200+ Unit Affordable Building Approved in JP The Community Builders in partnership with the Pine Street Inn have received approval from the BPDA to move forward with the project at 3368 Washington Street in Jamaica Plain. The approved project will include 202 income-restricted apartment homes, 140 of which would be housing units with support services for men and women moving out of homelessness. Plans also include 18,000 square feet of PSI office space on the ground floor and community space and amenities for residents. In addition, the project also offers approximately 60 vehicle parking spaces, 85 bicycle storage spaces, and 13,400 square feet of outdoor space.

CO Issued for The Clarion in Dorchester A certificate of occupancy has been issued for The Clarion in Dorchester. The building on Blue Hill Ave includes 6,100 square feet of ground-floor retail, 38 apartments (one and two bedrooms) and 32 parking spaces. Of the 38 units, 25 are affordable per DNDs RFP requirements and 5 others are designated as workforce housing affordable to households between 75 and 100% of AMI.

Interior Finishing Ongoing for A.O. Flats in JP Interior finishing and final exterior touches are underway for A.O. Flats near Forest Hills. The mixed-income community, featuring 78 apartments, is set to open in the coming months. Unit sizes include studios at around 450 square feet, 1 beds at 650-750 square feet, and 2 beds at 844-997 square feet. Community amenities will include a fitness center and bike storage.

Facade Work Ongoing For The Clarion in Dorchester Facade work is ongoing for The Clarion in Dorchester on Blue Hill Ave. The exterior of the building, clad in masonry with metal window bays and cornices, is designed to mimic the traditional apartment buildings in this section of the neighborhood. The Clarion will bring 38 apartments along with over 6,000 square feet of ground-floor retail to these formerly vacant parcels.

3386 Washington St. Officially Under Review The proposed 225 affordable unit project at 3386 Washington Street in Jamaica Plain is now under official review. A new 6-story building would replace the existing warehouse facility on the site owned by the Pine Street Inn to be developed in collaboration with The Community Builders. 140 units within the project would be designated for supportive housing for individuals served by PSI. The remaining 85 units will be available to households earning between 60% and 80% of area median income. After construction completion, Pine Street Inn will have a new office on-site for its case management staff and will provide intensive support services to the residents of the 140 supportive housing units. The design, by Boston-based RODE Architects, includes an estimated 18,000 square feet of PSI office space on the ground floor and, community space and amenities for residents. In addition, the plan offers approximately 60 parking spaces for vehicles, bike storage, and 13,400 square feet of outdoor space for residents.

Facade Install Ongoing for A.O. Flats in JP Facade install is ongoing for A.O. Flats as part of the Parcel U Development just outside Forest Hills Station in Jamaica Plain. This part of the development will include 78 mixed-income apartments along with 1,620 square feet of ground-floor retail. The project will also feature 1,040 square feet of community space, a 42-space underground parking garage, and a fitness center.

The building will feature 38 residential units along with over 6,000 square feet of ground-floor retail. Of the 38 units, 25 will be designated affordable. Resident amenities will include a bike room, open green plaza and on-site parking for 32 cars.

225 Unit Income-Restricted Development Planned in JP The Community Builders a leading nonprofit developer of mixed-income housing has partnered with Pine Street Inn, New England’s largest homeless services agency, to build a mixed-use building at 3368 Washington Street, Jamaica Plain, the most significant project of its kind in Boston to date. The new building will replace the existing PSI warehouse/office building and proposes to create 225 income-restricted apartment homes, 140 of which would be housing units with support services for men and women moving out of homelessness. The design, by Boston-based RODE Architects, includes an estimated 18,000 square feet of PSI office space on the ground floor and community space and amenities for residents. In addition, the plan offers approximately 60 vehicle parking spaces, 85 bicycle storage spaces, and 13,400 square feet of outdoor space. Mayor Walsh commented on the proposal saying, “Our goal in Boston is simple: end chronic homelessness throughout our city, this proposal has the potential to get us even further to that goal.” I’ve included the full press release below with additional information. The development team hopes to have construction financing in place for the 2nd quarter of 2020 with construction beginning shortly thereafter.

Building Permit Granted for 125 Armory Street in JP A building permit has been granted for the upcoming renovation of 125 Armory Street in Jamaica Plain. Approved renovation of the existing 199-unit Amory Street affordable senior housing building, located on six acres steps from Egleston Square, and construction of approximately 353 mixed-income apartments across three new five-to-six-story buildings on site. Up to ten new affordable senior apartments would be added within the existing Amory Street Apartments. 135 apartments in the new buildings would be designated affordable, with the remaining 218 apartments offered at market rate.

Framing Reaches Full Height for The Clarion in Dorchester Framing has reached the fourth floor for The Clarion, the upcoming affordable housing development along Blue Hill Ave. in Dorchester. The project is set to include 38 apartments, a mix of one and two bedrooms, along with 32 parking spaces. There will also be over 6,000 square feet of ground-floor retail in the building and 5,000 square foot open space for a community park.
