$38M Building Permit Pulled for Brighton Mixed-Use Project
Callahan Construction has pulled a building permit valued at $38M to begin work on the mixed-use project approved for 5 Washington Street in Brighton. An existing commercial office building and gas station will be demolished to make way for a 5-story building to include around 108 apartments and 12,5000 square feet of retail space.

Ecofriendly Development Resumes Work After Construction Shutdown During Pandemic
Callahan has announced construction of the Squirrelwood Apartments, a 12-building, 88-unit affordable housing development located in Cambridge, MA, has resumed after a temporary shutdown due to the COVID-19 pandemic. The project is progressing rapidly and is poised to be completed in 2021.
Owned by Just-A-Start Corporation, Callahan and Davis Square Architects are renovating the ten existing buildings and executing the design and construction of two new infill buildings, along with the construction of an addition to an existing building. The new construction is targeting Energy Star and Passive House standards.

We’re excited that Callahan has resumed construction on the project, with procedures in place to minimize health risks during the pandemic. While following all COVID-19 protocols, and temporarily shutting down the construction site, Callahan and their subcontractors have now resumed work, and are in the demolition and rough installation phase of two (2) buildings undergoing renovations. Callahan is also in the rough installation phase in one (1) new infill building and is working on the foundation of the second new building. The installation of siding and windows will begin in the coming weeks on the first new infill building while framing delivery is planned for the second.
“Squirrelwood was shut down for just over two months due to the COVID-19 construction moratorium in Cambridge. Now that the project has reopened, momentum is ramping back up with close attention to the safety requirements needed to keep all personnel safe,” stated Jessica Anthony, Project Executive at Callahan. “The team is excited to be making progress again and is taking an enthusiastic approach to working in the new normal.”
The Squirrelwood project consists of two existing affordable housing projects: Linwood Court and Squirrel Brand Apartments. Linwood Court includes eight (8) buildings with 45 residential units that are undergoing renovation. Upgrades to existing units include kitchen and bathroom remodels, new flooring and windows throughout, and updates to all exterior facades, including brick repointing, new siding, insulation, and roofing. Residents have been temporarily relocated to other units throughout the property while their homes are under construction. The Squirrel Brand project, which is listed on the state historic register, consists of 20 residential units in two (2) buildings. The interior will undergo light upgrades to existing units, including select kitchen and bath remodels and new flooring. The exterior will be repointed, and the historic windows will be refurbished.
The two (2) new infill buildings, along with the addition, will offer an additional 23 units to the development. The largest infill building is being built to Passive House building standards, ensuring maximum energy efficiency and resident comfort. Passive House construction adheres to five building-science principals: continuous insulation throughout the entire envelope without thermal bridging, an airtight building envelope preventing loss of conditioned air and infiltration of outside air, high-performance windows and doors that manage solar energy for maximized heating and minimized overheating during cooling seasons, energy recovery ventilation, and a minimal space conditioning system. The other infill construction will meet Energy Star standards.

$1.15M Plumbing Permit Pulled for Revere Multi-Family
MacCormack Plumbing has pulled a permit valued at $1,152,000 for 50 Ocean Avenue, the rear building at Ryder. The Ocean Ave. building will include 73 units along with 38 parking spaces. The larger building within the development along Ocean Avenue will include 127 apartments. The project will also feature a 4,000 square-foot restaurant and a series of arcade/retail spaces covering 1,600 square feet.

Construction Remains on Schedule for Transit-Oriented Development in North Quincy
Callahan Construction Managers announces construction remains on schedule at The Abby, a transit-oriented development at the MBTA’s North Quincy Red Line stop. The project is approaching construction milestones including the completion of exterior finishes and façade work. The project is designed by ICON Architecture and developed in partnership by Bozzuto and Atlantic.
The new, mixed-use development will include three (3) apartment buildings with 610 units, 45,000 SF of retail space anchored by a Target store, a 1,314-space parking garage, including 852 parking spots for MBTA commuters.
Phase one (1) of construction remains on-time, even amidst the COVID-19 pandemic. Callahan has continued to work diligently on Building A, with the team finalizing the property’s exterior, and installing and painting windows and cabinets in the first block of units. The Abby’s garage also nears completion, with continued work on elevator installations. Foundations at the post-tension section of the amenity area of Building B are also underway.

The Abby aims to redevelop North Quincy Station by transforming a former bus depot and parking lot into a vibrant community that pays homage to the area’s rich history. Residents at The Abby at North Quincy Station will have access to many luxury amenities including two outdoor courtyards, pool deck, club lounge, entertainment kitchen, dog spa, bike fix-it shop, and a fitness center with active group fitness and studio areas.

The residential portion of the project will be delivered over two phases, with the first units available for occupancy in May of 2021 and the second phase in January 2022. The entire North Quincy Station Redevelopment project is scheduled to be completed by Spring 2022.

Construction to Kick Off this Month for Lab/Office Project in Waltham
Construction of a new, state-of-the-art laboratory/office facility at 300 Third Avenue in Waltham is on track to begin in June 2020. When complete, the project is planned to be a 139,570 square foot first-class life science building prominently situated along Route 128.
300 Third Avenue will include four stories of parking and four stories of flexible and customizable office and laboratory space with a spacious penthouse for robust mechanicals. The building will have 35,000 square feet of rentable space per floor, with 441 on-site parking spaces. Colliers has arranged $59M in permanent financing for One North of Boston II. The multi-family building, completed in 2016 features 222 modern apartments along with a full suite of resident amenities. Construction Continues at Luxury Waterfront Apartment Complex in Lynn North Shore
Construction continues at Breakwater in Lynn, MA, The Dolben Company's future luxury waterfront apartment complex, with HDS Architecture serving as the architect. Callahan’s construction team has started to oversee the structural steel construction, with wood framing scheduled to start in June. The project remains on-schedule despite the COVID-19 pandemic.
The multifamily development will include 331 apartments in two buildings with a total of 481,201 square feet, as well as on-site below grade and on-grade parking. In addition to spectacular waterfront views, Breakwater will feature many high-end amenities such as two, waterfront, third-floor outdoor amenity decks/courtyards, a fitness center, game room, pet wash, and outdoor fire pit. There will also be a harborwalk along the waterfront, which will be available for public use.
The Breakwater apartment complex, which overlooks Lynn Harbor, will completely transform a section of real estate previously vacated for more than 35 years. The Breakwater project received two major grants from the State of Massachusetts. The first grant is an $1,000,000 infrastructure grant from the Seaport Economic Council for improvements to the seawall, to ensure the harbor is a viable place to live for years to come. The second grant is from MassWorks to help with traffic on the Lynnway, a busy highway that connects Lynn to Boston.

Construction continues on The Abby at the North Quincy MBTA Station. The project will consist of three connected buildings offering 610 luxury apartments and 45,000 square feet of retail. The first phase of the project set to be complete this summer is the parking garage, which will offer 1,314 spaces in total, 852 for MBTA commuters and 462 for residents. Final Touches Wrapping Up for The Cove Hingham
