New Plans Unveiled for Allston Square City Realty has unveiled the new design for its exciting redevelopment project, Allston Square.  Incorporating the desires and goals of the local community, the project will revitalize the intersection which serves as the gateway to Allston-Brighton while maintaining the history that makes the neighborhood special. Allston Square will transform a vacant and underutilized stretch of industrial warehouses and parking lots into a vibrant town square of housing, retail, public art and open space connected throughout the project. “We worked very closely with the community to design a project that will be an asset to the community for generations to come,” said Josh Fetterman, Director of Project Development at City Realty.  “By connecting bold new design with the historic character of the neighborhood, our goal is to create a project that reflects Allston-Brighton storied history and exciting future.”  The proposed Allston Square development consists of six buildings situated around the prominent intersection of Cambridge Street and Harvard Avenue.  The project will redefine an abandoned industrial corridor while providing new housing stock and an invigorating commercial environment, allowing residents to live, shop and dine all within Allston Square.  The design plan will incorporate the preservation of two classic buildings: Allston Hall at 4 Braintree St. and the Allen Building, the former headquarters of Jack Young Auto Parts at 334 Cambridge St. Allston Hall will return to its role as a community gathering space, with ground-floor retail topped by one of kind loft apartments.  The Allen Building will be revitalized, converting from a patchwork warehouse back into beautiful homes while continuing the iconic yellow brick rowhouse style in a brand new addition. The remaining sites will feature four new buildings along with many public improvements, including more than 10,000 square feet of additional street-level open space, outdoor communal gathering spaces, more than 6,000 square feet of additional sidewalk, more than 9,000 square feet of public art space, and the introduction of more than 46 new street trees in an area that previously had only one.  These public improvements combined with more than 22,000 square feet of new retail space will make Allston Square an active and energetic streetscape for residents and the surrounding communities. Allston Square will create 341 units of housing, including 341 condominium units and 104 rental apartments.  The units will be a mixture of studios, one-bedrooms, two-bedrooms, and three-bedrooms along with several Live/Work units along the ground floor.  The project is perfectly situated for a myriad of transit options. Allston Square is a short walk to the Boston Landing MBTA Commuter Rail Station and the MBTA Green Line, and is located directly along several major MBTA bus routes as well as the Mass Pike. In addition, the project will feature storage for 300 bicycles.

Plumbing Permit Pulled for Tempo JP A plumbing permit has been pulled for the upcoming luxury condo project, Tempo along Washington Street in JP. The building will feature 39 condos along with 2,560 square feet of ground-floor retail space. Tempo is located in busy Egelston Square, just across from the street from the nearly complete 3200 Washington Street.   

1785 Columbus Avenue

Steel Framing Nearly Complete for 1785 Columbus Avenue Steel framing has reached what will be the top (7th floor) of the upcoming office building at 1785 Columbus Ave. The project will feature over 139,000 square feet of office space with around 1,500 square feet of ground-floor retail. The 2nd and 3rd floors of the building will be used by Horizons for Homeless Children for childcare and administration. The building replaced a vacant warehouse and auto body shop formerly on the Roxbury site.

The new building will include 29 condos as well as over 1000 square feet of ground floor allocated for retail space. Building Permit Issued for Notre Dame Ed Center Project A building permit has been issued for the upcoming project at 200 Old Colony Avenue in South Boston near Andrew Square. The project calls for a new 6-story building to feature 49 residential units along with 9,500 square feet of space on the first-floor to be donated to the sisters of Notre Dame de Namur (original owners of the property) to use for adult education. An at grade parking garage will also be included in the project to hold 31 vehicles.

BPDA Approves Mixed-Use Project in Maverick Square The Boston Planning Board has approved the nearly 375,000 square foot mixed-use project at 2-10 Maverick Square in East Boston. The developer, MG2 Group will build a 6-story building on the site to feature 2 commercial spaces and 25 residential units. Units will range in size from studios through three bedrooms. As the project is located adjacent to the Maverick Square MBTA station, no parking is included in the development.  

385 Pleasant Street

First units are expected to be complete this summer.
