Brighton Condo Project Approved
BPDA has approved the 49 unit condo project at 50 Leo Birmingham Parkway in Brighton. The project, just a few blocks from the Boston Landing, will also feature bike storage and 52 parking spaces.
New Plans Unveiled for Allston Square
City Realty has unveiled the new design for its exciting redevelopment project, Allston Square. Incorporating the desires and goals of the local community, the project will revitalize the intersection which serves as the gateway to Allston-Brighton while maintaining the history that makes the neighborhood special. Allston Square will transform a vacant and underutilized stretch of industrial warehouses and parking lots into a vibrant town square of housing, retail, public art and open space connected throughout the project.
“We worked very closely with the community to design a project that will be an asset to the community for generations to come,” said Josh Fetterman, Director of Project Development at City Realty. “By connecting bold new design with the historic character of the neighborhood, our goal is to create a project that reflects Allston-Brighton storied history and exciting future.”
The proposed Allston Square development consists of six buildings situated around the prominent intersection of Cambridge Street and Harvard Avenue. The project will redefine an abandoned industrial corridor while providing new housing stock and an invigorating commercial environment, allowing residents to live, shop and dine all within Allston Square. The design plan will incorporate the preservation of two classic buildings: Allston Hall at 4 Braintree St. and the Allen Building, the former headquarters of Jack Young Auto Parts at 334 Cambridge St. Allston Hall will return to its role as a community gathering space, with ground-floor retail topped by one of kind loft apartments. The Allen Building will be revitalized, converting from a patchwork warehouse back into beautiful homes while continuing the iconic yellow brick rowhouse style in a brand new addition.
The remaining sites will feature four new buildings along with many public improvements, including more than 10,000 square feet of additional street-level open space, outdoor communal gathering spaces, more than 6,000 square feet of additional sidewalk, more than 9,000 square feet of public art space, and the introduction of more than 46 new street trees in an area that previously had only one. These public improvements combined with more than 22,000 square feet of new retail space will make Allston Square an active and energetic streetscape for residents and the surrounding communities.
Allston Square will create 341 units of housing, including 341 condominium units and 104 rental apartments. The units will be a mixture of studios, one-bedrooms, two-bedrooms, and three-bedrooms along with several Live/Work units along the ground floor. The project is perfectly situated for a myriad of transit options. Allston Square is a short walk to the Boston Landing MBTA Commuter Rail Station and the MBTA Green Line, and is located directly along several major MBTA bus routes as well as the Mass Pike. In addition, the project will feature storage for 300 bicycles.
Plumbing Permit Pulled for Tempo JP
A plumbing permit has been pulled for the upcoming luxury condo project, Tempo along Washington Street in JP. The building will feature 39 condos along with 2,560 square feet of ground-floor retail space. Tempo is located in busy Egelston Square, just across from the street from the nearly complete 3200 Washington Street.
Siding Work Is Being Finished for The Saybrook in Brighton
Siding install is almost finished for The Saybrook at 212-214 Market Street in Brighton. The new building will include 29 condos as well as over 1000 square feet of ground floor allocated for retail space. The residence will also include a fitness center, storage areas, and 32 parking spaces.
Frame Construction Begins for The Stonybrook in JP
Framing has started for the upcoming 40 unit condo project The Stonybrook in Jamaica Plain. Across Egelston Square from 3200 Washington Street, also under construction, The Stonybrook will feature a mix of studio, 1, 2, and 3 bedroom units along with parking for 20 cars. The ground floor of the building will feature 3 retail spaces.
Siding Progressing for The Saybrook in Brighton
Siding install is moving forward for The Saybrook along Market Street in Brighton, just a few blocks from Boston Landing. The new building will include 29 condos along with 1,045 square feet of ground floor retail and parking for 32 cars. The residences will feature luxurious finishes including Jenn-Air appliances, custom cabinetry, quartz counters, and Ann Sacks designer tile.
Residential Development in Brighton Under Review
The proposed project at 50 Leo M. Birmingham Parkway is now under official review.
City Realty Boston proposes to raze the existing mixed-use structure at 50 Leo M. Birmingham Parkway, and erect a six story residential building totaling approximately 48,645 gross square feet inclusive of fifty-three condominium units, fifty parking spaces, and a bike storage/repair room on the ground-floor.
Jamaica Plain Development Approved
The project at 3371-3375 Washington Street & 197-201 Green Street has been approved by the BPDA.
Approved two-building, 63,875 square foot mixed-use development featuring approximately 58 apartment residences, 1,730 square feet of retail and 33 resident parking spaces. A total of 2 studio, 25 one-bedroom, 16 two-bedroom, and 15 three-bedroom residences will be constructed.
The first building, approximately 31,660 square feet in size and located at 3371-3375 Washington Street, will accommodate 33 residences, 850 square feet of retail and 20 interior parking spaces.
The second building, approximately 32,125 square feet in size and located at 197-201 Green Street, will accommodate 25 residences, 880 square feet of retail and 13 interior parking spaces.
Window Install Progressing for The Saybrook in Brighton
Most windows are in place and exterior work is progressing for The Saybrook in Brighton at 212 Market Street. The 29 unit luxury condo development will also include 1,000 square feet of ground-floor retail space, just a short walk from Boston Landing. Resident amenities will include a fitness center, garage parking, bike storage, and private storage areas.
Site Work Underway for The Stonybrook in JP
Site work is underway for The Stonybrook and upcoming mixed-use project along Washington Street in Egelston Square. The building is set to include 40 condos along with 3 ground floor retail spaces totaling just over 2,500 square feet. Units will range in size from studios up through 3 bedrooms. There will also be parking for 20 cars on site.
Framing Ongoing for The Saybrook in Brighton
Framing is rising for the upcoming 29 unit condo building along Market Street in Brighton just a few blocks from Boston Landing. The project will include a mix of one, two and three bedroom homes, over half with exterior decks. On the ground floor of the building will be a 1000sf commercial space along with parking for 32 cars.
Allston Property Acquired for $6.695 Million
City Realty has acquired the property at 76 Ashford Street in Allston for $6.695 million.
The property features an 18,780 square foot industrial building sitting on a .82-acre parcel next to multiple BU athletic facilities. The single-story building was built in 1945 and was last altered in 1980.
