 square feet of residential, hotel and retail space. One Dalton's upper floors will contain 180 private luxury condominium residences. Underneath will be a Four Seasons luxury hotel with 215 rooms.

One Dalton hotel component tops off, work on upper floor condominiums begins
One Dalton’s 23-story, 215-key hotel component has topped off, and work has begun to construct the tower’s 180 luxury condominium residences and exclusive amenity spaces on floors 24 through 61. About 20 stories of One Dalton’s blue glass curtain wall facade have been constructed, and the tower is now beginning to surpass the height of the adjacent 30 Dalton and Sheraton Hotel towers on its’ way to becoming the Back Bay and Boston’s third-tallest tower at 61 stories and 740 feet high. One Dalton’s concrete superstructure is expected to top off in mid-2018, with completion expected by late 2018.
Condominiums at One Dalton are now on sale starting at $2.75 million. At the tower's summit will be three two-level Penthouse Estates, two of which are reportedly under agreement. One of the Penthouse Estates has reportedly sold to Dell Technologies Chairman & CEO Michael Dell, and one reportedly sold for about $40 million. A third Penthouse Estate is currently offered for $40 million.
Amenities at One Dalton will include a pool and fitness center, a salon, a yoga and pilates studio and a 50th floor Private Residents’ Club Lounge featuring an indoor lounge and dining area as well as an outdoor terrace with sweeping views of the Charles River and Boston skyline. Newly built 55 Seaport offices sold for $23.5 million, setting new Seaport District price per square foot record
Boston Global Investors has sold 55 Seaport Boulevard, a new-construction 13,550-square-foot office building in the Seaport District home to the firm's headquarters, to Zurich Alternative Asset Management for $23.5 million. The sale amounts to approximately $1,734 per square foot, topping the $1,027 per square foot paid by Union Investment in April 2016 to acquire the 440,000-square-foot 101 Seaport and setting the new record for most expensive price per square foot sale of a Seaport District office building.
55 Seaport Boulevard features approximately 7,175 square feet of office space, occupied by Boston Global Investors, and approximately 6,375 square feet of retail space, occupied by CapitalOne. Boston Global Investors listed 55 Seaport Boulevard for sale in October 2016 through Newmark Knight Frank. The building was completed in Fall 2016.

Michael Dell scoops up second Boston penthouse at 61-story One Dalton tower
Dell Technologies Chairman & CEO Michael Dell has reportedly entered a contract to acquire one of three $40 million penthouse residences atop the 61-story One Dalton tower under construction in the Back Bay, which, following Dell’s acquisition of a Millennium Tower penthouse residence last year, would make Dell the owner of penthouses at both of Boston’s, and New England’s, tallest residential towers. Per a Wall Street Journal report, Dell’s penthouse will be approximately 7,300 square feet in size across two stories, with a 570-square-foot outdoor terrace.
Listed for sale at $40 million each, One Dalton’s penthouses are expected to be Boston’s most expensive ever sold, nearly 15% higher than the $35 million, 13,000-square-foot Millennium Tower penthouse acquired by billionaire John Grayken in 2016. Sales of condominiums at One Dalton have not yet closed. Dell purchased his 4,110-square-foot Millennium Tower penthouse for $10.9 million, closing on the residence in December 2016. Dell Technologies acquired Hopkinton, MA-based EMC Corporation for $60 billion in Fall 2016.
One Dalton will be Boston’s third-tallest building at 740 feet and 61 stories tall, featuring 180 private luxury condominium residences above a 215-room Four Seasons luxury hotel. Boston Global Investors selling Seaport headquarters to Zurich Alternative Asset Management for $23 million
Boston Global Investors will reportedly sell its' newly built 13,500-square-foot headquarters building at 55 Seaport Boulevard in the Seaport District to Zurich Alternative Asset Management for almost $23 million. Per a report by The Real Reporter, the building’s location, combined with its' triple-net leases with a weighted-average lease term of almost 10 years, created intense competition for the building. The sale, which has yet to close, would top $1,700 per square foot, higher than the record $1,027 per square foot Union Investment paid in April 2016 to acquire the 440,000-square-foot 101 Seaport office and retail building in the Seaport District. 101 Seaport's sale price was $452 million; the transaction currently holds the title of most expensive price per square foot sale of a Seaport District office building.
Tenants at 55 Seaport Boulevard include CapitalOne, who has leased the building's 6,375-square-foot retail space for 15 years, and Boston Global Investors, whose headquarters occupies the building's 7,175 square feet of office space. CapitalOne is reportedly paying above $133 per square foot in rent; Boston Global Investors is reportedly on a five-year pact averaging $40 per square foot. Boston Global Investors listed 55 Seaport Boulevard for sale in October 2016 through Newmark Knight Frank. The building was completed in Fall 2016.

