Site and Foundation Work Underway for First Building at Boynton Yards
Site and foundation work on 101 South Street at Boynton Yards is well underway just a few months after the project was financed for $140M. The Class A speculative lab building will feature 290,000 square feet of space aimed at emerging life sciences companies. The building will also include four levels of underground parking and ground-floor retail and community arts spaces.
Located adjacent to Union Square, the City of Somerville plans for Boynton Yards to be redeveloped into a vibrant, mixed-use district benefitting from the new Green Line Station expected to open in 2021.

Building Permit Granted for New Jaguar Land Rover Dealership on Comm. Ave.
A building permit has been granted for the construction of the new 3-story Jaguar and Land Rover dealership at 1188 Commonwealth Avenue in Allston. The existing Herb Chambers Infiniti and Honda buildings on the site will be demolished to make way for the sleek new building that will include showroom space along with service bays and vehicle storage.

The Class A speculative lab building at Boynton Yards has been financed via Bank OZK for $140 million.
The 290,000 square foot building will match the quality of newly constructed buildings in Kendall Square/East Cambridge and will provide state-of-the-art lab space geared towards emerging life science companies. The project will also include four levels of underground parking and first floor retail and community arts spaces.

PEAK Files LOI to Renovate The Langham Hotel
The proposed project includes the refurbishment of all 317 guest rooms (including repurposing 5 rooms into a club lounge), a renovated ground floor lobby area, upgraded conference facilities, a new ballroom, and restyled restaurants.
The hotel is located in planned development area number 11. Except for the replacement of awnings and canopies on Pearl Street and Franklin Street and some additional cosmetic work to the exterior of the building such a new lighting, new signage, and alterations to certain exterior windows, all of the work for the proposed project will be undertaken within the existing footprint of the hotel building and without any increase to the height of the building or gross floor area for the hotel.
The Langham Hotel Boston is a luxury hotel in a historic building located at 250 Franklin Street in the financial district of Boston. Constructed in 1922, with a 1953 addition, the architecturally significant structure was the first Federal Reserve Bank of Boston and designated a Boston Landmark in 1978. The hotel has received a four-star rating from Forbes and a four-diamond rating from AAA.

Renovated, Historic Buildings at One Milk Street Now Leasing
The repositioning of One Milk Street is nearly complete with newly renovated office and retail space available for lease. The project consists of two buildings both with a rich history. The Franklin Building, located at 17 Milk Street, was built in 1874, housed the Boston Post newspaper until 1905 and is also known as the site of Benjamin Franklin's birth. The Transcript Building, at 322 Washington Street, was completed in 1873 and was home to the Boston Evening Transcript.
Retail space is located on One Milk Street’s ground floor, with office spaces on the second through sixth floors. Available office space ranges from 2,856 to 28,775 square feet and features high ceilings, exposed brick, and large windows.

The renovation of One Milk Street in the heart of Downtown Crossing is nearing completion with windows in place for first floor retail space and interior work being completed on the upper floors that will house office space. The renovation of the 45,000 sf building also includes a new HVAC, roof, and electrical systems.

UMass Boston Opens First Residence Hall
UMass Boston celebrated the opening of their first-ever residence hall with a ribbon cutting earlier this week (Tuesday, 8/28). The $120 million project will house 1077 students, who will start moving in this weekend. The 260,000-square-foot complex also features study lounges, a dining commons and seminar rooms.

Renovations Continue at Myles Standish HallConstruction continues on the East Half of Myles Proper and the Annex at Boston University’s Myles Standish Hall. The renovation of Myles Standish Hall is designed to improve the undergraduate residential life experience for 730 students. Leveraging BU’s previous investment in the Yawkey Center for Student Services at 100 Bay State Road, the goal is to create an East Campus undergraduate community space that activates the Beacon Street streetscape.The project remains on schedule using Touchplan, a construction software that allows developers to plan, implement, and monitor projects in their entirety. The innovative software gives developers the ability to see the full spectrum of their project down to every last detail. Touchplan has let developers keep their projects on or ahead of time leading to lower costs and more efficient construction.

Night Moves: Night Shift Opening Lovejoy Wharf LocationEverett-based, Night Shift, a locally loved and award-winning micro-brewery plans on opening a second location under the Converse Building at Lovejoy Wharf. As the North Station area continues to boom, with the Hub on Causeway and multiple mixed-use developments in the area, the brewery will be a welcomed addition.The upcoming brewpub will amass 12,000 square-feet of space at 1 Lovejoy Wharf and hopes that the additional location can continue to help establish them as a Boston brand. Seating will accommodate about 300 people and weather pending, people will have access to a waterfront patio that overlooks the Harborwalk Night Shift is excited about is the transit-oriented location, being right next to North Station and the MBTA.According to Eater Boston, Night Shift’s production manager Anna Jobe will manage the Lovejoy brewery’s 10-barrel brewing system, which has a capacity of about 2,500 barrels per year. The taproom is set to have 30 draft lines with the majority of the beers brewed on-site and only poured out of the Lovejoy facility.
