First Units Expected to Open Mid-October at St. Gabriel's Monastery The first building within the St. Gabriel's Monastery redevelopment in Brighton is nearly complete with first units expected to open in mid-October. Studio through 3 bedroom units range in price from around $2200 per month up to nearly $6500. The new homes include designer cabinets, quartz countertops, keyless entry, walk-in closets, and balconies. The 11+ acre hilltop site, offering great views of Boston, will feature a total of 555 apartments and 105 condos.

Various Stages of Construction Ongoing for St. Gabriel's Redevelopment as Leasing Kicks Off The redevelopment of the 11.6 acre St. Gabriel's Monastery site in Brighton is ongoing with window install and exterior work ongoing for the first new construction residential building along with framing for the latter stages of the project. Renovations are also progressing on the Monastery that is being preserved and converted to apartments as part of the development. As construction progresses, leasing has kicked off, inviting prospective residents to "be a part of history in the making". In total the development will include 555 apartments and 105 of condominiums units. Residents will have access to 22,000 square feet of community spaces including a resort style Infinity pool with sundeck, a 5,000 SF fitness center with Peloton bikes and on-demand fitness, and a sky lounge with views of downtown Boston.

Framing Rising for First New Construction Building at St. Gabriel's The redevelopment of 11+ acre St. Gabriel's site in Brighton is in full swing with framing rising for the first new construction building that will part of the massive project. This first building is set to contain 127 units with plans to open later this year. At the Monastery exterior repairs are ongoing while on the inside crews are beginning the framing to transform the space into 27 apartments. Foundation work is also ongoing for Buildings 2 & 3 which are expected to be complete in fall 2020. In total, the project will include 555 residential apartment units, and 105 of condominiums units, and around 510 parking spaces.      


60 Kilmarnock Street

435 Unit Kilmarnock Street Development Approved BPDA has approved Cabot, Cabot & Forbes project at 60 Kilmarnock Street in the Fenway. The two-building development will feature 435 residential units, 37 of which will be affordable, along with ground floor retail and a new space for the K Street Clubhouse. The project, covers 60, 67-75, 70-80 Kilmarnock Street and 59-75 Queensberry Street. The design also calls for 250 parking spaces and several green and amenity spaces for residents. The development team has also agreed to contribute $6 million to affordable housing in Boston.

Saint Gabriel's Redevelopment Secures $150.165 Million in Construction Financing The redevelopment project of Saint Gabriel's in Brighton has secured $150.165 million in construction financing via Blue Vista Capital Management. In total the development will include around 555 residential apartment units, and 105 of condominiums units, and approximately 510 parking spaces. The center of the development will focus on the renovation and adaptive reuse of the existing St. Gabriel's Monastery and Church.

Demo Permit Application Filed for Kilmarnock Street Development Cabot, Cabot, & Forbes has filed an application with the Boston Landmark's Commission for the demolition of two commercial buildings and two garages 60, 67-75, and 70-80 Kilmarnock Street and 59-75 Queensbury Street.  The demo will make way for the proposed new mixed-use development to include around 443 residential units in two buildings. The proposed project will also include 250 below-grade and surface parking spaces.

Renovations Continue at St. Gabriel's Monastery in Brighton Renovations of the Boston Landmark building St. Gabriel's Monastery continue for the redevelopment of the 11.6 acre site in Brighton.  The historic monastery originally built in 1909 will be converted to 27 rental units. An additional 4 new buildings will be constructed on the site to include another 524 apartments and 105 condos. The plans also call for 510 parking spaces and improvements to the landscaping and open space, around 7 acres on the site. The development will include 85 affordable housing units and 13 workforce housing units.

11.84 Acres Acquired in Cambridge Cabot, Cabot, and Forbes has acquired 11.84-acres of land at Mooney Street and Smith Place in Cambridge for $77.8 million. The property features 8 adjacent warehouse properties that are positioned along the MBTA Commuter Rail (Fitchburg Line) and a short distance from Alewife Station.


120 Commerce Way

Woburn Development Site AcquiredCabot, Cabot, and Forbes have acquired the property at 120 Commerce Way in Woburn, MA for $12.442 million. The property currently features the Fitzgerald Tile Building, a 53,600 square-foot 1 story industrial warehouse that sits on a 3.42-acre parcel.The planned development at 120 Commerce Way is a 289-unit luxury multifamily housing development that includes 9,390 square-feet of commercial restaurant and retail space on the ground floor. The 6-story building will include 29 affordable units as well.

The project consists of the construction of two five-story high new 400 Residential units, referred to as building two and three. Building two has a maximum footprint of 28 200 square-feet and building three has 37 500 square-feet. The first floor consists of parking in building two and residential units in building three. and residential and amenity spaces on the second floor through 5th floorsPer the project's Expanded Project Notification Form (EPNF), resident amenities could include "a fitness center, indoor basketball court, common lounges, kitchens, games room, café, outdoor pool, outdoor grills, and a generous amount of hard and soft landscaped areas." A total of approximately 395 parking spaces would be constructed on site.

400 new residential units proposed for Boston Cab property in Fenway Cabot, Cabot & Forbes (CCF) and CIM Group, who acquired the 2.16-acre Boston Cab property in the Fenway neighborhood for $51 million last summer, propose to construct two buildings totaling 380,000 square feet on the site featuring approximately 400 residential units. The buildings would be separated by Kilmarnock Street and would feature ground-floor retail space, as well as landscaped areas and other amenities and services for residents. Approximately 300 parking spaces would be located on site both at and below grade. CCF and CIM have filed a Letter of Intent (LOI) with the Boston Planning & Development Agency (BPDA), formally starting the project’s official review process. The proponents anticipate filing an Expanded Project Notification Form (EPNF) with additional details in the coming weeks.