Concrete superstructure rising at One Dalton, New England’s future tallest residential tower
One Dalton future 61-story superstructure, which will be the tallest residential tower in New England, is rising rapidly and has reached over 10 stories high. At One Dalton’s base, the first glass curtain wall sections have been installed; the first glass panels were installed at One Dalton on June 22nd. Installation of mechanical systems is underway throughout the tower; on Level 7, installation of One Dalton’s pool is now underway. One Dalton is expected to top off in early 2018 and open in Fall 2018. The tower will feature 180 private luxury condominium residences above a 215-room Four Seasons luxury hotel. Yotel Boston construction complete, hotel will open this Thursday in Seaport District
Construction is complete at the new Yotel Boston hotel in the Seaport District, which will open this Thursday, June 22nd with a host of new nightlife options. Yotel Boston features 326 rooms targeted towards business travelers, in addition to a year-round, indoor-outdoor Sky Lounge rooftop terrace and bar with sweeping skyline views and a ground-floor Club Lounge with co-working, meeting and dining space. Boston University completes new Center for Integrated Life Sciences & Engineering
Work is now complete at Boston University (BU)’s new $150 million Center for Integrated Life Sciences and Engineering (CILSE), and the brand-new 173,750-square-foot building is ready to host classes and breakthrough research projects. The nine-story, state-of-the-art CILSE features lab spaces, meeting rooms and common areas for BU’s students, researchers and professors, aiming to sustain collaborative, interdisciplinary research. The new building features a distinctive facade comprised of glass unitized curtain wall and glass fiber reinforced concrete fins, giving the building a striking, transparent, 21st-century presence along Commonwealth Avenue while integrating with BU’s surrounding existing limestone buildings. Archdiocese, WS Development swap Seaport District chapels, investing $25 million in neighborhood
The Archdiocese of Boston and WS Development have swapped ownership of the old and new Our Lady of Good Voyage Chapels in the Seaport District, allowing for development of the old chapel site on Northern Avenue and ensuring the chapel’s continued presence in the Seaport District with the newly completed Seaport Boulevard house of worship. The swap represents a total investment of nearly $25 million in the Seaport District. WS Development acquired the 0.85-acre Northern Avenue site from the Archdiocese for $17,952,490, or $21,120,576.50 per acre. The Northern Avenue chapel will be demolished in the coming months to make way for a 499,400 square foot mixed-use building featuring 425,000 square feet of office/research space atop 69,400 square feet of retail, 4,000 square feet of cultural/educational space and underground parking. The Archdiocese acquired the 6,200 square foot new chapel from WS Development for $6,952,490, or $1,121.37 per square foot. The new chapel will officially open this Sunday (April 23rd, 2017).

One Dalton residence sells for $40 million, setting new Boston condominium sale record
A luxury residence at the Back Bay’s upcoming 61-story One Dalton tower has reportedly sold for $40 million, which would surpass Boston’s current condominium sale record by $5 million. The sale of a 13,000 square foot penthouse at Downtown Crossing’s Millennium Tower closed last August for $35 million, claiming Boston’s current sales record. The Millennium Tower penthouse sold for nearly $2,700 per square foot; square footage of the One Dalton residence which sold for $40 million has not yet been revealed.
Sales of One Dalton’s 180 luxury residences have not yet closed; a number of residences are reportedly under agreement with sale prices starting at $2.5 million. In an interview with Bloomberg, Richard Friedman, CEO of One Dalton developer Carpenter & Company, said that One Dalton is “the fastest-selling residential project in Four Seasons history,” and that about 90% of One Dalton buyers are American, with a large majority hailing from Boston. “We’ve sold to no Russians. Maybe one person from China, but they have a relationship to Boston, and a few units to people from Europe or the Middle East,” said Friedman.

