MG2 Group has financed the property at 2 Ford Street in East Boston for $4.84M through MutualOne Bank. Currently, a proposal is under review for the site to construct a new 4-story building that would include 27 residential units, 1,630 square feet of ground-floor retail, and 25 accessory off-street parking.

Window Install Underway for 100 Shawmut
Windows are going in at 100 Shawmut in the South End. The 13-story tower will include 138 luxury condos along with a small ground-floor cafe. Units ranging in size from studios through four bedrooms will offer high ceilings, white oak wood floors throughout, Silestone countertops, and state-of-the-art fully integrated appliances.

East Boston Condo Project Officially Breaks Ground
Gansett Ventures and City Realty have officially celebrated the groundbreaking for Mira, the mixed-use project coming to Border Street in East Boston. The building will feature 64 modern condos along with retail space on the first floor that will include an East Boston Museum Gallery and a cafe concept. Mira will have a mix of one through three-bedroom units along with an array of amenities, including a large roof deck, 70+ bike storage spaces, resident lounge, work from home space, and state-of-the-art fitness center. Construction is expected to last through summer 2021.

Demo Complete for Watertown Condo Project

BDPA Approves Change of Ownership for Walk Hill Residences
During May's virtual BPDA meeting, the board approved the change of ownership for the approved Walk Hill Residences project. New owners, JBBM Realty trust acquired the project in September 2019 for $4.2M. The development is set to include 106 residential units with 126 parking spaces.

Kaplan Construction Will Build Out Horizons for Homeless Children HQ
Kaplan Construction has been selected to build a 40,000 SF childcare center and headquarters for Horizons for Homeless Children, a nonprofit organization dedicated to improving the lives of young homeless children and their families. Construction is expected to start later this spring and be completed in early 2021.
The new early childhood center will consolidate three existing childcare centers into one. Serving 225 children ranging in age from two months to five years, it will include a STEAM (science, technology, engineering, and math) activity space, a family library and literacy center, flexible community and training space, and an art room. Indoor and outdoor spaces will incorporate trauma-informed design strategies to better serve children and families living in difficult situations. Two outdoor play areas totaling 10,000 SF were designed with the help of an occupational therapist and will be constructed on dedicated above-ground surfaces. Kaplan will only be able to access the roof from street level and will take on the added challenge of having to clear a 10-foot-high wall over the roof’s parapet.
The early childhood center will be a part of the 140,000 SF Horizons Center, a unique public/private joint venture that will create a single and accessible home for social services agencies dedicated to transforming the education, health, and well-being of at-risk children and families in Boston.
