Worcester Multi-Family Receives $6.6M MHP Loan The Community Builders have closed on a $6,636,000 first mortgage loan from the Massachusetts Housing Partnership Fund for the Sever Square Apartments in Worcester. The 132 unit development was originally built in 1965 and recently underwent large scale renovations. Units range in size from 1 through 4 bedrooms with at least 54 residences designated affordable to residents earning at or below 60 percent of the area median income.

$1.55M Permit Pulled for Future Chefs Fit-Out at The Clarion in Dorchester Shawmut Design & Construction has pulled a permit valued at $1.55M for the fit-out of 5,700 square feet of ground-floor retail space at The Clarion in Dorchester. The space will be home to Future Chefs youth enrichment and culinary training program. The build-out will consist of a trade school and ground floor catering establishment with accessory offices.

The mixed-income community includes 78 apartments ranging in size from studios through 2 bedrooms. Amenities on-site include 2 community rooms, a pocket park, and a fitness center.

3368 Washington St. Project Will Get $5M in Linkage Payments At the January BPDA meeting, the board voted to approve $5M in housing linkage payments from One Congress at Bulfinch Crossing toward the approved development at 3368 Washington St. project. 3368 Washington will include 202 income-restricted apartments, 140 of which would be housing units with support services for men and women moving out of homelessness. The project will also 18,000 square feet of office space on the ground floor and community space and amenities for residents. 

125 Amory Street

Renovations Ongoing at 125 Amory Street Work is ongoing for the full-scale renovation of the 199-unit senior housing building at 125 Amory Street in JP.  Renovations will include improvements to all existing apartments within the 105-year-old building including new windows, new high-efficiency central heating and cooling, plus updated kitchens and bathroom. BHA administrative offices within the building will also be converted to 12 new affordable units.

CO Issued for A.O Flats  A certificate of occupancy has been issued for the A.O. Flats on Parcel U near the Forest Hills Station. The new building features 78 mixed-income apartment residences, 1,620 square feet of ground-floor retail, 1,040 square feet of community space and a 42-space underground parking garage.  Resident amenities offered at A.O. Flats include a fitness center, a common lounge and bicycle storage. Next door work is also underway on Phase B of the project that will create another 30 residential units, including 6 one-beds, 12 two-beds, and 12 three-bedroom.

200+ Unit Affordable Building Approved in JP The Community Builders in partnership with the Pine Street Inn have received approval from the BPDA to move forward with the project at 3368 Washington Street in Jamaica Plain. The approved project will include 202 income-restricted apartment homes, 140 of which would be housing units with support services for men and women moving out of homelessness. Plans also include 18,000 square feet of PSI office space on the ground floor and community space and amenities for residents. In addition, the project also offers approximately 60 vehicle parking spaces, 85 bicycle storage spaces, and 13,400 square feet of outdoor space.

CO Issued for The Clarion in Dorchester A certificate of occupancy has been issued for The Clarion in Dorchester. The building on Blue Hill Ave includes 6,100 square feet of ground-floor retail, 38 apartments (one and two bedrooms) and 32 parking spaces. Of the 38 units, 25 are affordable per DNDs RFP requirements and 5 others are designated as workforce housing affordable to households between 75 and 100% of AMI.

Interior Finishing Ongoing for A.O. Flats in JP Interior finishing and final exterior touches are underway for A.O. Flats near Forest Hills. The mixed-income community, featuring 78 apartments, is set to open in the coming months. Unit sizes include studios at around 450 square feet, 1 beds at 650-750 square feet, and 2 beds at 844-997 square feet. Community amenities will include a fitness center and bike storage.   

The Clarion

Facade Work Ongoing For The Clarion in Dorchester Facade work is ongoing for The Clarion in Dorchester on Blue Hill Ave. The exterior of the building, clad in masonry with metal window bays and cornices, is designed to mimic the traditional apartment buildings in this section of the neighborhood. The Clarion will bring 38 apartments along with over 6,000 square feet of ground-floor retail to these formerly vacant parcels.

3368 Washington Street

3386 Washington St. Officially Under Review The proposed 225 affordable unit project at 3386 Washington Street in Jamaica Plain is now under official review. A new 6-story building would replace the existing warehouse facility on the site owned by the Pine Street Inn to be developed in collaboration with The Community Builders. 140 units within the project would be designated for supportive housing for individuals served by PSI. The remaining 85 units will be available to households earning between 60% and 80% of area median income. After construction completion, Pine Street Inn will have a new office on-site for its case management staff and will provide intensive support services to the residents of the 140 supportive housing units. The design, by Boston-based RODE Architects, includes an estimated 18,000 square feet of PSI office space on the ground floor and, community space and amenities for residents. In addition, the plan offers approximately 60 parking spaces for vehicles, bike storage, and 13,400 square feet of outdoor space for residents.