New Our Lady of Good Voyage Chapel in Seaport District opening this month
The new Our Lady of Good Voyage Chapel in the Seaport District is finished and will open this month on St. George’s Day (Sunday, April 23rd). The new 250-seat chapel, located at 51 Seaport Boulevard, will replace the current chapel on Seaport Square Block D, freeing the approximately 0.85-acre parcel for development and ensuring the presence of a place of worship in the Seaport District for years to come.
Following the new chapel’s opening, the former chapel will be demolished to make way for future development. The most recent preliminary development plans for Block D, detailed in proponent WS Development’s Notice of Project Change (NPC) for Seaport Square submitted to the Boston Planning & Development Agency (BPDA) in February 2017, call for a 499,400 square foot mixed-use building featuring 425,000 square feet of office/research space atop 69,400 square feet of retail, 4,000 square feet of cultural/educational space and underground parking. In conjunction with Block D’s development, a new head house for the Silver Line rapid transit service will be constructed at the corner of Seaport Boulevard and Seaport Common with direct visual and pedestrian access to Boston Harbor, promoting public access to the waterfront. A new street connecting Seaport Boulevard and Northern Avenue, Pier Street, will also be constructed. Completion of the Block D development is expected in 2020. Detailed plans and renderings for this development have not yet been revealed.

Seaport District's Yotel Boston set to open August 1st, new details and renderings revealed
The brand-new Yotel Boston hotel in the heart of the Seaport District is now taking room reservations beginning August 1st ahead of the hotel's anticipated summer opening. Additionally, the Yotel Boston team has announced that "craft cocktails, local beer [and] fabulous wines" will be served at the hotel's 12th floor Sky Lounge and Rooftop Terrace, which will be open year round to both guests and the public. "Rooftop wellness classes, live music and arts collaborations" will also be offered on the 12th floor. Welch completes grading at Bentley Multipurpose Arena
The Welch Corporation has completed grading work for Bentley University’s upcoming Multipurpose Arena in Waltham, with utility installation and earth backfilling complete. A new road will now be paved through the site, and water will be pumped to drain any puddles and sitting mud on site. Concrete foundation pouring will commence imminently to prepare the site for construction of the arena building. Welch installs drainage at Bentley Multipurpose Arena
The Welch Corporation has completed installation of temporary electrical systems at Bentley Multipurpose Arena and is now constructing the Arena’s drainage system. Concrete drainage pipes are being installed in trenches excavated by the Welch Corporation team. The new 75,000 square foot multipurpose sports arena will open in early 2018. Boston Global Investors selling new Seaport headquarters building
Boston Global Investors (BGI) has hired NGKF as the exclusive agent to sell its' 16,000 square foot new headquarters building located at 55 Seaport Boulevard in the heart of the Seaport District, The Real Reporter reports. The building, which contains office and retail space, reportedly could be fetching record prices. Recently completed 101 Seaport, a 440,000 square foot office building located in the Seaport District steps away from BGI's new headquarters, traded in April 2016 for $1,027 per square foot, the highest price per square foot ever recorded for a Boston office building over 200,000 square feet. As recently reported below, Boston Global Investors will move to its' new headquarters on November 1st.

One Dalton foundation wall complete, elevator core construction underway
Treviicos has completed One Dalton’s slurry wall, which has been fully excavated by The Welch Corporation. One Dalton’s foundation wall is fully built; a slurry wall is in place along Belvidere and Dalton Streets, and secant piles are in place along the Christian Science Center. The foundation cap beam, which holds the top of the foundation wall together, has been installed. Both the slurry wall and secant piles tie into bedrock over 150 feet below the building.
The 61-story elevator core is now being built. Metal formwork is being arranged at the foundation’s base to frame the concrete pour to construct the core. A 7 foot thick, 900 cubic yard wide concrete mat slab is now being poured at the core’s base. The following are photographs of the One Dalton construction site:

