14th Street Collective Rezoning Update 07/05/23

14th Street Property Owners File for Rezoning

A collective of property owners who own the properties along the west side of 14th Street, from 4600 14th Street, NW to 4730 14th Street, NW, including all properties on the west side of those blocks, except for 4608 - 4618 14th Street, NW have proposed to rezone the properties from MU-3A to the MU-5A zone in order to realize the potential of this Main Street Mixed-Use Corridor. The collective includes 25 properties all currently zoned MU3A. The majority of the Properties contain commercial uses (ex. stores, eating and drinking establishments, retail). One of the properties is mixed-use residential and commercial (4730 14th Street, NW) and one is designated as a religious use (4604 14th Street, NW). The new zoning would allow for a max building height of 70 ft. with IZ and an FAR of up to 4.2 with IZ. Per the filing the Map Amendment will allow for greater density, thereby allowing the owners to maintain commercial uses while providing both market rate and affordable residential units where they do not currently exist
