35 Unit Residential Project Under Review in Brighton The development project proposed for 249 Corey Road at the border of Brighton and Brookline is now under review. The project site sits in both the City of Boston and the Town of Brookline, including a parcel of approximately 16,685 square feet in Brighton neighborhood and approximately 1,265 square feet in Brookline. On the Boston parcel, the plans call for a new 4-story 35 unit building to include parking for 34 cars. The Brookline site would be sub-divided into two separate lots and redeveloped with two new single-family homes.


135 Dudley Street

PNF Submitted for 135 Dudley St. Project The proposed mixed-use project at 135 Dudley Street is now under review. Plans call for a 2 building development to feature 160 housing units, 15,512 square feet of street-level commercial space, a restaurant flexible space, tenant amenities, art space, and a parking garage for approximately 270 vehicles. Office space on the ground floor will be provided rent-free for 10 years for the Boston Chapter of the NAACP. The larger of the two buildings consists of a mix of one hundred and five one, two- and three-bedroom condominium units. The second building houses fifty-five rental units. The public face of the building facing Dudley Street will include commercial storefronts to bolster the Dudley Square commercial district. Two residential lobbies are prominently located – one in the center of the frontage, and one at the public park (east) end of the site with direct access to the public sidewalks. A multistory garage will be located at the rear of the site.

47 Unit Project Under Review in Hyde Park Disipio Building Group has proposed a 4-story mixed-use project at 99-105 Fairmount Avenue in Hyde Park. The new building would replace, 4, 2-family homes Disipio built on the site in 2004. Plans call for 47 rental units, a mix of studios, 1, and 2 bedrooms, along with 2 ground floor commercial spaces and 33 below-grade parking spaces. 


780 American Legion Highway

780 American Legion Highway Under Review The proposed mixed-use project at 780 American Legion Highway in Roslindale is now under review. The project would include two new buildings: a behavioral and clinical health facility with 22 units of supported housing for youths who are aging out of the Commonwealth’s foster care system, and 93 housing units. The housing units would be a mix of workforce rental units, and owner-occupied townhouse condominium units. When complete, the overall development will provide a new state of the art replacement offices for the Home for Little Wanderers as well as expanded clinical facilities for the Dimock Street Neighborhood Health Center. Plans call for the project to be built in phases over three to four years. The mixed-use clinical facility and affordable residences would be constructed first followed by relocating the existing HFLW building into the new clinical facility and the demolition and construction of the 93 new multi-family units. 


135 Dudley Street

LOI Filed for 200K SF Mixed-Use Project at 135 Dudley St. in Roxbury Cruz Development has filed an LOI for a two-building, mixed-use project at 135 Dudley Street in Roxbury. The project would include 150 housing units, a mix of affordable and market-rate housing options, both apartments and condos. On the ground floor of the buildings would be over 10,000 square feet of commercial space, including an office space that the developer will lease, rent-free, to the Boston Chapter of the NAACP for 10 years. A parking garage for approximately 245 vehicles will also be included in the plans.
