Building Permit Pulled for 400 Belgrade Project A building permit has been pulled by project architect Nunes Trabucco to begin work on the 400 Belgrade project in West Roxbury. The $1.8M permit calls for the demo of the former gas station on the site and then the construction of a new 4-story 18 unit building. An underground parking garage will also be built on-site with 33 resident vehicle spaces.

BPDA Approved 30 Unit Senior Housing Development in Mattapan The Boston Planning Board has approved the proposed development at 150 River Street in Mattapan. The development will feature 30 income-restricted senior housing apartments along with 1,500 square feet of community space and 12 parking spaces. The city-owned site, just a few blocks from both Lower Mills and Mattapan Square is currently vacant after a nursing home was demolished in 2013.

Approved plans for development on the site call for a 5-story mixed-use project to feature 3 commercial spaces along with 39 residential units. The residential units have been designed per Boston's new compact living guidelines.

Hyde Park Site Preps for Demo: Permit Pulled to Shut Off Gas Service to 11 Dana Ave. A permit has been pulled to cut off the gas to the existing building at 11 Dana Ave. in Hyde Park to prep for demo. The upcoming demo will make way for a new construction mixed-use building that was approved in March. The new project will include 24 residential units (all 2 bedrooms) along with 300 square feet of ground-floor commercial space.  The site is located just steps from the Hyde Park Commuter Rail Station.

500 Talbot Ave in Dorchester Refinanced for $2.4M The approved mixed-use development at 500 Talbot Avenue in Dorchester has been refinanced for $2.4M. The project, just steps from Ashmont Station, is set to feature 40 residential units along with 3,000 square feet of retail space and a 1,815-square-foot space allocated for the existing church on site. Financing for the project was arranged by FinanceBoston a Boston based real estate capital advisory firm. “This closing was completed by providing high leverage financing for our client, allowing for minimal cash equity from the developer, “ said Doug Landry, Principal at FinanceBoston. “We are looking forward to obtaining the permits and assisting with the ultimate vertical construction of the asset next year."

The development will include 40 residential units along with 3,000 square feet of ground-floor space. The project also includes an additional 1,800 square feet of space for the church currently on the project site.  500 Talbot Avenue is located a short walk to the MBTA Red Line and multiple buses at Ashmont Station.

Mixed Use Project Proposed in Mattapan 1301 Wellington LLC has proposed a new 6-story, mixed-use (residential and commercial) building on a 16,476 square foot site on the corner of Blue Hill Avenue and Wellington Hill Avenue. The site is currently used as a parking lot. The proposed 49,745 square foot building is comprised of a 1st Floor residential lobby, 3-commercial units, building occupant parking (for both cars and bicycles), a loading bay and support space for building utilities. The second-sixth floors will feature 44-Dwelling units.

The Residences at Hyde Park Station Approved The development at 11 Dana Street in Boston's Hyde Park neighborhood have been approved. The approved project consists of the re-development of a 14,322 square-foot lot at 11 Dana Avenue in Hyde Park. This construction of a new 4-story building with roof decks will include 24 2-bedroom residential units (8 units on each of the 3 upper floors) with a residential entry lobby, service spaces, and a 300 square foot commercial office space on the ground level. Parking is provided partially below grade and accessed via a ramp from Dana Avenue. 24 parking spaces are provided (one per residential unit) with half of the total number of spaces stacked using a mechanical stacking system. Additionally, 39 bicycle parking spaces are provided in the basement (accessible by elevator).