Yotel Boston exterior finishing underway, rooftop bar coming
Exterior finishes, which include bricks and metal panels, have been installed along a large section of Yotel Boston’s facade fronting Seaport Boulevard. Windows have been fully installed, including a distinctive vertical curtain wall at the building’s center. Fireproofing and moisture-resistant cladding are installed throughout Yotel Boston’s facade. The Welch Corporation breaks ground on Bentley Multipurpose Arena
The Welch Corporation has broken ground on Bentley University's new 75,000 square foot multipurpose sports arena. Located on Bentley's South Campus in Waltham, the arena will be the home of Bentley's NCAA Division 1 hockey team and host seminars, concerts and guest speakers. The arena will have 2,000 fixed seats, with a maximum capacity of 3,400 people. Initial site work is well underway, with The Welch Corporation installing temporary electrical systems and preparing the site for construction of the arena's foundation. One Dalton deep foundation nearly fully excavated
Albert J. Welch Corporation has nearly fully excavated One Dalton’s deep foundation. A total of 70 vertical feet of soil will be excavated. Three levels of horizontal internal brace frames have been installed along One Dalton’s secant pile wall to support the excavated foundation. Per the official construction website, secant piles at One Dalton tie into bedrock over 160 feet below grade. As excavation draws to an end, structural pile caps and H-piles are visible at the base of the parking structure. Excavation will soon be followed by pouring of concrete mat slabs along the deep foundation, with superstructure steel and concrete construction commencing shortly thereafter. Per the official construction schedule, concrete work at One Dalton is anticipated to commence in October 2016. At street level, One Dalton’s tower crane is erected in anticipation of superstructure construction.
One Dalton will be a 61-story, 740 foot tall tower with a 215-room Four Seasons Hotel at its’ base and 180 luxury condominiums above. Two below-grade basement levels will be built underneath One Dalton; neither will contain parking. Hotel guests and residents at One Dalton will have access to parking in the existing Christian Science Plaza underground garage; a new access ramp will be constructed off of Clearway Street through One Dalton’s basement. BU’s Center for Integrated Life Sciences & Engineering nears spring semester opening
The glass facade of Boston University (BU)’s new Center for Integrated Life Sciences & Engineering (CILSE) is fully installed, and interior and exterior finish installation is well underway in preparation for the building’s opening in time for the spring 2017 semester. Located in a prominent position along Commonwealth Avenue along the MBTA Green Line, steps to Kenmore Square, the facade is a sight to behold with a distinctive mix of award-winning fibreC glass fiber reinforced concrete panels and blue-toned glass:
Sweeping views await at the CILSE’s roof, with unobstructed views of the Charles River Esplanade, Fenway Park, Kendall Square and the Downtown Boston skyline:
Electrical and mechanical utilities are just about fully installed at the CILSE. Albert J. Welch Corporation is at work excavating a trench for installation of a drain pipe for plumbing as well as electrical conduit cables to power the building:
A number of interior spaces at the CILSE are nearly finished, with a layer of plaster painted above USG Sheetrock wallboard panels. Underneath the wallboard panels is moisture and mold-resistant sheathing, which is installed along metal wall framing. Doorframes and glass have been installed at the entrances to a number of classrooms, and doors have been installed at elevator entrances. Electrical wiring and drainage pipes are installed throughout interior spaces.
Along the CILSE’s facade, the last remaining fibreC panels are being installed above fireproofing and moisture-resistant cladding.

Our Lady of Good Voyage Chapel exterior nearing completion, new cross installed
Our Lady of Good Voyage Chapel's exterior is nearing completion, with brick finishes and slate roofing just about fully installed. Windows are installed as well, and a cross was lifted to the steeple's top in June. Work is now underway to prepare the Chapel's interior. Foundation soil excavation underway at One Dalton
Foundation brace frames are installed, and soil excavation is underway at One Dalton, a 61-story, 699-foot tall tower under construction in the Back Bay that will be New England’s tallest residential structure. One Dalton will feature a Four Seasons Hotel with 211 rooms in addition to 188 upper-floor residential condominiums and ground-floor retail. The following is a rendering of One Dalton:
As soil is excavated, the completed concrete form of One Dalton’s deep foundation is being unveiled. A total of 70 vertical feet of soil will be excavated at One Dalton. Once all soil is excavated and remaining concrete is poured along the foundation and underground parking structure, One Dalton will be ready to rise.

In an update delivered today by Boston Global Investors Managing Director John Hynes at a Seaport Square Parcels M1 and M2 public meeting, it was announced that a CapitalOne 360 cafe and bank will occupy the ground-floor retail space at the Block H Offices building on Seaport Boulevard.

Pile driving and foundation work are moving forward at Boston Global Investors' new four-story office building on Seaport Square Parcel H in Boston's Seaport District. Boston Global Investors will relocate its' headquarters to the building once complete; Boston Global Investors is currently headquartered in Boston's Financial District. The building is located in between under-construction Yotel Seaport Boston and Our Lady of Good Voyage Chapel, both of which are also developed by Boston Global Investors.

Our Lady of Good Voyage Chapel frame nearing completion
The frame of Our Lady of Good Voyage Chapel is just about complete. Welding is wrapping up, and walls and finishes will follow shortly. Our Lady of Good Voyage Chapel brings added character to Boston's growing Seaport District, serving as a unique and distinctive gateway to the neighborhood. The under-construction Chapel is being built in place of the existing Our Lady of Good Voyage Chapel located on Seaport Square Parcel D, which will eventually be demolished to make room for additional development.

Deep foundation construction underway at One Dalton
Construction of One Dalton's deep foundation is underway. Piles are being driven ranging from 65 to over 160 feet below grade to provide structural support. The building's slurry wall is also under construction.
