The LEED Platinum-certified building will feature 400,000 square feet of Class A office space, soon to be occupied by Internet of Things (IoT) technology provider PTC (250,000 square feet) and Alexion Pharmaceuticals (150,000 square feet), above a two-story, 50,000-square-foot retail podium. Tenant amenities will include a private fitness center and a rooftop terrace with sweeping skyline and harbor views, in addition to an underground parking garage with space for approximately 270 vehicles and 270 bicycles. Exchange South End is a proposed 1.6-million-square-foot, LEED Silver-rated commercial development across 5.6 acres in Boston's South End. The Abbey Group, the project’s developer, plans to construct four new buildings consisting of nearly 1.5 million square feet of commercial, technology and life science research space, 42,500 square feet of grade retail space, and 30,000 square feet of civic and incubator space around a new public park. Parking will consist of 1,145 underground garage spaces and 14 ground-level spaces. Construction of Buildings A and B is expected to begin next Fall pending official approval and take 2 years to complete, and Buildings C and D will be built if there is sufficient demand. Boston – Bulfinch Triangle

The Hub on Causeway is a 1.87-million-square-foot mixed-use development featuring three towers with retail, office, hotel and residential uses. Construction of the project will come in three phases, with the first consisting of 175,000 square feet of creative office space, 210,000 square feet of multi-level retail/restaurant space, 64,000 square feet of TD Garden expansion space, 10,000 square feet of outdoor space and 540 new underground parking spaces opening late 2018. Phase Two will consist of a 38-story residential tower with about 440 units and a 10-story hotel tower with approximately 260 rooms, while Phase Three calls for a 21-story, 525,000-square-foot office tower. Big Night Entertainment Group and Live Nation New England signed a 31,680-square-foot lease this past August to create a new entertainment venue featuring a nightclub, a restaurant, a concert venue and bowling in the Phase One building. Located just 12 miles south of Boston with direct commuter rail and highway access, Weymouth’s 1,500-acre Union Point master-planned development will soon be home to the Northeast’s first transit-oriented smart-city. Master developer LStar Ventures has already sold several parcels at Union Point to developers, who have delivered multiple apartment and condominium residences to around 2,000 residents, with more development underway. Approvals are in place to construct over 9 million square feet of commercial space, 4,000 private residences, 40 restaurants, 1,000 acres of open space and 50 miles of hiking and biking trails at Union Point. Boston – South End

321 Harrison Avenue will be an eight-story, 232,500-square-foot office building that will be built on top of an existing three-story, 300-car garage. The combined 11-story, 150-foot-tall building will feature 2,500 square feet of retail or gallery space added to the existing garage’s street level. The project site will be reconfigured to create new open space, creating a walkable urban experience with widened sidewalks, green space and outdoor seating. 60 parking spaces will be removed from the existing garage in order to construct the office building, resulting in a new total of 240. Los Angeles, California-based CIM Group acquired the 321 Harrison Avenue garage in mid-September for $114.2 million, with approvals in place to construct the office building. Learn more >>>
Cambridge – NorthPoint

Developer DivcoWest proposes to use Parcels G and H at the 45-acre NorthPoint development site, newly rebranded Cambridge Crossing, to construct two mixed-use office and laboratory buildings totalling 798,000 square feet located steps from the Lechmere MBTA Green Line and Community College MBTA Orange Line stations and a short drive from Interstate 93. Parcel G would be home to a 14-story, 220-foot-tall building designed by architecture firm Perkins + Will, while Parcel H would house a 15-story, 150-foot-tall building designed by NBBJ. The City of Boston has approved the buildings proposed at Parcels G and H, and the City of Cambridge is now reviewing the project. Learn more >>>
7. 401 Park

401 Park is a proposed multi-phase expansion and renovation of the existing historic Landmark Center office and retail building. Phase One, which is currently underway and expected to be completed this Spring, will construct over two acres of new high quality, publicly accessible open space, including a new 1.1-acre open space along Park Drive opening in mid-2018, create a destination food hall featuring local chefs at the base of the existing building and create new open spaces and public realm improvements throughout the Landmark Center site.
Phase Two, which is currently under official review, calls for the construction of a new 14-story, 506,000-square-foot office and lab building at the corner of Brookline Avenue and Fullerton Street with 17,000 square feet of ground-floor retail, and renovate Landmark Center’s existing 978,200-square-foot office and retail component. As part of Phase Two, an existing retail building at the corner of Brookline Avenue and Fullerton Street would be demolished to make way for a new 0.24-acre public plaza at the intersection. 115 Winthrop Square is a proposed 702-foot-tall mixed-use tower featuring 36 upper floors of luxury condominiums, 7-9 floors of office space and a 65-foot-tall ground-floor public “Great Hall” lined with three floors of retail space. Notably, a 14,620-square-foot startup accelerator will be built on the second floor. Three levels of parking would be built underneath the building, providing 550 spaces. The project is expected to cost over $1 billion to complete and would replace the decrepit Winthrop Square Garage in the heart of the Financial District. Bulfinch Crossing is a 2.9-million-square-foot multi-phased development project that will replace the existing above-grade concrete Government Center Garage with a pedestrian-friendly streetscape, a public plaza and six mixed-use buildings on two appropriately-scaled urban blocks spread across approximately 4.8 acres. The demolition of a major portion of the garage over Congress Street will allow for daylight to shine on Congress Street for the first time in more than 40 years.
When fully built, there will be 1.15 million gross square feet of office space, 800+ housing units (apartments and condominiums, including affordable units), 200 hotel rooms and 82,500 gross square feet of retail space at Bulfinch Crossing. Two office buildings, a 43-story, 528 foot tall, 1-million-square-foot Class A office building known as One Congress and a nine-story wedge-shaped office building facing the Greenway, will be built at Bulfinch Crossing. The first phase of Bulfinch Crossing, a 45-story, 480 foot tall luxury residential apartment building featuring 368 apartments and 55 condominiums for a total of 423 residences, is now under construction. The project, which has already begun construction, will result in the restoration of five historic buildings and an additional 92,700 square feet of new construction. In total, Congress Square will feature 284,600 square feet of office space, including a 200,000-square-foot joint headquarters for advertising agencies DigitasLBi and Publicis.Sapient, an 85,700-square-foot Hyatt Centric boutique hotel, 51,350 square feet of residential space and 36,650 square feet of retail space.
