Proposed 4-story, 60,000-square-foot mixed-use building which would activate the site of the long-vacant Harvard Square Theatre with office and retail space, in addition to a new cinema. Anchored by upper-floor office space, 10 Church Street would include ground-floor retail and a two-screen cinema in the basement. The above-ground section of the proposed building would contain a total of 50,000 square feet of office and retail space.

The two cinema screens would seat approximately 250 people and would be accessed via a dedicated above-ground lobby and concession area through a spiral staircase and an elevator. Richard Fraiman, owner of the Somerville Theatre in Davis Square and the Capitol Theatre in Arlington, would operate the cinema.

Offices at 10 Church Street would look out onto a circular second-floor outdoor courtyard, allowing for abundant natural lighting. The building’s facade would be textured with an artwork canvas, potentially made of cork and broken up by nine vertical window slits, in addition to the courtyard. Windows would echo the pilasters of the former theatre building, which would be demolished. Upper office floors would be set back and would feature a glass curtain wall facade.
