Waypoint has been presenting development projects to Planning Boards and Zoning Boards for over 20 years.

Ed Champy, Principal at Waypoint is in charge of planning and permitting projects. Ed receive his Bachelor of Science Degree in Electrical Engineering in 1991 from the University of Massachusetts, Dartmouth MA. Among other accomplishments, Ed holds a General Contractors license in the state of Massachusetts and also an unrestricted low rise ABC license in the City of Boston.

East Boston Condo Project Officially Breaks Ground Gansett Ventures and City Realty have officially celebrated the groundbreaking for Mira, the mixed-use project coming to Border Street in East Boston. The building will feature 64 modern condos along with retail space on the first floor that will include an East Boston Museum Gallery and a cafe concept. Mira will have a mix of one through three-bedroom units along with an array of amenities, including a large roof deck, 70+ bike storage spaces, resident lounge, work from home space, and state-of-the-art fitness center. Construction is expected to last through summer 2021.  

90 Ocean Avenue

Framing Complete for 90 Ocean Ave. in Revere Wood framing is in place for the new 75 unit apartment building at 90 Ocean Avenue in Revere. The project will feature 1 & bedroom apartments, just a short walk from the Revere Beach MBTA Station. The 5-story building's roof will feature a common roof deck overlooking the ocean.

$21.6M Permit Pulled to Start Construction at Mira  A permit valued at $21.6M has been pulled to kick off construction of Mira in East Boston. The project along Border Street will feature 64 luxury condos with a common roof deck. The 6-story building will also include a parking garage with 42 spaces and a small commercial space on the ground floor.

21-35 West 2nd Street

$14.5M Building Permit Pulled for 21-35 W. 2nd Street A permit valued at $14.5M has been pulled to kick off construction for 21-35 West Second Street in South Boston. The upcoming 6-story building will feature 55 residential units and approximately 2,600 square feet of retail space. The project was approved in January 2019.  

11-19 Walley Street

Electrical & Fire Alarm Permits Pulled for 11-19 Walley Street Permits for both electrical and fire alarm install have been pulled for 11-19 Walley Street in East Boston. The new 4-story building will feature 38 apartments, a mix of one, two, and three bedrooms plus a 25 car garage. Amenities on-site will also include a fitness center, common room, and roof deck.

Site Clear for Mira In East Boston The site at 301 Border Street in East Boston is clear with site work underway for Mira, the upcoming condo project. The building will offer 64 luxury condos with ground-floor retail space. Amenities will include a yoga studio and gym plus an East Boston Museum Gallery. A ground-level interior parking facility will be built with 42 vehicle spaces, including several electric car charging stations.  

80 Terrace St.

Site Work Underway at 80 Terrace St. in Mission Hill Site work is underway for the upcoming 5-story mixed-use project at 80 Terrace Street in Mission Hill. The project will feature ground floor parking with 2nd-floor office space and 9 condo units on floors 3-5. The development will also include a common roof deck.

Trac 75

Trac 75 Refinanced for $25 Million Trac 75 in Allston has been refinanced for $25 million via Bank of America. The property was sold to Trac 75 LLC for $42.5 million in August of 2018. The property features a 93,000-square-foot mixed-use building located steps to Union Square and the Boston Landing development. Trac 75 features 80 rental residential apartments; 11 apartments are designated affordable. Apartments include studio, 1-, 2- and 3-bedroom configurations, ranging from 430 to 1,188 square feet in size.

Demo Permit Pulled for 301 Border St. Site in East Boston A demo permit has been pulled to remove 2 brick and concrete building at 310 Border Street in East Boston. The demo will make way for the 64 unit condo project that is approved for the site. Along with the new condos, the upcoming project will also include around 1,000 square feet of ground-floor retail plus parking for 42 cars.
